We found the Villa a very nice place to stay, although not for the age of children we travelled with - 1,2 and 3 year olds.
It covered for all our needs, and the family who own it are most helpful.
We had hoped for a Garden area for the children to play around - unfortunatley this was a gravel / stone area - this would have provided so much more relaxation time and piece of mind had it even just been the fake grass.
The pool is great, although again, not for small children.
I would definately recommend the property to families with older children, or to a group of couples.
I lovely holiday all in all.

Property in a good location, quiet but still within walking distance to nissi avenue. Villa was very well equipped, especially the kitchen which had every utensil you could possibly need which is a huge help when you are self catering. The decor was nice and the villa was clean and having the stereo, tv and apple tv was fantastic, as well as the selec tion of DVDs. As a family with a 1 year old I would say the only down side was the garden. The gravel wasnt ideal for a toddler and theres a knack to closing the front door properly which could cause some safety issues. However, if we were not travelling with kids the garden would have been ideal, the pool was a nice temperature and the patio got the sun all day from about 9 am. Plenty of pool and garden furniture and we used the BBQ more than once. The airport transfers and car hire were competitive and we booked these through the villa management company. Overall, a fantastic holiday and I would definitely come again and recommend to friends and family.

I found the Villa spacious, comfortable and had all the mod cons available for use. It was well within walking distance from the resort but far enough away for privacy and quietness. The pool was good for its size and all the other facilities were excellent. Six of us had use of the villa it never felt one bit overcrowded. We definitely will return to Cyprus and in particular Villa Nashita...Home from home.

This Villa was superb the facilities were excellent with everything you could possibly need, whilst the location is a good walk from Nissi Avenue this compensated by the levels of peace and tranquility around the Villa. We all had a great relaxing time will consider going back. The only improvement I would suggest is an additional light at the rear of the propertyfor those balmy evenings sitting outside other than that perfect. If you are going to Nissi Ave try the food at the Sacramento Cheap, Plentiful and Delicious!! Barbara and Xenis will make you feel most welcome thier hospitality is fantastic Try it you will not be sorry

We were all very impressed with the villa and actually think it is better than the pictures show! Very clean. The facilities and equipment excellent.
The only problem we had was the taxi driver who did not know where the house was.

i work as a nurse and took my elderly disabled mother and my two children, late teens and early twenties, to this lovely villa. i thought it would be very hard work considering my mothers disability. the villa was exceptionally family friendly and we could all gather together to enjoy the facilities, and there was enough space for every member to enjoy there own space. the villa had bedrooms downstairs for my mother and myself so my mother did not have to climb the beautiful iron and marble stairway. the children enjoyed thier space and open balconies to there large independent bedrooms. this enabled us all to have a really restfull and peaceful time. the villa is set away from the hussle and bussle of aiya nappa yet near enough for my young adult children to have a ball in the thick of the night life and beautiful beaches. The villa had an air vent leakage and went down the back of the tv and over the electrical equiptment available. I was concerned and thought as it was near the end of season we would be blammed and charged for this. I called out the site management who promptly assisted. the site management were punctual, polite, helpful and we were reasured about not being resonsible for the leakage. both my son and daughter fell in love with cyprus and plan to go there to work next year. I found it to be a very safe place when considering taking disabled and young adults who fear no danger abroard. the local taxis provide extremely friendly drivers who quickly become aware of young tourists who get lost and need to go home giving encouraging local and fatherly advise. There is plentry of lovely eating places for luxury, leisurely and quick get aways. We also spent some days just laying around on sun lounges in the garden of the villa enjoying the peace. I would highly recommend this villa for anyone looking to have the best of both worlds and the safety of being able to let your chlidren explore another countrys culture..

This is a stunning property beautifully kept and with a well maintained swimming pool.On our arrival we found it lovely and clean,with plenty of towels and good clean linen on the beds.The villa is situated on the outskirts of AGIA NAPA but well in walking distance of the town.We arrived on a sunday and had been advised that Irene from the management company would visit us between 10 and 11am on the Monday.For some unexplained reason she didnt turn up and we wasted the full first morning of our holiday waiting for her.Luckily the nextdoor neighbour answered our intial questions.The main one was that there was no instructions in the villa to explain where to get rid of rubbish as these villas dont have outside rubbish bins.The only other problems we had was that we couldnt get any tv all week as the satellite connection on the box was broken.Also be aware that the iron doesnt heat up and only half of the toaster works.Otherwise this is a very well equipped villa with everything you could want.Just also be aware,unlike most apartments we have stayed in past guests have left basics like salt ,sugar,vinegar and other basic bits that arnt worth taking back home...not here everything is removed.SO think on if you want to use the dishwasher or washing machine make sure you have a few tablets/powder with you .Dont rely on supermarkets being open if you arrive on a sunday or evening there not !or wed afternoons lol.We would well recommend this villa plenty of space...just be watchful of the pool if you have small toddlers...a very quiet area even though the road down to is is unfinnished.All in all a brillaint place and a credit to the people upkeeping it but the management rep should have come and visited us when she said she would..

Top Class in every way!! If you have children of all ages and want to go to the best island in Europe look no further than Villa Nishita.
Beautifully designed Villa that makes your stay in Napa that bit better. My 5 year old already is asking to go back and its only been 2 days since we returned.
Would recommend to anyone of all ages.

The accommodation and facilities were of a very high standard. The location (a 10 minute walk into the edge of Ayia Napa) was also good but may not be suitable for everyone. The rooms were clean, airy and spacious. There were good sea views from the garden and upstairs room and balconies.

Villa was superb, very spacious and plenty of room. In our party we had six adults a four year old and a 13 month baby. In the main room there was a double for myself and my partner a sofa bed for our 4 year old and a cot for the baby, this still left us with plenty of room, more room than a studio apartment could offer. Everything is in the villa that you could ask for. Plenty of space around the pool area and a lovely pool. You can walk into town in 15 mins. We used to get a taxi home at night ( 6 to 10 euros ) depending on how many people. I would return here again and would reccomend it to anyone.

this is a great villa,about 20 min walk down to nissi beach.the villa is lovely,the street it is on is very quite,and easy to find,we hired a car for our 2 week hol,and it was worth it if you want to get out and about and see things,but we can not fault the villa ,everything you will need is there,also a very nice pool which is kept clean,i would reccommend it and would love to go again,i could not believe how big it was and how much room we had.the holiday was good and we enjoyed ourselves,i wish it was mine.

we found the villa very comfortable and well equipped, it was very spacious, although there were 6 people in our party we never felt on top of each other. there is very good views out to sea.
we tried most restaurants recommended and found all the meals were of a very high standard.
we found catering for ourselves and using supermarkets very expensive.
we found the TLC representative very helpful and when we decided to hire a car all it took was a phone call to sophia from TLC and everything was taken care of.
we would recommend villa nishita to anyone who likes to find a little quiet away from the nightlife but close enough if that is what you require.

The villa was of exceptional standard throughout. From the moment we booked the service was great and we felt looked after. As our travel date got closer we were contacted by both owner and managment company ensuring that all our needs were taken care of. The directions from the airport were spot on (we didn't get lost once).
The fixtures and fittings of the villa were first class throughout both inside and out. The layout of the villa would be great for both adult groups or famillies.
The location was also spot on close enough to town for food and entertainment but far enough away for peace and quiet and a good nights sleep.
Our party consisted of 6 adults and we all had a good time and not a bad word about the villa. If you are thinking of booking this villa do not hessitate book today.
Once again we were all impressed with the service from start to finish from both the owner and the managment company.

Our immediate impression when arriving at the villa was wow. The look of the villa was impressive from the outside. However this was nothing compared to what we saw when we entered the villa. The layout and equipment of the villa was excellent, the best we have experienced to date (we have been holidaying in private villa’s / apartments for the past 6 six years).
The location of the villa is exactly what we look for on holiday, close enough to walk to the centre but far enough to ensure peace and quiet.
Would you recommend it to other families

1. Plenty of space (nine people in our party, six adults and three children) both inside and outside of the villa.
2. Entertainment equipment (Sat tv, Music centre, PS2 and an excellent selec tion of DVDs and games provided everyone with plenty of entertainment during quiet nights in and throughout the day when having a break from the glorious weather.
3. Nice pool and sun bathing area.

On arrival at Villa Nishita, we were all so delighted that all our expectations were more than met. The Villa was extremely well equiped for all our needs and the proximity to the town centre was great and a perfect distance from all the hustle & bustle. The proximity to the Beach was wonderful also.
We went as a group of 3 couples and thoroughly enjoyed our stay. I would highly recommend this Villa for families, couples or groups alike.
From the time we booked this Villa to the time our wonderful stay was over, the communication and service were all excellent.

The photos didnt do it justice.
It was clean, tidy and modern, with plenty of space, well equiped, in a lovely quiet spot.

The villa was spotless and had everything in it we required,its location is just far away enough from the town centre to enjoy the peace and quiet but the nightlife was only a ten minute walk away.

Me and my family stayed at Villa Nishita at the beginning of May 2009. Before we arrived we had a full information pack given to us by Bala, the owner, which we found extremely useful. Communication with owner and agency is very good. Villa is absolutely beautiful, so well equipped with things you wouldnt even think of! It is a 20 minute walk from town, but we really enjoyed it. Wouldnt recommend night walk without a torch though, there is a part pitch black. If you get a taxi, your driver would probably not recognise the address, street name must be very new, so you just have to stick to the Agip petrol station as your general direction.
We also had lovely views from villa, loved to sit out the balcony in the morning and have a cup of coffee and watch the sea.
Overall we are very satisfied, would recommend.

We found our stay at villa Nishita very pleasant. The villa was absolutely stunning and indeed it is a luxary villa. The owner is very friendly, and was very profesional when it came to booking and answering any queries we had. He had even thought about little things you may need when it comes to staying at the villa, for example having tourches in the villa because one of the roads you may walk down to get to the centre has no street lighting. The villa itself is kitted out with all modern comforts such as flat screen tv dvd and satalite and even provides dvds.
