The owners of this 200 year old Karst farm (an architect and art historian) renovated the building turning it into a comfortable, contemporary house, whilst respecting its traditional architecture.
The renovation of the house and premises has received critical acclaim in the specialized (architecture) press.
In the villa there's a wide variety of unique memorabilia and antiques, which the owners bought over the years on the Ljubljana and neighbouring regional Italian flea-markets. This handpicked collection gives the house a personal, homey, cozy feeling.
Karst is the plateau region situated east of the Gulf of Trieste. What the Provence is to France, and Tuscany to Italy, Karst is to Slovenia.
The property is located on the edge of a typical Karst hamlet and is composed of two separate houses. Each house is fully equipped, so the two houses offer comfort for two families. The large outside areas (a garden in front of the house which includes a swimming pool, a large stone table, an outside kitchen, a tower with two levels, a lower level garden and a garden on the west side of the first house) are ideal settings both for peaceful relaxation, as well as for social activities and socializing.
On the ground level of the house ,there's a living/dining room with a table for six persons; a fully equipped kitchen (including a fridge, dishwasher, oven,...); and an entrance hall.
On the top level of the house there are two large bedrooms (one with a double bed and a children's bed (mattress length 160cm); the other, with two beds and a bathroom (with a shower, two wash-bowls, and a toilet). Both bedrooms have direct access to a long walk-on balcony and to summer living space the tower.
On the ground level of the house II, there's an entrance hall, a fully equipped kitchen/dining room (including a fridge, dishwasher, oven, dining table for six persons), and a bathroom.
On the top level of the house there is a double bedroom and a large space (a twin bedroom with a living space where the children's bed could be placed if necessary). Both bedrooms have direct access to a long walk-on balcony and to the summer living room at the upper level of the tower.
The tower is connected to the house. It has two floors, surrounded by large glass doors/windows that look out over the hills, and can be opened or closed depending on the weather. You can be inside whilst being "outside" - a wonderful place for relaxation, reading, eating and drinking.
THE EXTERIORS OF THE VILLA & THE LOCAL AREA
There are two gardens on two levels and an additional third garden on the west side of the house with vegetables and herbs garden, and a large wooden table, offering an open view on the adjacent forest and fields. The premises and gardens provide peace and tranquility.
On the upper level there's a wide variety of Mediterranean flowers and plants. A mulberry, walnut and kaki tree, as well as an overhanging vine offer a pleasant shade during the summer heat. Under the walnut tree there's a large stone table for ten persons.
On the lower level garden there's a fig and a kiwi tree, lavender bushes, and an open green grass area.
As a renter of the property you the can enjoy all the 2000 sqm of green surfaces around the property with several different areas for sitting, eating and relaxing.
Recently a heated private swimming pool (size: 10 x 3 meter; depth: 1.40 meter; disinfection by salt-based electrolysis) has been added to the property. Photos are attached.
