Lovely property in quiet neighborhood. All mod cons, very comfy. All you hear are the birds and the dogs. Little shop has most things you need. You need a car and there is nothing much near by. We could not find the river. Biserka very kind and helpful, took us to the supermarket on the night we arrived. Would love to go here again.

The villa and pool are very spacious. Lots of storage in the bedrooms. The villa would benefit from more plates/cutlery in the kitchen. THe pool is huge and I would recommend paying for the heating of the pool to make sure that you can use it as much as possible. Two drawbacks: 1) no outside eating area - the villa could do with table and chairs to allow this 2) the villa is in the middle of nowhere - there is nothing to do except relax which is great but dont expect much nightlife in Varna either! Eating out very cheap although meat grills tended to be good, rest came out of freezer into deep fat fryer or microwave which was a bit of a disappointment.

The first thing to say about this villa is that if you are looking for nightlife and excitement this villa is not for you. The restaurant has shutdown and apart from the village shop and the church there is little else. No restaurants or bars within easy reach.
That said, the village is wonderfully quiet and the beach just 5 minutes drive away is beautiful.
The villa itself is quite superb. The bedroom and ensuites are excellent and the kitchen it well appointed. I take note what people have said about the stairs and they are not great for small kids but if you let this stop you from booking this place it would be huge mistake.
What really sets this villa apart form the others we have rented is the sensational swimming pool which is without doubt the best we have ever come across in a villa. Do get it heated well worth the extra.
My wife and I along with our kids aged 3 & 9 and grandparents in their 60s rented the villa for 12 days and had a brilliant, relaxing time and would recommed this villa highly to anyone looking for a quiet holiday.

We really enjoyed our stay at this villa and especially the lovely pool. Biserka was very helpful at all times and everything was as we hoped for.

The property was great value for money, met our expectations and had been accurately described. Being met at the airport by Beserka was most helpful, including a detour to a supermarket in Varna. The villa is off the beaten track and a car is essential, but the drive into Varna took less than 20 mins. Having followed the stairs debate in previous reviews, the design isnt great but our children (9,7,3) managed not to fall down!

The property is great it is clean and tidy with good facilaties. It has an excellent pool,the BBQ area is fantastic and you can get most things for the local Shop.
The only thing that let us down about the holiday is the fact that it is so far from anywhere. The river of Kamchia is dirty and smelly and the costal resort of Kamchia is a gypsy camp and I would not advise anyone to go there. The beach is covered in driftwood and dog dirt and the resturants by the river are empty and the surroundings smelly and dirty. I have been to bulgaria many times and stayed in local villages and have never seen anything so horrible as Kamchia.
Varna is lovely but is a bit of a drive, no bus from the village and taxis are expensive so must have a car.
The local Bar closed last year but you can join the locals for a beer at the shop which is good fun, but that is all there is in the village and bear in mind that the shop is shut on Sunday which is not mentioned in the villa guide.
We had a good holiday only thing that lets it down is the location.

We stayed at the Villa Kevanne for the last two weeks of August and loved it!
Our party consisted of two kids aged seven and nine, couple in our late 40s and the grandparents who are in their 70s and 80s and there was really something for all of us.
The pool is fantastic the best I have seen in a villa. We paid a little extra to have the water heated and it was worth every penny!
The grounds are great. The kids loved picking the abundant fruits and just having the space to run wild in saftey!
The villa is enormous so even though there was 8 of us we never felt on top of each other.
Kitka is a lovey unspoilt village, you really feel that you are seeing the real Bulgaria.
Collecting the milk from the local farm is a must!!
The local bar is great for a drink and the food is good too. They even had a barbeque one evening which was great fun!
We rented a hire car and I think that this is a must as the villa is off the beaten track but even so is still in reach of many attractions.
There is so much to see in the area and further afield that we will be going back next year!
PS. We were slightly worried about previous reviews mentioning the stairs and have to say yes they are not ideal but we drummed it in to the kids not to run up and down and didnt have one incident so please dont let this put you off.

Fantastic property set in superb location really clean and tidy easy to keep clean and plenty of room.
we went out every day but would have loved to spend a couple of days just relaxing around the pool but we did not really have the weather :( maybe next time,
I can honestly say having booked other villas both in Bulgaria and other countries this is the top value for money and comfort.
Brilliant comunication with villa owner and his manager even bought us milk so we could have a cup of tea on arrival what more can I say!!

Property was in very good condition internally and swimming pool was great.
Couple of minor issues:
- stairs are not safe for youngsters as they are very narrow and at a tight angle at the top.
- there is no lock on bedroom doors out to the balcony which was a concern
- garden area behind the pool in overgrown and not usable for kids
- village is very remote and you need a car to go anywhere

This villa provides spacious accommodation for for 8 adults. The pool is one of the best we have had on holiday and particularly suitable for young children who have their own 75cm deep section. Having it heated at extra cost is worth it.
The only note of caution is to do with the staircase to the first floor which sweeps round severly at the top. I would not let small children use it without supervision. My children who are 15 and 11 had no problem but we were all always very careful.
The village of Kitka is very quiet. The local cafe serves food and drinks. There are a number of English locals who frequent this cafe. There is a mini market next door which is clean and tidy but not that useful for shopping. The main supermarket is in Varna some 20km away.You can get everything you want there much like at home.
There is a new restaurant in the next village along about 6 mins away by car which we found to be excellent.
The villa owners manager Christo and his wife were both helpful throughout but we did not really need to trouble them.

If I had to rate the Villa/pool out of 10 it would definitely be an 11............... One of the best holidays we have ever had.
