Our family filled this house to capacity and we were all very comfortable. The amenities in the house anticipated our every need. Our only disappointment was the pool and hot tub required more advanced notice to be heated in the exceptionally cold weather. Therefore, we were not able to use it as wed hoped. Overall, it was a wonderful home base for our familys needs.

Our family loved the property! We rented another home for additional family and they all complained about how spacious our house was compared to theirs. The kids really enjoyed the pool, and our 2 year old loved the toys in the game room. I loved that there was no TV in the sitting room, which allow for people to actually talk without having to yell over the TV. The management team was awesome and responded rapidly to any concerns that we had. If we are in the area again, we will definitely keep this villa in mind. Thanks again for sharing your home with us!

Our second visit to this home and wow it was even better than 2 years ago. we all loved the new furnishings and the addition of the salt water pool system. We would certainly recommend this home and have done to Friends. It was different Manager from our first visit but they were excellent they popped round to ensure everything was as it should be and we invited them to join our BBQ. Lake Berkley resort is fabulous like a little bit of paradise. We are looking forward to our next trip

We were a group of 7 golfers who decided to rent a home rather than a hotel and I must say we were not disappointed, it was fantastic, lots of space your own private pool, numerous TVs we could not have asked for more. Hello and good morning I want to first thank you very much for helping me get everything done on renting your beautiful home, we had a wonderful time and your home oh my it was gorgeous I don’t know any other way to describe it. The bed oh my gosh me and my husband stayed in the bedroom downstairs and if I could have taken it home with me I would have along with the bathroom. Everyone was excited and loved the home as well I hope we did everything we were suppose to we tried to make sure everything was taken care of before leaving except for the towels left that morning from showers and baths. The neighborhood was so relaxing and my husband and son loved the fishing area and had a good time there my son caught a big snapping turtle that we happily returned to the water lol.

Hello all I can say is Excellent, the house was wonderful, and the decorating I loved it. I dont know where you got those beds but we just melted in them they were so soft I loved everything about the house. The neighborhood was so nice and well kept and peaceful, I mean you knew people were there but it was a pleasant atmosphere. Everything was right in the area of where we were and if not, it wasnt that far away. My husband and my son enjoyed the fishing they had a wonderful time, my son caught a big snapping turtle that had to go back but all in all they caught a lot of fish and had a wonderful time, the pool was great we were looking for the bicycles that we saw on the website for adults but didnt see those but that was okay cause we went for nice walks when the sun went down and I love the palm trees they are so beautiful. I hope we left everything to your satisfaction I checked everything over and over and over didnt want to leave anything undone couldnt take some things back we had purchased to eat so I hope someone can use them. Thank you for all of your assistance and for getting back with me so quickly when I had a question you helped me out a lot. We didnt make it to the Parks but we still had a wonderful time.

It was a beautiful house and the description was accurate, we had a great time. Happy with everything. Really appreciate the decorations and the gifts left for the children by the homeowners, very nice thoughtful touch.
Unfortunately we paid for the pool to be heated and couldnt use it, but that was mother natures fault.......

Wonderful home, very clean and well maintained, had a fantastic vacation and played some wonderful golf courses. I would recommend to all,so much more than a hotel room and yet plety of room for socializing in. I have been in touch with regards to rebooking for next year, as the kids want to go to the new Harry Potter theme park at Universal.
Just one thing the pictures on the website do not show this home as well as it should, its so much better when you get there

This home was excellent, luxurious beds so comfy I had the best nights sleep ever, The pool deck was larger than we had thought from pictures and Lake Berkley resort was so close to theme parks fabulous location, one new addition is the childrens splash pool at the clubhouse the little ones had hours of fun, husband also enjoyed the fitness room every morning.

The house is keep in good condition and all the furnishings are really nice. The only down fall to the house was the pool and twin rooms didnt have cable. The pool wasnt as clean as we would have liked it to be. Other than those things it was a pretty nice home.

The villa is well appointed and furnished to our satisfaction. Plates, glasses, cutlery, etc and kitchen utensils provided are more than adequate for our use. However, air conditioning system in the villa did not perform well enough since we experienced periods of cold discomfort during rainy and cloudy days, although the caretaker did his utmost to rectify the situation.

Had a fabulous time in your home which was lovely. We called the pool man to turn the pool heat down slightly as it was like a hot bath but to have it on for a little longer into the evening service was great he called round within 15 minutes of our call and reset everything for us. He also told us the best routs to take for Disney which turned out to be closer than we had expected. When we plan to return to Florida we will definatly contact you.

I am sorry to report that the first day we spend scrubbing and cleaning. The kitchen cupboards were full of crumbs, several frying pans had food residue, as shown to the care taker, and the outside lanai furniture was filthy as well and took my husband to scrub for several hours as I cleaned the interior. The highchair was full of old food as well.
The above statement is the only reason I would not recommend this property to my friends.
I dare say that we left the house in excellent shape, as we leave all the properties that we rent.
The value was good, for the amount of people we had there and indeed Disney was easily accesible, however I would suggest that the cleaning crew would be checked upon before guests arrive.

We were very surprised that we got more sun on your pool deck than homes with a lake view and were so glad that we booked your home instead as we had the sun from the morning through till sundown.

I brought a 21ft bass boat (my husband was fishing a national tournament that was televised on ESPN), and had some inital problems with parking. I was told that the boat was not permitted and I would have to park it at an unsecure location. The boat needed power each evening and had approximately $80,000 worth of equipment on it - it needed to be secure. So we bucked the system and parked in the driveway each evening until 5am - no one complained.
The parking is a problem if you have more than two vehicles.
The upstairs of the home was extremely hot, the thermostat was set on 78 degrees with outside temperatures exceeding 90 degrees. I phoned the on-site management, Bridget and she was very reluctant to change the thermostat. She indicated that she could only move it a degree or two and would need special permission for that. The upstairs was not comfortable for sleeping the first evening. The thermostat was changed to 75 degrees, however the masterbedroom upstairs was never comfortable.
I paid for the swimming pool to be heated and was not turned on until the third day of my stay.
The electrical outlets in the bathrooms did not work, so I was unable to use the hair dryer. I missed a scheduled dinner with my husband because I could not dry or style my hair in time.
I phoned Bridget and she sent someone over to check out the problem, but it was never addressed during our stay.
The ice machine on the refrigerator did not work and the man checking the electrical outlets took a look at it. Turns out the water was turned off. The next day we had plenty of ice and plenty of water that drained on the floor. Again, we phone Bridget and notified her that the refrigerator was draining water on the floor (a continuous flow) she said she would send someone. No one ever showed up and we turned the water off ourselves.
We had a package mailed to the address, however no one could help up to retrieve it. We never found out what happened to the package. It was mailed USPS.
Overall our experience was great and I would highly recommed the home to anyone.

Our second stay in this home and the upgrades made to the home was fantastic, Lake Berkley too has had improvements, we cycled round the lake in the morning before it became too hot, fed the ducks and other wildlife, had a fabulous time and even won the Thursday night quiz at the Tikki bar

We had a fantastic time in this home, exceeded our expectations by far as it was equipped with everthing we needed. Huge TV was an added bonus, caught fish in the lake which we then BBQ by the pool. We enjoyed the sunsets by the pool in the evening as late afternoon was just too too hot for us.

We had such a wonderful time in your home. We had a little family reunion with relatives from all over the USA. Your house was perfect and very confortable & very clean. Any problems/issues we may have had where taken care of in lightning time. Your house care taker was wonderful. My grandchildren loved the master bath. They wanted to take a bath all the time. I would definitely recommend this house to my family & friends.
The only main down part was that the hot tub wasn't hot. I understand that we'd need to pay to have the pool heated. But I don't understand, if you advertise a hot tub, that the heating isn't included in the price for the house.

What a lovely home you have, its a pity we could not stay forever. The children got wrinkly skin they were in the pool so often. This was our first time renting a villa, it will not be our last, this is definatly the way to holiday. No cramped hotel rooms for us in future.
One thing the pool was a bit too warm for us but your MC came the morning we called and turned it down 2 degrees it was then perfect.

I had to let you know we had a wonderful holiday in your home. Your management are a lovely couple very attentive and great with directions to places. This home was outstanding. We have traveled to Florida eight of the last ten years to watch our daughters play college softball. This home was by far the best experience that we have had. We broght the entire family down (10 people) and everyone was more than satisfied. The entire Lake Berkley complex is outstanding from it's secure gated system to access to it's many features. Everything met or exceeded our expectations and ojnly wish we could have stayed for a whole month instead of just seven days. I would highly recommend this home to everyone I know. The savings between putting up ten people individually opposed to as a group was quite a savings too!

What a wonderful place to vacation. A very clean and spacious home as we were 3 families and we had a blast. We were pleasantly surprised at how close to Disney it was as we have rented in the past and been told less than 10min when it actually takes 20min, from this home it really was less than 10min. The men our party thank you for the info you provided on nearest Golf courses and they managed to enjoy 2 games and with the pool table in the games room they were more excited than the children.
We would highly recommend that anyone looking to rent a fabulous villa need look no further and JUST BOOK THIS ONE.

fabulous home, having stayed in villas on previous visits to Florida we were delighted with this one which was far more spacious and in a better location than any we had stayed in before. The furnishing were luxurious and the beds really comfy,but what really made our holiday was the huge pool deck and all the pool furniture, in most villas there are only 2 loungers and a table 4 chairs , in this one we had 4 loungers 2 reclining chairs 2 tables and 8 chairs, and a selection of floating chairs and lounger for in the pool. If you are looking for a fabulous villa in florida then stop looking and just book this one and have a great time

WOW what a fantastic time we had. I don't think I will ever stay in a hotel again, having your own private pool and spa is really the way to go. After an exhausting day in the theme parks it was great to come home and relax by the pool with a cold beer and listen to the silence. Our holiday was over too soon and we would love to have stayed longer. we would recommend this villa very highly and have to all our family and friends. Hope to be back next year

As you know we were there for a convention and it was great that we had a home and not just a hotel room, definatley an experience to be repeated. We even managed to have a swim and use the spa, have the odd game of pool and actually watched a DVD. Wireless internet access was a bonus we all enjoyed.

The refridgerator was broken, and we lost a good deal of food due to this, also the pool was cold until Monday when the refridgerator repair man came out and fixed it.
Owner reply:
On seeing this message I immediatly contacted my Management company who informed me that the fridge was and is working fine, but that it had been overfilled with food and drink and was perhaps because of this taking longer to chill. The pool temperture was checked for you and it was running at 87 degrees which is normal for this time of year, you stated it was not warm enough in the evenings , Mark reset the heating timer to 10.30pm told you if you had any further issues with it to call, when he heard nothing further he assumed the new settings were good for you.

We can highly recommend this home, spotlessly clean, great location and the onsite management were extremely helpful and gave us lots of info on local golf courses. There were 12 of us here and we had a wonderful relaxing week, enjoyed fishing in the lake, a few games of tennis, a round of golf and relaxing by the pool with a cold beer or glass of wine. The resort is a collection of Lovely Villas and Newly built townhouses, built around a large lake. There is a Gazeebo which hosts private weddings, a park, tennis courts, two swimming pools and a poolside bar. Also a club house with internet connections, video games and pool tables.

Lake Berkley and your home was beautiful and we were very impressed by the home and location especially the close proximity to shops,bars and theme parks it does not get much better and we only had one heavy rain shower in our 2 weeks.

simply wonderful home,location and very close to golf as you stated. I was a bit apprehensive with renting a home but it was all so easy and lots better than a hotel certainly the best way to visit florida. I am hoping to be back next year for a Golfing break (hopefully 10 night) and will be rebooking with you

Your home left us speechless, it was amazing we all had the best time ever, We have always stayed in hotels and this was our first time in a villa needless to say it will not be our last, far superior to hotels and less expensive too, the pool area was amazing the only point I could mention is to have a sign at the spa controls as we did not see it at first and called the management company we felt a bit silly when it was pointed out to us on the wall at the pool door. We have recommended your home to everyone we know and told them they need to book early and we will be arranging to come back real soon

I had a fantastic time in this villa, we had a few BBQ poolside during our stay and it was a relaxing change from trekking through the theme parks. We made full use of the hot spa, one night we were still in the spa and pool at 2am. Overall the best holiday ever, we will be back

We had a lovely holiday in your home. It was easy to find our way to Theme Parks and Malls with the directions you gave us. Eddie tried fishing in the lake, and the boys loved the basketball area, while the rest of us just lounged by the pool when not shopping or at the parks. All in all a great holiday.

We wanted to let you know how much we enjoyed staying in your fantastic home. This was the first time we had ever rented a home and we were concerned as everthing was done online (although we did telephone you with questions). On our arrival we were really impressed as the home was beatifully presented, and we really appreciated the welcome pack for that much needed pot of coffee, while the children went directly to the pool area. Your onsite managers Bridget & Mark were great as they gave us information on the parks etc. We will certainly be renting homes in the future no more hotel rooms and we will definatly rent your home again for our next visit to florida

We were part of the Neil group and wished to thank you for your lovely home. As you said lots of great golf courses very close by. The house was very beautifull and really much better than staying in a hotel. The large pool deck was amazing and we enjoyed a few BBQ's in the evenings. We wanted to thank you for renting us your home. Our vacation was aHuge success, and evryone had a ball, The villa far excedded our expectations and really was a home and much better value than staying in hotel. Big advantage was our own private pool & Spa especially after a hard day in the theme parks and the villa was so close to Disney we left the park in the afternoon had lunch and a swim then went back just in time for the parade at 3pm with the kids totally refreshed. We will certainly recommend your home to all our friends and family and will book with you again when we return to Florida.

This is my second stay in this home and it was even better second time around. The new tile floor is beautiful, and new pool furniture really comfy. The pool table was a huge bonus and the new basketball area was a hit with the kids, while the adults enjoyed a cold beer at the tikki bar. This resort just gets better and we hope to be back again next year

We had a wonderful time and I have already recommended to friends. It was quiet hot at night and I wish we could have adjusted the temp. Just a bit instead of having it under lock. Other than that our stay was wonderful, and we look forward to staying there again in the future. We thought the price was great for that many rooms for an entire week, it was much cheaper than renting hotel rooms for 16 people. The children loved the pool table and the pool. Us women loved the sidewalks in the resort where we could go on long walks. The men loved the fishing in the lake, but only got to go one day because the rest of the time we were at the parks, which was very close to us, which was great!

I just wanted to thank you for renting us your beautiful home. We were there to celbrate Bill and Loretta's 50th wedding aniversary and they really appreciated the card and champagne you left for them. The villa exceeded out expectations and the pictures really do not show how nice it really is. It was wonderful to sit in the quiet by the pool with a cool drink and watch the sun go down. I just wanted to pop you a quick note and thank you so much for the use of your lovely home.
We spent nine beautiful days basking in the Florida sun. As you know there were two chaperons, a coach and twelve swimmers. Every one of us loved the accommadations. The large kitch was perfect for preparing our meals for 15 and the large sectional in the family room accommodated everyone for team meetings.
I would also like to say that your onsite management, Bridgette was exceptional, she even came to our rescue when we managed to lock ourselves out of the house one night ! She was a wonderful, kind lady. You are lucky to have her.
I will definitely recommend your property to friends, family and collegues.

Wonderful home, which was very well maintained lake berkley is an excellant location and had very good amenities. We were there for Xmas and the lights and decorations around the community were lovely. This community and villa far out shone all previous homes we have rented in Florida and when we come back it will be to this home.

We had a wonderful stay at 1021 Lake Berkely Dr. Everything was clean and neat. We felt very welcomed when we walked in and saw the dining room table all set! The layout was perfect for our large family gathering. There were plenty of dishes, towels, blankets, sheets, pillows, etc. It was great having all the videos (although we didn't watch any!) and all the games (which we did play with). My only criticism is that the pool was not warm enough. Since we were there from Dec. 27-31, the weather was quite cool, although sunny. It would have been nicer if the pool could have been warmer and if the hot tub worked properly. Also, in the future, it might be helpful if you supply things like dishwasher detergent, dish soap, a sponge or 2, and garbage bags. One other minor thing -- we couldn't get the crib out of the downstairs master bedroom! So my little nephew ended up sleeping on the crib mattress in the twin-bedded room upstairs. This was not really a problem except that when he rolled off the mattress and found he was not confined to a crib, he got up to tell his parents all about it! One day that was at 4:30 a.m.! Anyway, we enjoyed your villa very much and would definitely recommend it to friends!

Fabulous time I was in Kissimmee to get married and it was perfect we has a small reception in the villa ( with the owners permission) and the onsite management team were very attantive and helpful with information. The home is lovely and we will recommend it to all our friends

Fantastic home we had a dream holiday and noone wanted to leave. We had rented villas in the past but yours was the best ever, the location was a dream as we did not have to drive far as all the theme parks we visited were within a 20 min drive as was the airport, and having a bar onsite with entertainment was a bonus we all enjoyed. As for the shopping we just ran out of time. My nephew had a great time fishing in the lake and he caught one, he has not stopped talking about it and we are all looking forward to returning next year.

We had an execellent vacation. The villa did exceed our expectation. It is well mantained. This is the first time I rented a villa, I always used to stay in a timeshare resort due to that I work in one. However, this time we planned a family gathering and decided to stay all together and it was a big success. It gives you a feeling of being home away from home. We took my live-in maid (nanny) along, so the ladies had a vacation too when it came to cooking cleaning etc. We all had a great time and ejoyed the warm pool early in the mornig and late in the evening after visiting the parks. Especialy the kids had a blast.
One recommendatin for the Villas is to provide T.V. in all rooms;however, the kids were so entertained that they hardly had the time to watch t.v. Also to have one telephone upstairs in the master room.
I normally visit Orlando every other year and would definetly return back to this villa and would also highly recommend it to all my friends.

I and my family had a wonderful vacation in home it far exceeded our expectations and the pictures did not do it justice. What a great experience your villa was. this was our third trip to florida but the first time we had stayed in a villa what a difference it made to our holiday. It really was a home away from home fabulous location with plenty to keep everone happy. My son-inlaw even caught a fish in the lake.
