every thing about the villa perfect exactly what we wanted

We stayed at the villa at the end of January 2011. I have written the review about things that I would have like to have known
Villa - very nice from the outside with a nice pool but only 3 sun loungers for 8 adults and cushions not provided for the hard wooden sun loungers. It would be lovely to sit outside at night but we found this impossible due to the number of mosquitoes, of course not the owners fault as this is what you get in a hot country but no amount of repellent kept them away.
The bedrooms upstairs were very nice and spacious, the bathroom had a wet room set up but the ensuite had a shower over bath which was no good to use as a shower as it was attached to the wall at waist height. there was a nice terrace from the upstairs master bedroom and the sitting room. Sitting room is a loverly size with plenty of comfortable chairs but we found the TV far too small for such a big room and hardly any channels other than Thai
We had a few issues that the owner put right very quickly such as bath and shower not working properly, kitchen dirty when we arrived. we also had visiting cockroaches and a frog downstairs in the villa
The dining room is very large but not very welcoming as no storage cupboard for mops, buckets, ironing board etc so all out on show, including bbq
The location is quite far out but it does say that in the details and we did find a tuk tuk driver who took us everywhere as soon as we called him. 7/11 is 15 min walk but there are loads of stray dogs just outside of the villa complex so not a pleasant walk
From reading reviews we had assumed that the complex had a bar and small cafe but this is no longer there
Hua hin is about 12 minutes in a tuk tuk or taxi and costs around 150 baht each way. Big tesco in Hua hin for provisions for villa, our tuk tuk driver dro pped us and waited an hour for us to finish our shopping an d then dro pped us back at villa, great service
Lady called Tai met us at villa when we arrived and sorted all problems when we were there and deposit was returned quicly and with no issues
Overall a nice place if you like peace and tranquility (apart from bird and dog noises at 7am every morning) too far from town and beach for our liking

Property was adequate and was more than enough space for 5 adults and 2 children. Gardens were attended to everyday and the saurrounding neighbours were very pleasant and helpful.
Security onsite was excellent and they organised taxi service for us immediatly when required and the location was perfect for all we required. I will go back and would recommend to anybody

We were very happy to stay at Villa Katwa.The size of the property was probably too big and we had a big party so not really a problem.
The only problem we had was one with water which ran out due to problems not related to the property, but this was quickly sorted.
The swimming pool and outside area was very nice and well maintained and we felt very comfortable during our stay.
The house is in a nice, quiet estate not far from the main town and we felt very safe there.
We would happily stay here again and would recommend it to families or groups who dont want the hassle of hotel life.
My only criticism would be that the beds were not to my liking and were a little to hard but this seems to be a Thai thing.All in all very good.

The house is well kept up and maintained. It has everything you need and easily accommodates 8 people (we had 11 people in our party). It’s a very nice western style house on a quiet complex. The air con works fine and there is out door furniture & bbq. You do need transport as it’s about 10/15 minutes away from town. James next door was very helpful and made us feel very welcome. I would definitely stay there again.

The villa was everything we hoped for. Big, bright, beautifully furnished and incredible value for money. The gated estate is about 2 miles out of Hua Hin, but easily accessed by tuk-tuk or taxi for 200 baht. We used Mr Bung, who was recommended to us by next door and who was always reliable and cheerful. Its quiet, apart from the usual barking and howling of Thailands enormous population of stray dogs. The pool was a godsend in the 90+ temperatures (as was the house air-con), tho the filtering system struggled a bit! If we were to return to this part of Thailand, we would not hesitate to stay at Villa Katwa again. Finally, a word of thanks to James and his family who kept an eye on us and provided us with lots of useful local information.

As we were only one couple who occupied this house, we found the property a little too big for our needs, but if it were to be rented to a family with children or to two or more couples, this house would be perfect.
Avalon village is a well maintained complex and the only down side to the village is its situation to the town. You would need transport to get into Hua Hin and both the road junction and railway crossing into the town is an experience in its self. The house was well equipped with all appliances a family would need was well maintained.
We enjoyed our stay in Avalon Village and would consider returning with friends or family.
The owner of the house was actually living across the road from us when we arrived and was very helpful and hospitable and we would like to say thank you to Wayne. All in all a very enjoyable time in Hua Hin.

after travelling from manchester uk, we met our thai family in bangkok and taxied to avalon village, and to villa katwa, WOW the place is huge, easily catered for all our needs, the kids, 2 english, and 2 thai and a baby. the pool was so safe as there is no deep end, so the larger kids (10 years) could stand, Nina our daughter (4 years) was safe with arm bands. The gardens are beutiful and the seating areas outside are so relaxing. Everything you need in a western style kitchen, music system, so bring your CD`s, TV DVD excellent, in the evenings kids upstairs watching DVD`s adults outside drinking and bbq-ing by the pool. Writing this makes me feel we are all back there. ENJOY !!!!!!!!!!! we certinly did.Thanks

It was the most idyllic place to holiday. The house was absolutely beautiful, very spacious with a magnificent dining area and even bigger beautiful lounge area with its own sumptious sofa's and state of the art TV system. Bedrooms are really spacious with air conditioning and elegant top notch bed linen and curtains that made us feel that we were in a 5 star hotel. Bathrooms had both bath and shower and were of a very high standard.
The kitchen is very well designed and had all the requirements anyone could need, it included a wonderful breakfast bar which faces onto the dining area and you can look out through the double doors to the pool and feel that you are in Paradise, 'we spent many hours relaxing at the bar chatting, eating, drinking, singing, listening to music or just quiet times reading from the range of books that were available.
Surrounding the front of the house there are two beautiful balconies (upstairs and downstairs)where you can relax at night and during the day taking in the wonderful weather listening to the different sounds which were amazing like the early call of the monkeys, the sounds from the local elephant village and the chanting in the distance of the monks from the monastary, at other times it was totally quiet and you can actually feel at total peace.
The house is surrounded by its own beautiful private garden with a well established lawn planted with a glorious display of flowering shrubs including flowering Jasmine which attracts some beautiful exotic birds. The gardens are really well looked after and they are attended to with great dedication.
At the side and rear of the house is a fabulous pool which is the largest and prettiest on the site. Adjoining this is a private well designed patio/lounge area which again is private and wonderfully designed in line with access to the house.The patio has exceptionally well made sturdy comfortable furniture. There is also an outside shower which is missing from many properties we have visited. There was also a barbecue and we had some lovely party evenings out there with the barbecue cooking local delecacies and sitting by the pool taking in the atmosphere.
There is also a washing machine which we didn't expect.
Everyone was really friendly and nothing was too much trouble for anyone you spoke to, this could range from asking about local areas to even offering you a lift to town.
The site was very well laid out and included a local bar which served tasty snack meals and this also had a shop facility. You could relax there, take in a game of pool and enjoy the local beer.They also encourage you to use the swimming pool that is at front of the bar.
Hua Hin the town is reached easily by tuk tuk which can be booked at the local bar or rent a scooter or car (rental rates are very reasonable)we tried both.It is a hive of activity and you will be spoilt for choice by the vast array of eateries which range from the authentic Thai delecacies to the worldwide Mcdonalds, personally we tried as much Thai food as possible. There is the wonderful night markets where you can purchase many wonderful things at the lowest prices in the world 'so take an empty suitcase'.
Well the beaches! they are just off the main street and are like something from a film book, all we can say is Heaven.
There are so many places you can travel to from the house as is is situated in such a great position, you can go out sightseeing or the liveliness of the town and return to the house of tranquility.
DONT MISS A CHANCE OF A LIFETIME.

The property was large and adequately furnished, it had all the equipment needed although if you were going to eat often at the villa a dishwasher would be good.
The lack of air conditioning was a real problem for us, it was very hot in the bedrooms and the fans are too direct and ineffective as a method of cooling.
The beds weren't made on our arrival and after a long travelling period I thought that was poor, and the outdoor furniture was all left inside for us to move, some of which was very heavy.
We were not met by an English speaker at the villa and there was no handover or any explanation of how appliances worked etc, we saw no one the whole time we were there and no one came to collect the key, we had to leave the sheets up at the site laundry and the key with the security guard at the gate, because we didn't know what else to do with it.
All those things aside the property is adequate, the pool is small but very pleasant, the location is quite a way out of town but the taxi's are cheap, so although I wouldn't recommend it to a friend it's not a bad spot for a weeks holiday.
