I stayed in this property with a friend for 3 nights where we were met by the owner on our arrival who told us to ring if we had any problems. The apartment was beautiful with lovely views and was exactly as the photos on the site showed. We were right in the heart of Brighton and anything we needed was in a minutes walk. The flat was clean and the kitchen well equipped. We could not fault it in any way. It was good value and we would both hightly recommend to friends or family.

Lovely property, nice and bright and well furnished.
The two bedrooms were really comfortable, although the seagulls can be noisy!
The lounge is a little noisier if someone is using the sofa bed, but it wasnt really a problem.
The owner is very attentive and was friendly and helpful when we needed something.
All in all, would definitely recommend to anyone, and if we were coming back to Brighton, we would certainly enquire about coming back.

Ideal location, lovely apartment, lovely owners. Only down side was if sharing 6 people, thus using sofa bed. It was noisy outside at night due to cabs and nightclub for the sofa bed users.
This i hasten to add would not stop me going back as i bought ear plugs and had no trouble sleeping.
You cannot get a better location for EVERYTHING. The apartment was trendy and immaculate. I had constant praise from my fellow residents that i had made a good choice in the accommodation.

The apartment was fantastic! Jo was amazing in the run up to the weekend, providing me with all the info I needed.
Upon arrival the apartment was in perfect condition - clean, welcoming and very nicely decorated.
All essentials were provided in the bathroom, kitchen and bedroom. Apartment was in a prime location - we saved bucket loads on taxis and we were right opposite the pier.
Jo made clear she was always on hand and made us feel so welcome and reassured - what a lovely lady! Overall, a fantastic stay and we are already thinking of coming back - only downside, a little noisy at night but that is to be expected in the centre of Brighton

It was as i expected, very centrally located, ideal for us. It was noisey but that was to be expected, probably would have been ideal for 4 but a little streched for 6 as the living room was extremely noisey after 2a.m.!! However our party dealt with it. It was well equipped and the remaining beds were very comfortable. I dont think Id recommend to young families, but I dont think Brighton is the place for families with young children to holiday

Last year my mum and I was in the apartment for two weeks and we enjoyed our stay so much. Now we are so much happy because we will arrive very soon. We love Brighton and we com here since 1993 and now - sice 2009 - we have the best apartment for our holidays in the whole world!!!!
Dear Jo, you gave us a very warm welcome and so much help. My english is so bad but you had help with Chris who speak german and I was happy.
The Delaney is so lovely. We slept like babies in your beds. The whole flat made and make us feel like home again. Thank you very much for all.

We had a fabulous time at The Delaney apartment, we were there for pride week, being so close to everything made it stress free and meant we could make the most of our time. The apartment was lovely, better than it appeared on website and it was nice to meet Jo after our long journey. Despite being very close to busy main road and clubs the bedrooms are quiet and we all slept very well. I was very grateful to have been sent the detailed information regarding appliances,rubbish disposal etc in advance of our arrival, and Jo was very easy to communicate with throughout the booking process. My only negative points would be that we were very paranoid about damaging the floor, it is very beautiful, perhaps a rug/mat in the hall would protect it when people are coming/going with cases and shoes on, also some coasters to protect tables? I hope Jo would have us back as we could not have found a better place to stay.

Hi Debbie, Im so glad you had such a great time - but Im sorry to have made you feel paranoid about the floor!!! The last guests accidentally damaged it and Im quite protective over it... although Id never want it to ruin your holiday!!! There are pads on all the furniture but I will double check these dont need renewing - thanks for the tip - rugs are too difficult to keep clean. You left the place in immaculate condition and I would be most delighted to have you back any time. Very best wishes, Jo

the delaney apartment was perfect. the location is excellent for everything - beach, shops, pubs/restaurants etc. the apartment has absolutely everything u could need for a short or long stay, and its these things that make a stay in the apartment perfect. jo was extremely helpful right from the initial enquiry through to us meeting on our arrival.

We had a lovely stay at the Delaney Apartments. Jo was extremely helpful in ensuring we had everything we needed, including going out and buying a travel cot!
The apartment is lovely and spacious, with all the fixtures and fittings you could want and it is in a fantastic location, just 30 seconds walk from the pier or 2 minutes from the lanes.
The only downside was it can be noisy at night if you are sleeping on the sofa bed in the lounge, although as England were playing in the World Cup that night, we may have just got unlucky! The seagulls can be pretty vocal at daybreak, so I would recommend earplugs if you are a light sleeper.

Location, location, location. This flat has it all for a family of four washing machine, full kitchen, with bus stops and groceries nearby. Plus its just a couple of minutes walk from the Pier, the Lanes, and many of the other lovely amenities that Brighton has to offer. We had a great time there. Many thanks to Jo, the friendly and helpful manager. My only complaint: I had to leave. I wish I could live there!

Went with a few girlfriends for my 21st birthday, was probably the best birthday ever.
Loved the apartment, location, decor, space, everything!

We were very happy with the Delaney Apartment and would certainly recommend it. The location and the facilities both exceeded our expectations. There were lots of little touches that made it especially welcoming - a very well equipped kitchen, for example, and a DVD and CD player with a selec tion of DVDs and CDs.
We visitied over New Year 2009/10 when it was very cold. But the heating in the apartment was excellent and it was always very welcoming to return to.
Jo, who manages the apartment, met us on arrival and was very helpful.
Overall, a very positive experience and I would rent this apartment again.

The location is perfect. Central, near everything: sea, Royal Pavilion shops, busses.
The apartment is very clean, well equiped, very quiet if you except the noise from the trafic. But since the sleeping area is in the back it is possible to get a good night sleep
Jo was patient and extremely helpfull when I had difficulty with the WIFI (all my fault, I have to say: I hadnt put the letters of the code in capital letters has was written).

Great flat and superb location near the pier. The kitchen was an especially nice surprise - it was large and well-equipped, so that we were able to cook our own meals (using fresh produce from the nearby shops). There were also lots of nice and thoughtful extras - cleaning products, free Internet, a DVD collection and games. Overall, we were very happy with this and would return again in the future. Thanks!

The flat and the location are superb. We were a group of six- three children and their mums. Joanne was very kind and the flat was very clean and fully equipped. I am very grateful to the neighbours downstairs who were very considerate about us being with three children. We hope to be back next year.

I would recommend to friends everything was fabulous, the apartment was spotless and easily large enough to accommodate 6 girls although there is only 1 toliet which was sometimes an issue ha ha and also if staying on the sofa bed in the lounge dont expect much sleep as the noise from the street below is pretty bad however this only bothered us on the 1st night when we stayed in as it didnt really matter when we too went out drinking! Despite this we had a fantastic stay it is a home from home really and we were well looked after, the balcony too is a great bonus with a view of the sea and pier! Overall a fab weekend was had by all!

Very good communication and contact with Jo Harfield during the process of booking - and also meeting us at the flat.
Flat was tidy and clean - and very cosy to live in. Great welcome booklet with all necessary information.
We enjoyed our stay in the Delaney Apartment very mych and will be back in August. This is definitely the place for us to stay when in Brighton once or twice a year.

Gorgeous apartment right next to the pier and beach and near the lanes in Brighton. Location couldnt be better as everything is a very short walk away.
The apartment itself is beautifully presented and everything you could need is on hand. We travelled with our one year old daughter and the apartment is certainly child-friendly so would recommend as a base for a family holiday. It is on the first floor so buggies etc need to be carried upstairs.
Jo who manages the apartment was very helpful and was on hand to answer questions etc when we arrived. The place was spotless and in my opinion offers great value for money.
Look forward to staying there again in the future.

On arrival, we were greeted by the owner, who was very helpful and pleasant. The well equipped apartment was superb, immaculately kept and in very clean condition. The flat was in an excellent location for us since we were walking distance to the Lanes, Clock Tower, Trains, the sea, and bus stops (both National Express and Local).
The owner was very quick in responding to inquiries and cared about our concerns.
The flat was wireless, which was a great bonus for us and the bedrooms were located in the back where the street noise did not disturb us at all.

The Delaney Apartment was ideally situated in the middle of Brighton and very close ot the sea front making it easy to walk everywhere. There are two night clubs underneath the apartment, but the noise was bearable. The decor and layout are ideal for anyone. The kitchen is very well equipped. The Delaney apartment is in perfectly located for exploring and enjoying Brighton. It is well equiped all of which comes with instruction manuals - a real plus, and there were bonuses, from our perspective, books, CDs etc which really turn it into a home away from home. the apartment is also beautifully and tastefully decorated.
The only negative was the parking, which is more a reflection on Brighton we should have disposed of the car for the duration of the stay.
We thoroughly enjoyed our stay and I would certainly stay there again.

Beautiful property that was exceptionally clean and beautifully decorated. Location was unbelievable! Close to sights, rail station, shopping and entertainment.
We were amazed at the money we saved by having a flat and a Brit-rail pass!

Great location and beautiful apartment. The only negatives were the fact we did not have enough towels for the 5 of us and that we had no one to meet us on arrival, but Jo was more than helpful over the phone and didnt cause us too much of a problem.
We had an excellent weekend and will definately be coming back.

I'm very sorry there were not enough towels for you all - when I inspected the apartment before you arrived, I noticed the lack of towels and asked the cleaning company I use to take more - so this should have been rectified. We were greeted by the owner Jo who was very nice and welcoming.
The apartment was very clean and tidy with everything we needed for the weekend.
Great location and good for our young children too.
We did put our bin bag outside on sunday evening as requested but the seaguls had attacted it by morning. Aparently if you hang the bag from the railing the birds don't attack!!!

I was in the apartment for two weeks, yet no one came or called to check if everything was ok and no one came i n to clean or change the linen as ad been mentioned in the contract.
I would like to know when the two hundred pounds will be returned. regards Mrs Rosina

Hi Rosina, I’m sorry if you feel let down that no one called by the apartment during your stay. This isn’t usual practise for a holiday let as most holiday makers find it intrusive. I met your sister at the apartment on two occasions and I checked with her that everything was ok, so I would not normally visit another time unless there is a problem.
Regarding the linen change, most customers prefer to save money and do their own laundry, therefore this is not included in the rental price but as an optional extra.
Your deposit is automatically returned to you within 7 days of departure.

The apartment is in an excellent location, right opposite the pier and very close to bars, shops and restaurants.
The decor and facilities within the apartment were fantastic, and it exceeded our expectations. We were given a friendly welcome and helpful advice when we arrived.
We would recommend it to anyone considering staying in Brighton.

"The property was AMAZING! The photographs and description do it no justice, it was so modern, clean, tidy and well equipped it was perfect. The location is great, you can see the sea from the balcony and the nearest club is literally 10seconds away. It was excellent value for money, considering local B&B's charged a great deal more than we paid for the apartment, especially in the August Bank Holiday weekend. I would undoubtedly recommend this accommodation to a friend, we are already planning to return within the next six months! Brilliant!"

"The apartment is very well equipped and it was lovely and clean when we arrived. We were travelling with a toddler and a baby and after moving one or two ornaments etc we found it easy to accommodate the little ones without major safety or breakage worries. The only minor issue was the noise from the street on weekend evenings/nights, but it wasn't enough to stop us recommending the place to friends already. Jo gave us a really warm welcome and even her friends were on hand to help us get our bags inside when we arrived! Overall a really good holiday in a very nice and well positioned apartment."

"With a warm welcome to the property by the owner and an initial tour around, we were exceedingly happy with the high standard of the apartmernt and the 5 star location, for the sea front, the Pavillion and the Lanes all only a 5 minute or less walk away. As first time new parents and our first trip away with our 3 month old son in a non-hotel venue ( a first for us), this was a new adventure. Always ones for luxury as a young married couple, we felt we had not left any of these comforts behind by using the Delaney apartment and hope to return soon. The only downside for us for the weekend, were the fireworks let off right outside the apartment at 3am, but as November the 5th had just past, I suppose this is to be expected of happy go lucky clubbers, but not apprecited by new parents of a 3 month old baby. No fault of the apartment though."

"Had the most amazing time staying there.. was so sad to leave. We spent half our time in the actual appartment because it was cushty. We made ourselves at home and couoldn't beleive how quickly the week went. The shower was lush and everything was in the appartment that you could possibly need including FACIAL WIPES hehe. The owner seemed lovely, very welcoming. WERE BE BACK. :P xxxx"
