Idyliic Tuscan Villa with breathtaking panaromic views and gardens.

Lovely large 3 bedroom villa with cosy feel. The village of Montecatini Val di Cecina has restaurants, a bar, shops and a friday market. The peace and tranquility of the property means it is a perfect place to unwind. The restaurant quality in the village and nearby Volterra is of a excellent standard at reasonable prices. The village has a local restaurant, Pizzeria, hotel restaurant and more. There is a grocery shop, newsagents, bread shop, chemist and other useful shops. An easy drive away is San Gimignano, Pisa, Siena and Firenze. The house has stunning views towards Montecatini and Volterra. Great place to unwind and relax in breathtaking countryside.
Nearby sea at Cecina, for the children there is a waterpark and a Dinosaur Park in Peccioli. Less than 5 minutes drive to the village and also nearby village called Saline di Volterra with an excellent restaurant. Volterra has unlimited choices of restaurants.
The house is set in a large garden with terracotta terraces, BBQ area.
The house is equipped with baby facilities and play station 2 to entertain children. There is a DVD player with selection of DVD's and playstation with games present at the house if so required.

Suitable for wheelchairs ( The ground floor has no steps to enter the property and the upstairs (1 st floor) access can be gained from the 1st floor back door at the rear of the property by a large terrace. This again will mean no stairs for access to bedrooms and bathroom although wheelchairs who have to be taken down a path from the upstairs door to the front door via the outside terracotta. )

The villa is in a very quiet area. It has a south facing garden, a south facing patio area, a south facing balcony, panoramic views, interesting views, a barbeque. If you are driving there is private parking and a garage with the outside areas of the house having external lighting.

the propery acommodates 6 with ease both insied and out - the master bedroom is simply stunning and the lower pation has an amazing view - we practically lived there. the views come with a cost however, the house is half way up a hill (nearly all of Toscany is up the hill!) thus a car is a must to get to even the nearest village lovely helpful owners that gave us lots of advice before the trip as did a friendly neighbour whos up to date local info was priceless. without a doubt, it is by far the best value for money villa weve been in and we have early recommended it to friends.

My husband & I have stayed at this property on numeros occasions. It is a fantastic villa & situated in an ideal location. Highly recommended if you want a fantastic Tuscan holiday.

My wife and I stayed here for a week and had the best time the house is beautiful the people are wonderful and the scenery is breathtaking. My only regret Id that I have not been back. I WILL BE GOING BACK.
