Archeological and natural sites are very close to Casale le Querce. In particular, ruins of the Roman village Carsule are located at about 15 minutes drive from Le Querce. The impressive Marmore falls (the highest fall in Europe) and Piediluco Lake, respectively 20 and 30 minutes drive from Casale le Querce, offer the opportunity to practice rafting, kayak, free climbing, sailing and fishing. For those that would like a break from driving, the trip to Rome (100 Km), Florence (160 Km) and many other destinations can be made easily by train from Narni and Terni which offers a fast and reliable service.

The villa has a large space (150 m2) including a reading corner and a confortable living room with a fireplace, 3 bedrooms, 3 bathrooms (1 with a bath, 1 with a shower, 1 with only WC and sink), a kitchen, a balcony and a patio. The villa has direct access to huge garden. Accommodation is for 6+2 people (three double room and a sleeping corner in the living). Bed sheets, blankets and towels are provided. The house has been completely renovated (new electrical and heating system). Facilities including riding, golf, swimming, mountain biking, free climbing and tennis can also be found nearby (10 to 15 minutes).

The villa comprises 3 bedrooms in total; 1 double, 2 twin and 1 cots, 3 of the bedrooms with en-suite facilities. The property also has 1 single sofa bed, 2 double sofa beds. This gives room for up to 8 people. Bed linen and towels are provided for your use.

The villa has 3 bathrooms and 3 WCs for your party's use. Central heating keeps you snug and warm.

The villa has television video. The music system will play cassettes, cds, radio. If you need to keep in contact there is a telephone for incoming and outgoing calls. Recreational activities available with the villa include table tennis.

There is room for 8 in the living room and 12 in the dining room. The open fire can be used to create a comfortable atmosphere. To prepare food you will find a cooker, an oven, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

Smoking is allowed in this villa.

The villa is in a very quiet area. It has a east facing garden, a south facing patio area (with heater), a east facing balcony, panoramic views, interesting views, a barbeque. If you are driving there is private parking with the outside areas of the house having external lighting.

Close to the villa you will find fishing, climbing, horse riding, golf, tennis, a sports center, historic sites, a theatre/cinema, shopping areas, a restaurant, a food shop.

Within easy reach of the villa you will find water skiing, wind surfing, flying, skiing/snowboarding, a museum.

Ann Marie says: "This house was a true jewel in the heart of the Umbrian counryside. Our host Grazia welcomed us on that first day, complete with a tour of the house, instructions on how to use the appliances and with gifts of food, wine, fruit and bread among other things. Grazia was surprised that we had not rented a car, and after being in the house for 24 hours we understood why. The location is very remote, and there is no taxi service to speak of. So if you go to this beautiful, spacious home, plan on renting a car before you get to San Gemini. You will be glad that you did! Thank you, Grazia. "
