The apartment is located in centre of the city and its easy to reach the attractions. Bus stop is very close to the apartment but we were mostly walking as main attractions are only 15mins walk. Pros: - Apartment is very clean and all towels, linens were clean as well - Close to the city centre and many restaurants - Large bedroom which has seperate wardrobe room - Bathroom is nice - Central heating system - Wi-fi Cons: - Apartment is located in minus level 2 but at the same time it has nice garden. This is due to House being located on the hill. So from one side it is minus level 2 but from another side its ground floor - Apartment has only one window

We visited the city for a couple of days for my birthday and the apartment was perfect. Upon arrival there was a selec tion of towels beautifully presented and also, chocolates,wine and a selec tion of hot drink options. The apartment was spotless and had everything we needed, we would definitely come again!

We attend the Fringe Festival each year and this time found a little gem of a place to stay. The owner could not have been more helpful, the place itself is excellent. I would recommend this to everyone without hesitation and will be booking again for next year!!!.

Apt was very clean, cute and had lovely french doors leading to a private garden with patio. Bed was extremely comfortable, Plenty of room for hanging clothes in wardrobe. Conviently located to Princess st and the Castle. Lovely pub just around the corner with great people!! Bathroom is tiny but suitable. was very comfortable the entire stay. very quiet flat,no street noise or noise from other tenents.

A lovely, well kept property with a large living room/bedroom. The bed was luxurious ensuring a good nights sleep. Within walking distance to attractions but also close to bus stops. Very welcoming owner who made us feel very comfortable.

A beautifully presented garden flat, perfect for myself and my husband for our long weekend in Edinburgh. Clean and fresh with a comfy bed, super shower and cable TV, great for relaxing after a long day exploring and visiting family. A lovely personal welcome from the owners son. Pleased to find milk (and a bottle of wine!) in the fridge, with emergency tea and coffee. So close to cafes in Stockbridge (downhill) or Frederick St (uphill) that we breakfasted out, but a fine Sainsburys in Stockbridge (5 mins walk) would supply all your self catering needs. A bus into town (think it was a 36) can be caught from Hamilton Place in Stockbridge to save walking uphill! There are two flights of stairs down to the flat and as you have seen the choice is to walk up or downhill when you get out again, I think this is worth mentioning, for anyone who may have a heart condition or mobility problems. We will definitely stay here again if it is available on our return to Edinburgh

Lovely apartment in an excellent location. The owner was very helpful and prepared plenty of information as well as milk, wine, and chocolates. The kitchen is small but functional for two people. The apartment is down two flights of stairs but gets plenty of light from the patio doors off the bedroom.

A hidden Gem, clean, well equipped and modern. Small but adequate bathroom and kitchen, lovely lounge/bedroom with patio doors to a secluded garden. A five minute walk to Restaurants, bars and sightseeing. Well worth a visit. Will book again soon

This is a great place to stay in Edinburgh. Located in a quiet zone, its near to the principal streets and monuments of the city. You can be in Princess Street in five minutes by feet. The apartment is very comfortable and has everything needed for a perfect rest after long walks through the city. (Big comfortably bed, a small but useful bathroom as well as the kitchen, full equiped, and the main room which have all the modern facilities availables). The owner was very kind with us and very concerned to explain all the details of the apartment.

The apartment is really lovely, spacious, quiet, in a smart part of Edinburgh. It has a very comfortable large bed. It is all spotless, very tastefully decorated, everything we needed was there, even a patio table and chairs for the small secluded garden. It is also within easy waliking distance of the centre and good restuarants. We will definitely come again, thank you!

This was our second stay at the Playfair Apartment so we knew what to expect. It is an extremely comfortable, well-appointed apartment which offers a home from home after a hard days slog around the Fringe Festival events. Ideally situated within walking distance of the city centre and on a regular bus route. Already planning our next visit.

The place is very well run. It meets the description, as being tastefully equipped. The furniture is either barndnew (as of 2011) or very well maintained. The landlady has put a bottle of fresh milk, some orange juice into the fridge and a bottle of red wine oton the table. The small terrace allows you to sit in the evening sun. The apartment is absolutely quiet at night. I would definetely recommend the place to others. I am travelling a lot (by my profession) and know quite some other objects for comparison.

The best apartment we stayed in during our seven week holiday across England, Scotland, France, Belgium and Italy - beautifully appointed (it felt like luxury), convenient to quality restaurants, good provisions for weary travellers, very quiet, a great courtyard to access on sunny days - a real oasis in a busy city. A good explanation by the owner when we arrived and useful written information available in the apartment. Excellent value for money. Its a great place!

This property was excellently furnished with lovely double french doors onto the garden. It was quiet. The kitchen was small but fine for travellers. The bathroom was excellent. The bedroom is large and pleasantly furnished. It has free wifi - great for doing travel planning. It is perfrectly located in New Town, an easy walk to Stockbrige sites in New Town, and a slightly longer walk to the Royal Mile and Arthurs Seat. The owner is very pleasant helpful and easy to deal with.

Evelyn, the owner was exceedingly helpful with the early check in and the supplies she provided in the fridge. She provided wealth of information.The apartment was extremely comfartable and ideally located for the town centre and the local everyday life. A quite and tranquil haven, never ever heard the traffic or any noise. The St Vincent Pub is literally around the corner (40 paces), good for sport on TV. Plenty of good/reasonable priced restuarants around. Wonderful stay

Beautifully appointed and well furnished - a great cosy retreat for two. The bathroom and kitchen were tiny but there was enough space for a few days of cooking and washing and these were more than compensated by the enormous sitting room / bedroom with a massive and very comfortable bed, wi-fi and a great big telly. The steps down hid a real gem.

My partner and I booked this property to celebrate out 10th Anniversary. The owner met us on arrival and was very friendly, the apartment was spotless and even lovelier than the photos. We were welcomed with a bottle of wine and box of chocolates. The kingsize bed is supersoft, there is a sofa, large tv with DVD player and an ipod dock. Also there is a dressing room with wardrobe, full length mirror and a washing machine, bathroom with fantastic shower and a little kitchen perfect for cooking for two. The decor is gorgeous and you feel very tucked away from it all, there is no street noise at all even in the garden. We were very comfortable for our 3 day stay. It is situated around a 10 minute walk from Princes Street in a lovely quiet area. There are a couple of grocery shops about 5 minutes walk away as well as a Sainburies Local in the town centre and a fairly large Tesco in Broughton Rd (around 15 minutes away). There are loads of restaurants in the area too. We found everything we needed to be within easy walking distance. Edinburgh is a lovely city and this is a perfect place to stay while you explore it. Highly Recommended

This really is a 5 star apartment, beautifully decorated with attention to detail such as adequate hanging space, hooks and mirrors. Very quiet location for the city centre and the owner is very hospitable, nice touches of a bottle of wine in the fridge and chocolates will be booking this again

The perfect place to enjoy Edinburgh! My wife and 16 months daughter spent a week in Edinburgh and we had the great pleasure to stay in this really nice place. The decoration is very sweet and make this apartment extremely cosy. Tere is everything you might need to live like at home: fully furnished kitchen, lleaving room - bed room - dining area, tv/stb, wi-fi, and a lovely terrace where you can enjoy your meals should the weather allow it (which was the case for us!! So nice!). The landlord is a very nice lady who warmely welcome us at our arrival. Location is simply perfect, just a 10 walk to the city center and there are plenty of coffee shop / grocery shops at a walking distance. We had to bring our baby cod but that was not problem since we had more than enough space in the living room.

This is a piece of heave on the middle of the town. The places are so quite and free of noise that you cannot believe it. We were welcome by the owner who gave us a very good inside of the area. The apartment has a private yard with a special place to practice yoga and meditation. Everything is new and very good taste on the decoration makes us feel that we were in a 5 start suite hotel. The privacy is incredible. If you are looking for a relaxing, close to town and value pricing place I think you just found it so go ahead a booked while available. Comfortable ,clean accommodation. Facilities provided were excellent & attention to detail regarding my stay were first class . I would definitely recommend this property. The only downside about this property would be that it may not be suitable for someone who has difficulty in climbing stairs. One constructive criticism would be that the stairs could do with having a handrail.
