Villa Conchetta is beautiful, spacious and exceeded our expectations. The views are fantastic with the villa set in the countryside near the town of Bracciano, just a short drive from the villa. If your going you will need a car and a good satalite navigation system is essential, especially during the darker hours, as there is very little lighting around the country lanes. We discovered the neccesity of the system when we left ours at the villa and ended up driving round for almost four hours in the dark. However, the owners of the villa are very welcoming and exceptionally helpful for all the local knowlege you will need. You will not find more accommodating, kind or friendly hosts as those at villa conchetta.
I advise you do not drive in to Rome if you plan to visit, unless your crazy on the road. Your hosts will advise you on trains and the metro system. I also suggest that you give the Stables a miss for food. Whislt the owners of the Stablkes were very pleasant, it's very expensive and the food, on this occasion was poor.
Instead try the local sports facility as the restaurant there is fantastic and very cheap with the chef wanting you to try all his creations. We had several dishes here (in the same sitting) for a quarter of the price. Gabriella is very passionate about his food and you will find it difficult to leave this place due to his hospitality and the real taste of italy.
Bracciano lake is just a stone throw from the villa and it's only a thirty minute drive to the Med. There are local markets in the town and again, your hosts will give you all the information you need to get there.
Overall the villa experience was fantastic and the owners were just so helpful, friendly and pleasant. We will definately miss this place!

Our family of four had a delightful week, alternating tourism days in Rome with relaxation at the villa and lake. We agree with the other reviews, and the owners' blurb checks out in every respect. (The reviews supplied by the owners come from their visitors book which also includes many testimonials to their friendliness.) The villa is spacious, very comfortable, and designed to be cool in summer without air conditioning. We met several members of the owner's family (including the occupants of the mirror villa), who were all very welcoming and helpful about practical matters like shopping, parking for the train, etc.. This villa does not give you the degree of privacy that some do, because it's semi-detached -- you stay in the left half as seen on pictures 1 and 2 and on the floor plan page. The upside is that if something goes wrong (like getting the frisbee stuck on the roof for example), help is right there (along with ladder and pole). There is a horse in the field, just like the picture, and a dog and cat next door. So it helps to be an animal lover, but you'll probably fall for the dog anyway. The villa is situated off a short but fairly bumpy track -- something to be aware of if you have a bad back. It is very quiet, peaceful, restful -- the antidote to Rome's frantic traffic, queues and tourist traps. All-in-all very good value for money.

Having located the propery, thanks to some much needed help - in English - on the phone, from the owners, we arrived at the villa. The accomodation was spacious, comfortable and exactly what we wanted and we were made to feel really welcome - almost one of the family - by the owners! The sunsets were superb, the local supermarket excellent and the location was ideal for travelling to a nearby station and catching air conditioned and very cheap trains into Rome for several superb days. The only problem was that the week just went too quickly!! I would have no hesitation in reccomending this property to anyone looking for a quiet retreat that gives easy access to Rome - particularly for people who have a car, which is needed, given the location of the villa. The local town also has some lovely restaurants and helped us to get a wonderful experience of Italian life. Excellent!
