Property exceeded all our expectations
We have visited Orlando many times and we have never stayed in the same villa twice. Until now - would definitely stay here again!!!!
The photos online do not do the villa justice. Every room was beautifully furnished and had everything we needed.
The pool and lanai were in a great position, not overlooked and with plenty of sunshine.
All in all would definitely recommend and hope to return very soon.

Beautiful 5 bedroomed villa with superb facilities. It is located in a quiet and safe part of Kissimmee and is a 20 mins drive to all the major Disney attractions.
Booking was easy and the owners are very pleaant and helpful. The deposit was returned within 3 days of our return - superb customer care and service was given from start to finish. I would highly recommend this villa to all my friends and family - 5 star service and accommodation I cant fault it!

After a long delayed flight a bad start to the holiday ! we were over the moon to find the directions supplied were easy to follow as it was early hours in the morning . We was welcomed with this lovely spacious home .We found the description to be a true and accurate one . The pool area was private and very relaxing at any time of the day . The location was very good 10 mins from disney parks and close to the shops . We would definately recommend this villa to our family and friends .

We had a wonderful holiday in this lovely villa. The house was comfortable and cool as well as spacious, just like the pool and jacuzzi - great to get in to after a day at the parks. The villa is very well situated for the I4, within a 25 minute drive to SeaWorld, Universal and Florida Mall. Publix is nearly round the corner and Walmart is not far away either. Rob and Angie were always helpful and gave us some good advice on where was best to visit, Mount Dora especially. Our only regret about the villa is that were not there now. I would recommend this villa to anyone and would definitely consider staying there again.

This is a beautiful spacious villa and we felt right at home as soon as we walked in. It is clean and tidy and has all amenities u would expect and more. The pool was clean and warm which is great if your a wimp like me and the wildlife around kept our children entertained. its a very quiet peaceful location and close to a supermarket, restaurants and about 20 mins from the main attractions. We did not want to leave and would love to stay here again and would definitely recommend it to friends and family.

Very spacious and clean, and furnished to a good/high standard with comfortable beds, it has a great lounge/seating area and plenty of other areas to sit if you want some peace and quiet from other family and friends, located in a nice quiet area just off the I-4, not far from the 192. We had a problem with the Pool heating which was reported and acted upon quickly, the pool remained very cool for 4 days of the remainder of our stay. We were offered the use of the adjoining property for 2 days whilst it was empty, which compared to our pool was like a warm bath.
We were a two family group, 4 adults and 4 children and there was more than plenty of room for us all.

Thank you for a wonderful home to rent for our vacation. We have rented several homes in the past couple of years, and this one has been the best maintained and most inviting that we have stayed in. Everything we needed was at our fingertips. It was easy to find and within short driving distance to attractions/shopping/leisure in the Orlando/Kissimee Area. We were not able to control the air conditioning, which is the only negative item I can list - we are used to a comfort level of 70-74F, but it couldnt go any lower than 78F. We did contact the management company, but they were not able to change it. Other then that, we loved it!!

We had an amazing time in your vacation home, it was very beautifull. We enjoyed the pool and lots of sun chairs, and the bbq was good. The kitchen was huge great for 2 or more cooks in the kitchen. The location was great close to all groc. stores, shopping and disney. we had a super time. anna

WOW !!!! What a fantastic Villa to stay in, The villa was everything you wanted, we were a family of 6 all adults and loads of room, The villa had everything you needed to stay at home and cook or just chill out. The Pool & Spa was wonderful especially being able to swim and soak up the sun on Christmas day. When we arrived on the 20th December we open the front door only to be greeted with Christmas tree which was such a lovely personal touch together with bread, Milk & juice so we could make a cup of tea in the morning before going off to the local supermarket. We would recommend this to anyone, and as the previous guest had mentioned the pictures dont do it justice, The owners & mangers were so helpful and are always on the other end of a phone if there is any problems. We would not hesitate to come back and stay, Thank you so much for letting us stay in your lovely villa.

This is our 2nd visit to Rob & Angies villa and again we had a most wonderful time, the villa is extremely well presented with all that you need, loads of towels, bedding, the wash/laundry room is great as are the appliances there.
the pool and spa are very good and to relax in the spa after the long days at Disney etc was a blessing,
we loved the area also very quiet and peaceful but close to all that we needed.
We hope to be able to return again soon and look forward to being in sunny Florida again We reccommend this or any of Robs villas and also we found Rob to be very helpful with makeing the booking system simple for us.

Wow!! what a villa from the moment that we opened the front door, we were amazed by the size of every room, The villa had all that we needed for our party of 6 and we could of had 10 people easily, there was so much room.
Each of the rooms are beautifully decorated and the kitchen had all we needed and more.Some of the photos on the web site do not do justice to the villa, you will be as we were extremely pleased that we had booked 509 Grand Reserve.
There were plenty of towels and bed linen for our stay (4weeks) and the washer/dryer were a really good.
we will be back in the future to 509 when we return to Florida.
The pool and spa are absolutely great, much larger than a lot of other villas that we have syated in before, and also very private.
From the villa to the attractions all between Disney 10 and Seaworld 20 and then Universal about 25 minutes away.
We found Rob to be very helpful with all aspects of the booking and also with getting us a great deal on car hire (ask him for a quote)

Thanks to you both Rob and Angela for letting us spend 3 fantastic weeks at your beautiful Florida home. This was our 7th trip to Florida in the past 10 years and we can honestly say that your villa was the best that we have ever stayed in. It had everything we needed and more and it really felt like a home from home. It is huge and every single room is beautifully decorated and the decor is in pristine condition.
We could not fault this villa on any single thing and the only downside was that we had to leave after our great holiday, made special by staying in such a great house in one of the best locations you can get. Disney really is just 10 minutes away!!
Once we have saved again we will definitely be going back and there is no doubt about where we will be staying.

Thank you Rob & Angela for allowing us to stay in your wonderful home. The villa was ideally located for Disney and the other theme parks are well within travelling distance. The property was very well maintained and well appointed. Every thing you need to make your stay enjoyable was at hand. The property is very large and we all had a first class holiday. I would definately recommend as a perfect base for a holiday in Florida.

It was easy to find from the airport and in a beautiful estate. When we arrived at the villa WOW !! It is very modern, clean, really well presented and had everything we needed, although I must say the photos do not do it justice as it is huge. It is by far the best villa we have ever stayed in and cant wait to book again. We stayed for 3 weeks and enjoyed the parks, the weather and had loads of fun in the pool every day especially the 3 boys. It was extremely quiet, just what we needed after a busy day. Rob phoned during our stay to check we had everything we needed, how many other villa owners would do that eh !!

We stayed at this beautiful home for most of Aug 2010. On arrival, we were very much appraciated with the little welcome pack after such a long journey! This very spacious home was also spotless, which is a very reasurring...it shows it is well maintained etc!
The villa is just as it describes on the web if not better! It is ideal for location...not too far from all the parks etc and is within a very peaceful area. The pool was a huge hit, especially with the boys! This home is extremely well equipped with everything anyone would need.
Rob and Angie were a delight to correspond with..nothing was too much trouble and the same could be said for the mangement, who live locally! Any hick-ups we had, sounds rediculous but like getting the TV to work (our stupidity), were delt with immediately. The Information Pack was also highly informative and came in very handy!
We were all sad to leave at the end of our holiday, and if we ever get to return to Florida, this villa will be our first choice.

Quiet semi-residential location with easy connections to main routes and good facilities nearby e.g. Publix supermarket. Near enough to main attractions yet far enough to feel a little peace from the traffic of the US192. Well specified villa with plenty of room and great pool / lanai area. Owners very friendly, efficient and helpful along with on-site property management.

we stayed at the villa in August, and would certainly recommend it. The location and setting are excellent, and the furnishings beautiful with every little detail thought of. This is complemented by the hugh pool and super hot tub. Our 4 children (12,9,8,and5) loved it, as did ourselves. Having previously owned our own villa for 5 years, and also having rented
several others, we can say that this is by far the best! Hope to return soon.

MY FAMILY AND MY GUESTS HAVE JUST RETURNED BACK FROM THIS VILLA. WE FOUND IT TO BE OUTSTANDING, EXACTLY AS THE PICTURES LOOK LIKE ON THE NET,WE FOUND COMFORT AND SECURITY DUE TO THE GATED ENTRANCE, THE POOL IS SUPERB OUR CHILDREN LOVED IT, NONE OF US WANTED LEAVE, THIS MY THIRD TIME IN FLORIDA, AND HAVE STAYED IN VILLAS BEFORE, BUT NONE AS GOOD AS THIS MY FAMILY AND I THOUGHT IT WAS PERFECT, AND WILL CERTAINLY BE RENTING IT AGAIN,IT IS ALSO CLOSER TO THE ATTRACTIONS THAN YOU THINK JUST 10 MINS DOWN THE OLD LAKE WILSON ROAD AND YOUR AMOUNGST ALL OF IT, ANYONE WHO RENTS THIS VILLA WILL NOT BE DISSAPOINTED. We enjoyed our stay. The house is well equipped with all the needs. Hot tub was great also. Everything is close by. You dont have to drive far for anything. Disney World and Universal Studios is close by also. Everything was better than what we expected.

Dear Robert and Angela,
I am writing to say a great big thank you for all of your help regarding our stay at 509 Grand Reseve Drive.
Our flights went really well through Continental (as recommended by you), making good time on outbound and return journeys. We were very pleased with the service they provided and the fact that they fly from Bristol is an huge added bonus.
The map you provided us with for travelling to the villa was fantastic and very clear (well it must have been, because it got us to the villa late at night with no problems at all!) and what a lovely feeling when we walked through the villa door - luxury!
Again your instructions re the gate code and door code were all very clear and easy to follow, thankyou.
We found our feet very quickly, using the pointers regarding shops etc that you provided us with.
Our holiday has been pretty much perfect having done everything that we planned to do and we wouldn't change a thing. While out at Magical Kingdom we even experienced a big storm, which was pretty impressive I must say thunder lightening and rain gallore. Other than that the weather was lovely, with some very hot sunny days-beautiful.
Rob, Beth, Lottie and myself would like to say a great big thank you again for letting us share your home, we thoroughly enjoyed coming back to the villa after busy days, or sometimes part way through the day, to relax in the pool/spa or comfortably in the lounge of this super villa.
We have some wonderful photos to put in albums along with great dvd memories to watch - certainly a holiday to remember.

We were stunned at the grandeur of this home but more so by the personal touches. There were child proof locks on the doors to the pool and all the littke accessories you normally dont find - right down to flotation devices for the kids. Also someone had obviouly pre-warmed the pool for our arrival. Well definitly be back.

fantastic villa. ( Have stayed in many in the USA) and would rate this one the best so far. The pool was gorgeous, warm and actually big enough to swim properly in. Ideally located for Disney and Publix. Overall we all had a fab time and would definetely return.

i would give this villa a 10 out of 10 it was amazing!!! the size of it socked me, it was well equipped with all the basic thinkgs to use to live. the pool was te best bit for me oo and the jacuzzi i would definately recommend it to a friend the description given was accurate but the pictures didnt really show how big the villa was
cant wait to go again we are going next year again looking forward to it !!!!!

found the property extremely comfortable and well equiped .Lovely pool and spa was a wow.Great location for Disney etc.Quiet and loved the wildlife.Best property we have stayed in.Would come again.Only downside was smoke alarms kept going off and the electricity.

the villa was so well equipped it blew all expectations. it was so clean and of such a high standard that we can't thank rob and ang enough for such a wonderful holiday. the layout of the villa is perfect for several families. we found that we didn't get under each others feet.the jaccuzi was to die for and we used it almost every day. even though the weather wasn't perfect ( a tornado only a few miles away) we were able to enjoy the luxury of this villa. the welcome pack was very useful on the evening of our arrival and this was a lovely addition. we have stayed for several times at another villa which we thought was good but this villa excedes all expectations. thanks to brian for his assistance when the electric went out after the tornado. a big thanks goes to rob and ang for such a wonderful villa holiday.

First stay in this villa (our fifth visit to Orlando, stayed at other villas owned by this couple). Excellent facilities, lovely pool, everything about the villa was great. 7 of us in total including 3 kids - lots of space for us all with huge bedrooms. Had a really smashing time, hoping to return ASAP. Owners and management company very friendly and helpful, cannot be faulted for the attention you receive. Location ideal and central for getting to places.

This is the best villa in Orlando, I have stayed in several, there were only 4 of us, two adults and 2 small children. I cannot rate this villa high enough. Pool was excellent, beatifully furnished, spotlessly clean and well maintained. The Owners are excellent and very helpful, this is a property to be proud of. If your looking for luxury, this is the villa for you. Grand Reserve is as accesible as any other villa community, if not better placed and easy to find. The villa was just like the web site pictures and all the rooms were bigger than we expected, and very tidy. We had everything we needed in the villa to allow us to eat in or out if need be. and all the facilties were easy to use.
There was plenty of local information in the villa, which meant we could start planning our days with out to much running around.
The welcome pack was a pleasant site, as we missed our connection which added another 2 hours on our travel day, and a cup of tea was just a kettle away (not a drive to the shops).
We had a slight hic up with the pool & BBQ gas, of which these were both dealt with promtly.
Great time had by all, hope to come over again soon.

Villa was superb, and exactly as described. This was a first for us renting a villa in Florida, & I would definitely go for this one again.
My only issue is that although it was a last minute booking, no access code for either entering the Grand Reserve security gate or to obtain the actual house key from the secure key code box was given out, which was a bit unerveing when we got there late at night, and had to rely on a neighbour to assist us, especially after a long delayed flight.
Apart from this, absolutely no complaints what so ever.

This property has everything you could wish for - much, much more than a holiday property. It was spacious, extremely well furnished and very comfortable. The pool and spa were very enjoyable and there were also plenty of shaded areas for anyone not wishing to be in the full sun. The Welcome Pack from the owner was a very thoughtful gesture. The location of the property made for an easy and fairly short drive to Orlando. We hope to return in the future.

We had a wonderful stay. The home is absolutely beautiful. The floor plan was perfect for as it provided privacy for all of us. We felt so at home...we were especially impressed with the interior decorating, pool and the intimacy with nature! The location was perfect to the theme parks and convention center. Thoroughly recommend! This is a lovely villa in a typical Florida gated community. We stayed for 2 weeks and it was great. The home is very nicely furnished and perfect for a family or a big group. Our group consisted of 9 people including 3 kids and it was perfect. The pool & spa were divine and it was fab having so many bathrooms (especially with kids!!). My only criticism is that it's a little way out, but hey - everyone drives so who cares! If you're looking for a combination of high quality accommodation and amenities - this is a great property at great value.
