A spacious, well equipped villa in a quiet location. The only thing that would better the property would be a private pool. The shared pool was adequate but not as convenient.

the property was just a described, it was nice and spacious and had everything we needed. the property was nice and clean when we arrived and anything we needed during our stay was seen to perfectly.

The property is as described The house itself is modern & roomy with everthing needed for a holiday .
Two suggestions -
to invest in a decent ariel and modern television, the one provided has extremely poor reception.
I would dispense with the hot tub as this needs regular cleaning especially as it is standing warm water in the heat. I would imagine similar to a swimming pool. It certainly was not cleaned during our stay. The patio area is very sparse and offers little shade or interest
Apart from the initial introduction for the key there was no contact with the management of the property. The mobile signal is very poor for O2 and most of the time we had no signal it is a good job we did not need anything, although it would have been a courtesy to ask if everything was ok the following day.
There was no cleaning or laundering service offered (bedlinen). Though some may not want to pay for this some would.
Fine as a base.

1/ TV far too small bad reception, needs a satalite dish!
2/ DVD player not working properly, no sound.
3/ No cleaning materials provided, cost a fortune just to clean the sink.
4/ Jacuzzi was smelly, we had to empty it out and clean the filter.
5/ Was not told that we would be without water for 2 days on the trot, so could not fulsh the loos or brush teeth.
6/ Double bed very uncomfortable, springs stick in your back.
7/ Shower head falling off the wall
8/ Very slippery stairs, myself and son fell down them and hurt our backs, we are in much pain now.
9/ Water container unit was dirty and we could not drink from it, so had to buy our wated in small bottles.
10/ Smoke alarm goes off everytime you use the toaster. its far too close to the kicken part.
11/ sofa upholstery could do with a wash .

Thanks for your feedback - we will change the TV and investigate a satellite dish.
Cleaning materials are not provided as the villa is self catering, and the cost reflects this.
I apologise for the poor state of the jacuzzi, the water dispenser and the sofas and will take up these points with the management company. Likewise I was informed that the shower head had been fixed and am disappointed to hear that it is falling off the wall.
Water shortage is ongoing all over Cyprus and the villas have big storage tanks. A letter should have been left at the villa to inform you of the water supply situation.
I will arrange to review the smoke alarm although this has not been a problem before.

As a family that visits Cyprus twice a year we knew the area that the villa was in and knew we would like this. We were dissappointed that our get you in food hamper was not provided and Dave has told us to inform the owner/ company we booked with, for refund which we shall be doing. The water shortage was expected so no issues there, but the villa was dirty. Bedding clean, bath mat and floors were not. The area was full of builders dust too, with the building going on up the hill, so made sitting out in the garden during the day dusty and unpleasant with each vehicle that passed throwing dust all over us. So not the usual Cyprus dust, this was caused by the traffic for the new builds. However, you were not disturbed by noise with the building work. Quiet area lovely neighbours helpful and welcoming. No cleaner for the whole 2 weeks we were there. I was expecting a end of first week clean and new towels as this service has been provided in all other villas we stay in. We shall be visiting Cyprus again soon, but not returning to this villa whilst building is going on and cleaners not provided. I know water is short but between visitors the floor should be lightly mopped at least. Area 5 star, Weather 5 Star, villa 4 star with 2-3 star service. Note that the shower head is wasting water, and have informed Dave the Property manager of this.

The owner has sent the following message to you.
I have just read your review and am deeply disappointed by your problems. May I firstly appologise for the lack of a welcome pack - an error on my part in processing the booking. I have arranged to refund you the £25.
I have passed on your comments re the cleaning - it is totally unacceptable to arrive and the villa not be clean and I await feedback from our agent. This has never been a problem before.
Mid let cleaning and laundry change are not currently included in the price but in light of your comments we may introduce this next season although this will necessitate a price increase. The villa is however self catering with cleaning and laundry facilities and this is reflected in the rental price.
The building work should be finished in a few weeks and this will hopefully reduce the Cyprus dust.

We thoroughly enjoyed our holiday because everything we needed was provided at the villa. It was very private, and although Orilkini has a lot of new building going on we were never disturbed or affected by it. The amenities within the village were fine and the locals were very friendly.
We travelled the island at ease the as everywhere was very accesible from Oriklini.

Good details to get to property and quick key transfer. Villa as described. very well equipped kitchen, everything you could need. Bedrooms very comfortable. Two hairdriers found - one in each bedroom wardrobe. Loved the hot tub, which is becoming popular, and communal swimming pool on corner of Block A was very clean. Properties either side and many others do have their own private pool. Views not that great as there is a lot of building work going on (not noisy or disruptive however).
Had been warned of water shortage but it was adequate for our needs. Hot water took ages to come through so mainly boiled kettle for washing up . Best hot water was in the shower!
Only needed to phone twice-once on arrival to ask about aircon (key fob goes in the slot by the front door) and once to ask about where to leave keys an departure. Instance access to support with emergency telephone number.
The red folder was good with places to eat and general information, maps etc ( La Mantra was dead but La Garda was very good). Fish and chips at Dekeleia on the front were the best we had ever tasted. Two very good bakeries in the village. Get stamps from the bookshop.
You will need a car, or be prepared to pay for taxis as it is quite a walk to the village shops or to get out and about. There is a bus from the village, we never saw it so dont know how regular this is. We had a lovely time. So relaxing, we could have just sat on the balcony in the sun all day! Thankyou.

Fine house, though with less privacy than we guessed from the pictures. We (family of four)were without water on the 1st and part of the 2nd day after our arrival, until the caretaker came and switched on the pumps. In the meantime, we could not wash, use the yacuzzi or do the laundry etc, which was not pleasant, considering we had paid over 400 GBP for the week.
The pictures of the interior were cosier than the actual rooms turned out to be. The promised hairdryer was nowhere to be found, so my hair was a mess for the week.
But we slept well and enjoyed the communal swimming pool, to which we resorted for showers.
Oroklini is a pleasant village, we actually bought a place ourselves there last week.

A very well equipped villa, comfortable, with a south facing patio. The area is quiet and although there is some building work close by it did not disturb us and will no doubt soon be finished.
The village has some excellant tavernas and a very well equpped Supermarket. There is also an Internet facility in the village.
The agents met us as planned and were most helpful during our stay.
Having previously stayed in an Hotel in Larnaca i found the Villa to be far more relaxing and enjoyable and would certainly choose it again.
