The online photos of zeytin Koru do not do the property justice. The Villa is in real life far more impressive. Zeytin Koru is the best situated Villa in the entire resort, many people who pass the side entrance, are visible shocked by the luxury of the premises. My party of ten had a fantastic fortnight,and would have no hesitation in returning to Zeytin Koru. My only small critisism of the villa is that there is only sleeping accomodation for 8 persons, without using the lounge areas. This does not detract from the magnificence of the Zeytin Koru.

Thank you also for your note re the accommodation, having reviewed our listing we noted that recent updates of the Villa Renters site have removed the Villa floor plans so we will include them in the photos and we have in the mean time added a discription of the bedrooms and sleeping arrangements within the introductory paragraph. A great property in a great location near to the main street and square of Dalyan for easy access to just about everything. Certainly enough room for our party of 8 with the spacious kitchen and upper lounge. We had a wonderful time. The pool, area was also great with enough loungers and cushions and a good sized pool. Sinan, who looks after the place was also very attentive and helpful, a really good guy and worth booking any excursions or transport through him.

Wow, we have had the best 2 weeks holiday ever. Paul and Alisons villa is stunning and in the best location in Dalyan. Everything we needed or could have wished for was provided even towels for poolside! The supermarket just a minutes walk away had everything for self catering even though apart from 2 bbqs we ate out every night. The views of the Tombs are amazing and sitting playing cards, drinking wine and watching the tombs light up at night was one of the many highlights of our holiday. We also went out on a few days trips, the 12 island boat trip, marmaris waterpark, snorkelling, fishing for crabs, the mud baths etc etc (all arranged by the super Sinan) So much to do and yet Zeytin Koru is an oasis of tranquility. Beautiful gardens and what must be the biggest pool of all the villas in the area. Thanks again Alison and Paul and we will definately be booking again and again, although we shall have to be quick to get the weeks we want :-D

My family had a wonderful time at your villa, there was 11 of us from 18months to 58 years and we all fell in love with it. Everything that you needed was there and nothing was to much trouble. The location and all the people we met in Dalayan were wonderful, fantastic boat trip and the 5 grandkids all had a go at driving the boat. We will be going back again soon best holiday we have had as a family. Thank you.

Lovely property, perfect location within walking distance of all amenities. It was my husbands and I 6th holiday in Turkey but our first time to stay in a villa and in Dalyan and I have to say we were suitably impressed with both the villa and the resort. We were a mixed party of 11, ages ranged from 4 years to 60. The villa catered for all our needs. The pool was a winner with the children and adults. Property was very clean and well maintained and the property manager and staff was very helpful and attentive. Overall we all thoroughly enjoyed our stay at the villa and would love to return next year.

Villa has lovely grounds and a superb swimming pool. We have been coming to Dalyan for many years and remember the location of the villa before the new road was built alongside. It doesnt feel so rural now but does have the bonus of having a large, cheap supermarket a minutes walk away. We had a great stay in the villa, the weather was extremely hot for September and it was great to come back and cool off in the pool or in air-conditioned comfort. Dalyan is as beautiful and welcoming as ever and the views of the rock tombs from the villa are outstanding.. The Ottoman bar is a great place to relax and Erdem the owner is very helpful. He organized a private boat for us for a lake trip and a special dinner at the Yakamoz restaurant on the river – superb steaks. The villa is equipped with just about everything you can think of and is ideal for a family holiday.

My husband, daughter, and our two teenage grandchildren had a fabulous holiday at Villa Zeytin Koru. Everything we needed, and more, was waiting for us. The pool was much enjoyed by all the Family and the proximity to the supermarket, restaurants and the river was so unexpected, and so welcome. The Classic River Trip arranged by Mamhout was a great day out, and everyone went out of their way to look after us. Unfortunately the same two weeks are already booked by someone else for 2012. Meeting Alison and Paul was a bonus.

Stayed at Villa Zeytin Koru 17/6/2011 to 27/6/2011. Villa was as good as it looks in photos. Immaculately kept inside and out. Plenty of space (there was 11 of us). This was our first holiday staying in a villa and it was fantastic, great to have a pool to yourselves. Villa is situated in an excellent position - supermarket/bread shop/restaurants on your doorstep. Pool man/caretaker came in regularily, not obtrusive, help if you needed it. All restaurants we used we great, lots of choice and very reasonabley priced. Dalayon Classic Boat Trip excellent, booked through Sunflowers Travel. Long day but well worth it especially the mud baths and crab fishing. Weather hot but nice breeze in afternoon. Would recommend this villa/location if looking for great accomodation,hot weather, good ,food interesting area. Local people all extremely friendly and accomodating.

This is the second time we have stayed at Zeytin Koru, it was lovely to go back, everything was just as good as we remembered. We havent seen a better villa, due to its size, privacy, size of pool and gardens. As well as being a short distance away from restaurants and shops. We were well looked after and will be returning.

Zeytin Koru is like a small hotel exclusive to your party in an ideal location with stunning views of the rock tombs and surrounding hills. The villa has everything you need to make your holiday special including one of the cheapest supermarkets a stones throw from the garden and a 24 hour bakery a bit further the opposite way where a loaf of delicious crusty bread was less than 30p. They even slice it for you! Each of the 4 en suite bedrooms are situated so that they are completely private. Sitting on the balcony early morning and after dark was idyllic. Wish we could have stayed much longer! The manager Sinan and Mehmet and the rest of the team ensured we had what ever we needed to make the most of our time there including airport transfer and a brilliant boat trip which included a delicious meal that also catered for the veggies in our family who were also delighted to find that restaurants have more than enough choices to keep them well fed. Best place we ate in was Metin Pizza and Pide mainly because the food was good, very reasonable priced and the waiters were terrific with the little ones showing them magic tricks and making them kids cocktails free of charge! One of my 9 year old granddaughters favourite pastimes at the villa was learning how to dive and then along with her dad perfecting a somersault into the pool. Something you just cant do in at the public swimming baths at home. Zeytin Koru is wonderful, stay there. Dalyan is beautiful, go there!

We stayed at villa Zeytin Koru in August 2010. This was our first visit to Turkey and we read lots of good reviews about the villa and Dalyan before the trip. Everything exceeded our expectations. The villa was perfect! Large, very clean and well maintained. The garden and pool were ideal with plenty of space for a large family group to relax and swim. The villa has the best plot in Dalyan, just a couple of minutes from the lovely main street. This is generally unspoilt and comes alive at night with a host of good restaurants and bars. Although quite close to this lively street we didn’t find it noisy at all. We found the locals very friendly and not too pushy. We tried several restaurants, mainly from the recommendations in the visitors book, and found them all to be very good. The jeep safari was our most enjoyable organized trip, but we found hiring one of the river boats to ourselves was excellent value. The captain we had was very friendly and was willing to go wherever we wanted at a very reasonable daily rate. We shall definitely be coming back to Dalyan and will not look any further than this villa!

Dalyan is a relaxing Turkish experience mainly for family and couples or group of friends looking to un-wind. Plenty of bars and nightlife but not what the hardcore nightclub goers would consider sufficient. The location overlooking the Rock tombs and just a short walk (couple of minutes) from the main hustle and bustle of Dalyans bars shops and restaurant was outstanding. The very private Villa (with no neighbours on all sides!) and surrounded by private walls with trees and shrubs offering great privacy really did tick all the boxes. The pool was outstanding cleaned daily and offering a shallow end and deep end, good size. Next to the pool is a stone built BBQ and Turkish type summer house which was great for out door dining. There is private parking for cars but never felt the need to get a car with everything on the doorstep. The villa had plenty of seating throughout and plenty of sun lounges around the pool every thing has been thought of here! Inside 4 double bedrooms of equal size all with on suit wet rooms, good size with plenty of storage space and hangers (plus all have air conditioning!). There is a fantastic large balcony which overlooks the lit up tombs at night, really nice place to chill out with drinks. TV and DVD player with large selec tions of films and music to keep you entertained along with a selec tion of board and card games. There is a well stocked supermarket within 100 meters if the villa but I would suggest you visit the butcher in town to get your meat for the BBQ. If your looking for a bar try the M&M Rock bar just around the corner the guy that runs the place is very friendly and seems to us runs the pub to meet new people and enjoy himself rather than making money. If your not an animal lover then you may get a little frustrated as every day the villa was visited by Cats, birds and even a flock of chickens came to say hello, the animals are extremely friendly everywhere in Dalyan and I need to stress animals are everywhere not just at the villa in the bars on the streets, but they are all well kept by locals but for us this just added to the Turkish experience. Mosquitoes were a nightmare! Please be prepared we got eaten alive sitting outside as soon as dusk hits they come out in force all over the resort. I would defiantly suggest you wear long clothes in the evening and using a local repelant recommended by the locals. I always prefer to holiday in different places each year but am already considering coming back to this villa next year. Don’t gamble with your holidays you work hard for them! This villa will not let you down.

We spent one week at Zeytin Koru in July 2010. Our group consisted of 7 adults, and 5 children aged 1-4. Even though we’d read many reviews mentioning the great location, we were still struck with just how perfectly situated the villa was. A one minute walk to a general store (perfect for fresh bread and milk in the morning), and only two minutes to the best bars and restaurants in town. Once inside the property, however, you could be a million miles away – it feels very quiet and private. The villa is beautiful and well cared for, and the backyard was fantastic –beautiful views of the rock tombs across the river, a well maintained pool, a big coal bbq, and plenty of room to spread out and relax. Over the back fence was an exercise area, walking track and childrens playground. We did visit the tombs and spent an afternoon at the beach, but the majority of our time was spent relaxing and catching up with old friends in our home for the week. Delightful.

16th August 2010 - 30th August 2010 2nd visit to this fabulous villa, exceeded our expectations again. Recommend if there are a lot of you booking the boat trip with ORUC, there were 14 of us altogether 9 adults 5 children and we hired the boat for ourselves for the day. Captain of the boat was brilliant and we had a gorgeous barbecue on the boat. We loved the Hidden Garden and Chef restuarants in Dalyan, Dalyan is a fabulous place and the villa is situated in a perfect location. We got to meet Alison and Paul on the holiday and it was lovely to meet them and to tell them what a brilliant villa they have definitely the best one in Dalyan by far. We will definitely be coming back soon.

We had an excellent holiday with people in our party ranging from 6-71 yrs in age. The villa was accurately described and was as expected. The management company ORUC was good and attentive to our needs, the cleaners and pool / garden staff were faultless and cheerful. After taking many villa holidays over many years in various summer locations I would happily recommend this villa to friends as good value. This villa in Dalyan is excellent for multi-generational family holidays as it provides superb pool / terrace in-house fun for all, but especially for the very young. Then older teens have access to good nightlife on the doorstep, and adults access to impressive historical interests such as Kaunos, just minutes away. Small and friendly local shop open late just opposite, plethora of good restaurants and bars within walking distance, what more can you want on holiday? How clever of Paul and Alison to build their dream villa on this location, location, location!

BEAUTIFUL VILLA, SUPERB POOL, RIGHT NEXT TO THE HEART OF THE TOWN WITHOUT BEING IN IT. YOU CAN WALK TO ANYWHERE IN DALYAN WITHIN 10 MINUTES, ALL THE BARS AND RESTAURANTS. IDEAL FOR FAMILIES - TEN OF US, TWO OLDUNS, FOUR YOUNGER ONES AND FOUR GRANDKIDS. THE LOCAL REPS ARE GREAT (U/S AIRCON UNIT FIXED WITHIN 24 HOURS) AND THEIR OFFICE IS JUST DOWN THE ROAD - THEY ALSO DID AIRPORT TRANSFERS, NO PROBLEMS. BACK TO THE VILLA, THREE DOUBLE & ONE TWIN BEDROOM, ALL WITH EN-SUITE, PLUS GROUND FLOOR & FIRST FLOOR LOUNGES WITH SOFA BEDS - IT WILL SLEEP 12 ADULTS!!.

WE RETURNED LAST WEEKEND FROM A LOVELY WEEK AT THIS BEAUTIFUL VILLA. THERE WERE 11 OF US IN OUR PARTY WITH AGES RANGING FROM 18MONTHS TO 57 YEARS AND THE VILLA WAS GREAT FOR EVERYONE. WE ARRIVED AT 2 IN THE MORNING TO BE MET AT THE AIRPORT BY OUR FRIENDLY DRIVER. WHEN WE GOT TO THE VILLA IT LOOKED GREAT WITH THE ROCK TOMBS LIT UP ACROSS THE RIVER. DALYAN IS A LOVELY, FRIENDLY, UNSPOILT, LITTLE TOWN. THE LOCALS WERE VERY WELCOMING WITHOUT BEING AT ALL PUSHY. THE VILLA MUST HAVE THE BEST POSITION IN DALYAN BEING JUST OFF THE END OF THE HIGH STREET BUT IN A LOVELY PEACEFUL AREA WITH. OUR ONLY PROBLEM WAS THAT VILLA, POOL AND GROUNDS WERE SO GOOD THAT WE ONLY HAD ONE DAY OUT WHICH WAS A WONDERFUL DAY ON THE LAKE. THE RESTARAUNTS IN THE TOWN WERE VERY GOOD AND WE ALSO HAD BBQS AT THE VILLA A COUPLE OF TIMES. THE VILLA WAS VERY WELL EQUIPPED WITH EVERYTHING WE NEEDED AND PLENTY OF ROOM FOR EVERYONE. WE ARE ALREADY PLANNING OUR RETURN TO THE VILLA NEXT YEAR.

We wanted something special this year, we certainly found it, Dalyan is a magical place and in the words of the locals " it has it all ". The villa is very well appointed and ideally situated just on the outskirts of the town. There was 6 of us in our party and we had plenty of space both inside and out. The managment company were very helpful and the tranfer was prompt on both legs of the journey. Many thanks for a very memorable time

Overall the Villa lived up to, and in many ways surpassed, expectations, providing the family with a thoroughly enjoyable holiday. A big plus for us as a 3-generation family of grandparents, children and grandchildren was the fact that the pool is viewed from every bedroom, balcony and the kitchen/diner so very easy to keep an eye on the youngsters playing. Well done Paul and Alison for choosing a fabulous colonial design - nosing around some of the other villas in the locality(!), we thought this design was by far the best for families. The villa is in a super location, play area nearby, super new bakery, restaurants and the town all within easy walking distance but one should be aware that some of the bars play music until 2.00am on the weekends which can be heard from the villa. For us as a family though, this only added to the holiday atmosphere that is Dalyan - a beautiful little gem of a place, safe, friendly and relaxing ..... go on, try it for yourselves ..... and we will return!

our first impressions of the villa were fabulous, grand, very impressive and beautiful. From there the holiday just got better. The view over looking the rock tombs were dramatic and breath taking. The villa was very spacious, very clean and well decorated. all appliances were in excellent working order. The gardens were well looked after and the pool although pretty cold was a great addition to our holiday as there was allways some one in it. I would not hesitate to recommend this beautiful villa to friends, family and others who wanted something different and special. The rep who looked after us was very pleasant, helpful and informative. All our excursions were booked through him. As we were a large party we could also haggle a better price with him, although the prices for the excursions were very reasonable to start with. for the adrenaline junkies: He organized white water rafting which i would recommend for those who want excitment, an adrenaline rush and to be surrounded by beautiful wilderness. An amazing experience. To relax: the thermal springs and mudbaths boat trip ( although prepare for the smell of the sulphur). Turtle beach: quiet and relaxing beach with a memorable sunset. The small fishing town of Dalyan has a very relaxed vibe, the people are wonderful, pleasant, funny, friendly and warm. We felt that we were family after a few days. We went as a party of 14, all ages ranging from 1yr, 3yr, 5yr, 7yr, 17yrs - 19years, 27-35yrs, 40yrs, 64-65yr olds. We all had an exceptional, fun & relaxing time. We would and want to go again it was that good

Our flights were booked with XL who went under 3 days before we were due to travel. We were lucky enough to secure more flights but to Antalya airport 4 hours away, a stressful couple of days. However, Paul Osbourne and Oruc were fantastic in putting our minds at ease and arranging transfers at 4am from Antalya airport. When we arrived at the villa all our worries and stress vanished instantly. The villa is beautiful and spacious with full amenities and luxuries. Lovely views, lovely restaurants, lovely people, lovely diamonds (my fiance can confirm), lovely river cruises i could go on and on. My family of 8 and myself had an amazing time and my fiance and I maybe coming back to Dalyan to get married, i hope. Go to Aksoy gold and diamonds and ask for Omar. Go to Alis across from Aksoy for a good time and ask for Sexy Jimmy!!! The Riverside Restaurant was the best in town, value for money, great food and service, with outstanding views of the rock tombs. Thanks again to everyone who made our holiday perfect. 5 star+ we loved it.

The villa was everything and more than we expected. It was extremely comfortable, excellently equiped and just as describe on the website. As there were two families sharing the villa we asked if it would be possible for a second front door key, we were assured this would be delivered later in the day, it never arrived even though we asked about four time. Also we were unable to set the burglar alarm as we did not have code - again we asked a number of times but still waiting!! When we asked the two youngest members of our party was there anything the villa lacked - they first said no, then changed their minds and said a bird bath, they were concern that the birds had to drink from the chlorine pool - we did assure them that they were looking very healthy on it! A fab holiday was had by everyone in our party - thank you.

The only issue we have had is that since returning home we have been told that the inspection on leaving the property had discovered some breakages that we had not done, this was not done at the time of leaving so could not discuss it at the time.

We are sorry that you dissagreed with the breakage report but the deposit terms are in our agreement. The villa is large and practicle steps have to be taken to ensure that the high standard of accommodation is maintained for all our incoming guests.
All rooms need to be vacated by 10am in order for our English representatve to complete the first of 2 checks. Any damage can be restored or replaced where possible before the next arrivals. The maids clean and prepare and the next check is completed.

We had a most relaxing week in Villa Zeytin Koru. The weather was wonderful, very warm and sunny every day, and the drive from the airport was lovely with incredible scenery. The owners were terrific and could not have been more helpful and their local agents, Oruc, delightful. The splendid villa was luxuriously comfortable, bright and exceptionally well equipped and we very much liked its superb pool. The food pack on arrival was much appreciated. The villa is in a wonderful location, amazingly quiet, private and peaceful and yet just behind the Dalyan main street with all of the interesting side streets, shops and the river. It was great to have a bottle of wine out and no car driving to worry about. We loved the bats, swallows and doves in the garden and were much amused by the visiting chickens. The local people have been a sheer delight, charming and helpful. Our only comment would be that it would have helped to know that all of the bathrooms are shower rooms and there is no bath in the villa. Villa Zeytin Koru is a magical place and we are very much looking forward to going again.

08.10.07 We all enjoyed our time at the villa, plenty of room for all. The pool was only for the brave as it was cold, we only managed to get in once, but it was October. There are so many places to eat and drink its impossible to remember them all, you wanted for nothing. The views from the villa and surrounding area are superb, such a relaxing place in one of the best locations just around the corner from everything, keeping it quite private. One of our party is hoping to go back in 2 years time with their family for several of their Birthdays. Would recomend it to anyone, young and old and mixed groups, excellent.

when we booked online we were impressed by the overall look of the villa, we knew that the location was beautiful as we had been 3 times before, but when we arrived it is fair to say we were overwhelmed by the outstanding villa and perfectly kept gardens, the swimming pool is clear clean and warm (we went in late sept) inside the decor can only be described as luxury, beautiful tiled on-suite bathrooms all with showers with endless supply of hot water, soft beds with crisp linnen, and plump pillows. the lounge was accesed via a marble stair case opening into a large well lit room with french doors leading onto a large colonial style balcony, over-looking the pool, gardens, and accross the river to the rock tombs. I cannot recommend this villa high enough, as my 4 yr grandaughter said " grandad this is a castle for a princess"

WE ALL HAD AN EXCELLENT HOLIDAY. VILLA WAS BEAUTIFUL HAD EVEYTHING WE NEEDED.POOL, VILLA AND GARDENS WERE SPOTTLESS.WE WERE WELL LOOKED AFTER BY THE ORUC TEAM WHO CAME TO CHECK ON US EVERY DAY. WE HAD NEVER SEEN SO MANY MEN TURN UP WITH LAWN MOWERS TO CUT THE GRASS THEY HAD THE GARDEN FINISHED IN 5 MINUTES. THE POOL MAN CAME TWICE A DAY. THE MAIDS WERE REALLY NICE AND MADE SWANS OUT OF TOWELS WITH FLOWERS SCATTERED OVER THEM. DALYAN IT SELF AND THE LOCALS WERE LOVELY. WILL DEFINITLEY RETURN.

Beautiful looking villa and pool very near to centre of village. All fittings and furniture first class. Lots of lovely hot water from boiler in utility room -unusual for most villas in Turkey dependent on solar power. Very well stocked in kitchen and utility areas with quality equipment. Beds very comfortable and linen and towels to a good standard. The pool was cleaned every day and lit up in the evening was very attractive. We enjoyed our stay here very much and would like to return. Only downside was poor practically non-exsistent service from local agent so had some initial problems with sorting out how to use electrical equipment. Would recommend without hesitatation.

This is a fantastic villa with a very high speciation. We were a party of 12 - mostly family and a few friends. The villa was more than able to accommodate such a large party in absolute comfort. The equipment supplied was of a good standard and the pool proved to be a welcome escape from the mid-day sun. All in all the villa is perfect, close to the town but not too close, very well equipped and during our two week stay we were looked after by various parties, the pool cleaned every day, the garden tendered everyday and the cleaning staff once a week. I would unreservedly recommend this villa to anyone and hope to book again for next year. Thank you Paul and Alison, the villa is a real credit to you.

The villa was wonderful and the staff from Oruc were very professional and courteous. The setting is marvelous and very relaxing. We had a fantastic holiday and didn't find the mosquitoes too disturbing. One comment I would make is I found it strange that the cleaning staff did the ironing in the living room particularly as it took more than an hour.

Many thanks for the use of your fabulous villa last week.

You always expect to turn up at your holiday destination to find something that disappoints but Zeytin Koru was exactly as you had pictured and described it and we had a great weeks holiday.

Having been to Dalyan before we had done most of the tourist trips etc and had gone to simply wind down and relax. The villa was beautifully furnished and was well provided with everything we could possibly need to make our stay comfortable.

From looking around you can be justly proud of what must be one of the best villas in Dalyan in one of the best positions.

If you bought the property as an investment then we are certain that your investment was sound and we found nothing to compare. As you are aware, there are any number of agents keen to persuade you to invest but staying in Zeytin Koru thoroughly spoiled us.

Thank you again. We are recommending you to all of our friends and certainly hope to return ourselves.

Just thought I'd email you quickly to say that Pete and I had a fantastic time at the villa last week. Ellen had emailed me the website so we could check it out before we arrived, but it far outweighed what we expected when we arrived.

The villa and its amenities are fantastic. Having that huge fridge is a must considering how hot it gets-although the boys managed to fill it with beer from day 1! The pool was a godsend as it was so hot there during the afternoon. We had a couple of barbies which was also nice - just chilling in the evening heat. We only really ventured out twice in the week as the villa was just ideal to relax and chill out. We managed to make it to the beach once! and to the lake and the springs/ mud baths - how lazy were we! Dalyan itself was so friendly and relaxed.

We've already decided we have to go back next year - possibly with Mr and Mrs Bryan! later on in the year - so we shall be in touch no doubt.

I should also just say quickly thanks very much for the "last minute deal" on the price we paid

We had a great time and the villa, the pool and the surroundings were brilliant!
I have had many villa holidays over the years but this was easily the best.
The villa was very well equipped and the wine on our arrival was most appreciated.

Altogether we had 11 people in our party which consisted of my wife and myself plus our seven children and my to older daughters boyfriends.
Everyone has said what a really great time we had both at the villa and in and about Dalyan.

The people where so friendly and really made us all feel very welcome.
The boys got involved in the local football matches through some of the waiters and were also shown how to fish the river.

The only bad point in our holiday was having to come home!
