Property was spotlessly clean, and the best equipped villa we have stayed in. I dont think there was anything we needed that we could not find in one of the drawers.
The pool was cleaned daily, the villa cleaned twice a week.
Location was good, yes it was definately a good 10 minute walk to town but I would rather have views of fields with no noise than be in a crowded area nearer the town.
The villa maintenance people were very helpful also.
Cant faulty it really, and would definately book again if we visit Dalyan.

Just come home after a week in this villa with friends - 4 adults and three children. Was perfect for us (might be a squeeze for 8 people as youd need to use the sofabed in the lounge/diner - we brought an inflatable mattress with us so the kids could all share the twin room).
That said, we kept saying how nice, well equipped, clean, well laid out it is, and a really great space inside and out to spend time relaxing.
The pool is superb, with a lovely view of the mountains, and was beautifully maintained throughout the week. Dalyan is a nice town within a (hot!) 10 minute walk, with plenty of shops, trips to do, places to eat etc. Very touristy in one part of the town but the rest still has a local feel, and good veg market each Saturday. Everyone we met was smiley, friendly and helpful, including market stall owners, river boat captains, and Huseyn the villa manager.

From the initial collection at the airport to our return everything went quite superbly. The facilities and the service were all we could have asked for and we were all sorry to leave!

The Villa was fantastic. We spent 2 weeks at the end of July 2011 in the Villa and have had the most chilled holiday ever ! The management team were spot on and I can not wait to return to this wonderful Villa which catered for everything. Although we felt the Dalyan was a little more than 10 mins in the heat it was a perfect location. We will return with out a doubt pure bliss !

Villa Ilkbahar is beautiful ,very spacious and very well planned out .
The views from the front of the villa are loverly overlooking a field were a Turkish lady brought her cow each morning and greeted us with Merhaba (hello) beyond the field is the beautiful views of the mountains its really loverly.
Our new freinds the cleaning lady and the pool man were loverly and Alan and Hussain were really helpful nothing was too much trouble for them.
Everything you could possibly need was catered for in the villa even a George Forman Grill !
We spent 3weeks at the villa and enjoyed every day its so peaceful and relaxing.
We have been going to Dalyan for about 12 years and love it very much and staying at Villa Ilkbahar was brilliant its not too far to the shops and a short walk to the village .
Would reccomend anyone to stay at the villa if they want peace relaxation and stunning views . Beautiful !!!

Loved this villa, bigger than it looked on the website, ample room for our party of 6. Great open views. Extremely well equipped and situated - easy 5 minutes walk into the town. Pool is a good size, tiles surrounding do get very slippery when wet but fine as long as you take care. Grounds and pool are cared for daily and maid came midweek to change beds and clean. Utopia organised our airport transfers so hassle free and Huseyin spoke good English, was friendly and always available - saved us in a power cut! Neighbours were lovely and fantastic source of information too. Really appreciated the welcome pack when we arrived late at night and being able to stay in the villa until our night flight home was an added bonus. Wouldnt hesitate to recommend this villa and would love to go again.

Havejust had a fabulous 5 days at this villa.This was my second holiday at this villa this year...so I guess that says alot .
The villa was immaculate inside and out,a great welcome pack was provided which was appriciated.We enjoyed relaxing by the pool,bbqs and generally chilling out. The pool and garden are maintained excellently,it was nice to meet up with the neighbors again,also the managment company who are always very helpful and only a phone call away.
Dalyan is such a relaxing town,friendly people and lots of shops within a 10 minute walk. Also the beach is not far,although we enjoyed the comfort of the villa and pool more. I look forward to my next visit .

This was our 3rd villa holiday and we thought our last villa could not beaten, but it definately was. The villa is spotless and perfect for the 6 of us. The pool and garden area are lovely thanks to the gardener, which we made full use of. The villa manager was lovely and popped in now and again to see if we needed anything and and answer any questions we had, and the cleaner who came in twice a week was a godsend as the last thing you want to do on holiday is change beds, shes such a lovely woman. The town centre was a few minutes walk away close enough to reach everything with ease. Our son was 7 while we were here and we went on jeep safari which I would recommend doing, such a fabulous day and they even made him a cake to make the day even more special. The people of Dalyan are lovely and do everything they can for you to enjoy yourself. We ve had an excellent holiday and would like to thank the owners for letting us stay at their wonderful villa.

We have rented two villas before this one but I can honestly say, this one was our favourite. The pictures on the website dont even do it justice. It is just in a lovely spot and the view of the hills is fantastic. I have a great view at home but I am already missing the view of the lovely Turkish Hills and the storks flying over head.
The villa was spotless on arrival and the maid who came in every few days was lovely. She even taught me some Turkish! This was the best maintained villa I have been to. The pool was checked every day and the grass cut too while we were there.
There were three balconies but we only used one as the villa was so large and had such a great sun terrace. My kids couldnt decide which loo to use as there were three.
The pool was fab too. We barely left the villa to be honest as it was so comfortable and it felt like home as soon as we arrived. I would definitely recommend it to a friend and I would love to go back myself.
Extra touches really make a holiday and there were loads in this one. The welcome pack especially was much appreciated as we arrived at 5am with two hungry boys! Thank you. Also, our flight was late afternoon and they kindly let us stay in the villa till later than 10am - thank you again.
Great value for money when you look at the price of one bed appartments in Majorca!
Dalyan and the Turkish people are lovely. We will return one day.

Had a great holiday, the accomodation was faultless and was in a great location in Dalyan. I could have stayed there for alot longer and would definately like to return.

We returned early this morning after spending a wonderfull week at this Villa. I would have happily stayed for longer and wished we had booked a two week stay. The information pack was really useful. It was also very thoughtful to leave basic food items for our first morning (thank you). The beds are very comfortable and we slept very well. The downstairs living space was very well thought out with the 3 separate areas, kitchen, dining and lounge area. The outside terrace was brilliant providing a comfy seating area and also a patio set with plastic chairs, so you could still sit when wet from the pool. This other area also allowed shade or sun when the sun moved round, which suited all members of our family of 6. We visited 2nd April, so it was not really warm enough to make full use of the pool. However we did use it a couple of times and once you were in it was OK as long as you kept moving. The pool man called at about 9 am each morning (except Sunday), so the pool was always clean and welcoming. We had hired a car, but I agree with the owners that you could easily manage without one. We went on the 12 Island tour and a Jeep Safari. Both were great value and really enjoyable. One word of advice regarding the Island tour, our guide spoke very little English and this limited what we learnt about what we were seeing. But still enjoyable. Fuel is pricey, April 2010 (about ٟ.50 a litre), so if you do hire a car only put in what fuel you think you will use. A full tank cost us nearly 𧴜 and we did not need that much fuel. The area is lovely and the people in the nearby village/small town are welcoming and very friendly. We ate out every evening and prefered the resturants also frequented by the locals. We would like to thank the owners for allowing us to spend time in thier exceptional home. You will have a very happy retirement in this property....... Mandy

Thank you for letting us stay in your wonderful villa we have been coming to Dalyan for along time and this is the nicest villa we have stayed in. The family all loved it.
