VILLA JULINE, ACCOMMODATION

Perfect, exceptionally spacious family accommodation and an ideal base for exploring Kalkan and the surrounding area. Villa Juline can accommodate up to 8 guests over three floors making it ideal for two families, a large extended family or a group of friends travelling together. There are breathtaking views from all balconies over 3 floors. Every room has efficient air conditioning and mosquito screens are fitted to all windows and doors. The villa has easy access to all amenities including the local weekly market for bargain hunting and many excellent restaurants for eating out. Alternatively, if you wish to dine in, the largest supermarket in Kalkan (Yali) is only a 5 minute walk away where you will find everything you need. Butchers and greengrocers are also situated in the town centre.

The location is quiet and yet only an 8 minute downhill walk or a 3 minute drive to the many restaurants, shops and facilities of Kalkan with buildings covered in bougainvillea, winding cobbled streets, a picturesque harbour, a small pebble beach and beach clubs. Stunning, sandy beaches are nearby. There are many ancient sites in the immediate vicinity including Xanthos, Letoon, Pinara, Tlos and Patara.

The bus station is 3 minutes walking distance from the villa and provides a cheap and frequent service to the surrounding areas - Patara beach 15 mins Kas 20 mins Fethiye 45 mins Oludeniz 60 mins and Antalya 190 mins.

GROUND FLOOR

An open garage under the pool terrace with stairs leading to the front door. Spacious open plan lounge/dining room with air conditioning, fully furnished with cloaks cupboard and dining table to accommodate 6 people. The lounge has an open fireplace, TV, DVD player, CD player/radio and seating for 6 people. Many windows make this a light, airy room with beautiful views. Double patio doors open to covered veranda and large patio/pool terrace. An additional set of double patio doors lead to the garden at the side. This villa differs from others by having a separate kitchen which is well equipped and overlooks the gardens. There is also a downstairs shower room. A marble staircase leads to the upper floors.

Bedroom 4 (top floor): Twin bedroom leading on to large roof terrace and access to wet room also situated on top floor.

Utility Room (top floor): Washing machine, iron and ironing board and clothes airers.

OUTSIDE

There are well tended gardens to three sides of the villa with a variety of blooms including bougainvillea and banana and lemon trees.

The elegant, very spacious patio area with stunning views contains a private pool and is equipped with 8 sun loungers, 2 umbrellas, side tables and an outside dining table with 4 chairs. Perfect for swimming and relaxing. There is also a covered pergola providing a shaded area containing a wrought iron settee and two chairs.

All external areas including the pool are lit at night. A large balcony on the first floor covers the front and side of the building. There is a large sunroof terrace accessible through the top floor bedroom, perfect for private sunbathing. Off road parking is provided.



KALKAN AREA
Kalkan is a Mediterranean harbour village with buildings covered in bougainvillea, winding cobbled streets, roof terraces, restaurants and bars. A picturesque harbour with a recently extended shingle beach more than adequate for swimming and sunbathing and stunning sandy beaches nearby.

As a village, Kalkan is far more sophisticated than the average holiday resort and is situated on the Turkish Riviera. It is packed with arguably the best selection of quality restaurants outside Istanbul and those who have discovered this Mediterranean jewel return again and again. One of Kalkans biggest assets is the warm welcome you will get from the locals, ask any previous visitor to the village and they will tell you all about the friendliness of the people, both in the hotels and in the village itself.

By daytime Kalkan is very quiet and peaceful. Stroll around the village, look around the small interesting shops, little carpet bazaars and arty jewellery shops and enjoy a glass of apple tea with the local shopkeepers.

Take a sea taxi from the harbour to Kalkans beach clubs where you can swim or snorkel.

Take a cruise aboard a gulet, which takes us over the clear blue waters for which this enchanting area of Turkey is renowned and offers great value for money.

A dolmus (a local bus) from the bus station takes 10 mins to reach Kaputas Beach, a lovely sandy beach perched at the foot of a ravine.

To the west is Patara Beach, regularly featured in lists of the top 10 most beautiful and undiscovered beaches in the world and its 18km of sand make it easy to see why. Patara contains many ancient ruins as well as being the birthplace of St Nicholas. The whole beach is a protected area due to the turtles who nest there.

By night Kalkan is lit up with coloured lanterns displayed outside the numerous shops that line the quaint cobbled streets. As well as the variety of quality eating places on offer there are outdoor cafes and bars catering for varied musical tastes.

You can sit cross legged on killims or floor cushions and sample Turkish dishes in the traditional way or indulge in an orgy of seafood in one of the smart waterfront restaurants.

Because of its great charm, Kalkan has a growing number of perennial visitors who say the town is the only holiday destination they would choose to visit repeatedly. There is simply no other town quite like Kalkan along Turkeys coast.

THE TURQUOISE COAST/LYCIA REGION
Sparkling turquoise seas, endless golden sun kissed beaches, bathed in sunshine for nearly 300 days a year, and local Turkish hospitality that is second to none. Kalkan is set in a beautiful area of Turkey, scenically spectacular and steeped in history, right in the heart of the old Lycian region.

There are many ancient sites in the immediate vicinity including Xanthos, Letoon, Pinara, Tlos and Patara. Slightly further afield are the marvellous sights at Kekova, Demra, Myra, Phaselis, Olympos, Aspendos, and even Ephesus is within reach (although this requires an overnight stay). Also a simple trip up to the mountains behind Kalkan will surely take your breath away. If you are feeling energetic it is possible to snorkel, scuba dive, windsurf, paraglide or go mountain walking.

At Kekova you can hire a boat over to the pretty little harbour at Kale and clamber up to the hilltop Byzantine fort past the eerie sarcophagi of the ancient Lycians.

At the village of Bezirgan you can watch as carpets are woven and at Arycanda there is a wonderful archaeological site, whose remains and setting rival thosse of Delphi.

The combination of a wonderful climate, turquoise sea, beautiful beaches, stunning scenery and numerous ancient sites makes the south coast of Turkey the perfect place to holiday.
