BOOK NOW AND ENJOY CHRISTMAS OR NEW YEAR IN THE HEART OF TUSCANY. Christmas Day Lunch or New Years Eve dinner at the nearby renowned IL Borghetto restaurant (walking distance from the house) can be arranged with prior notice.

The property itself is old, stone and a rustic, mid terrace built on 4 floors. The first and second floor are for rental purposes and the top floor is locked attic space. The owner lives in a small apartment below (separate entrance) providing on site advice, translation and general help if required (babysitting at hourly charge). Entrance to the rental is through the little cottage garden around the back of the property.

The small garden provides an additional space for dining outside, relaxing in peace and is comfortably shaded and "cool" during the hot summer months. BBQ, garden furniture provided. The house is literally "home from home" and equipped with ample kitchen and living appliances for everyday comfort. SKY TV is available and viewed on a large 37" wide screen Plasma TV. Clean linen and towels are provided for each weeks stay. Toys, books, DVDs, CDs are available for all to borrow.

The property itself is located only 5 minutes from the motorway, providing easy routes to all major tourist locations. During the summer months (approx mid June to mid Sept depending on the weather), the Aqua Park is only 2 mins drive away, and is fully equipped with an olympic sized outdoor swimming pool, with giant water slide, diving boards, sun loungers and cafe.  

Parking is available on the road just up from the property. This road is by no means busy or a main thoroughfare. Private parking is not available.

A CAR IS RECOMMENDED to fully appreciate the Tuscan countryside, although not essential, as buses run from the village (limited service weekends, school holidays and bank holidays) and there is a small unmanned train station, service (limited) from the village which goes to both Lucca and Viareggio. Lucca is 7km away, only 10 minutes by car, but can take up to 20 mins by bus circulating the nearby villages on route. Last buses to Nozzano around 8pm (winter schedule). A taxi can cost up to E20 from Lucca to Nozzano.

Please note that occasionally our two cats roam around the garden and try to get into the house looking for food and hugs! (feel free to shoooooo away!) As this is generally a family home, and children are frequent visitors, we would appreciate your co-operation in adhering to the NON-SMOKING policy. However, smoking outside in the garden and under the back porch is of course permitted. 

There is much to do and explore nearby and further afield. Nozzano is centrally located for day trips to Florence, Pisa, Lucca, Versillia, Puccinis Torre del Lago, Garfagnana, Sienna, Livorno and the White Sands. For younger members of the family there are enjoyments such as Pinocchio Park, adventure parks, swimming, clubbing etc. For those who enjoy to keep fit, Lucca is famous for its historical walls, where people run, walk and cycle to keep fit or just to enjoy the beautiful views of the city.

Nozzano itself is a very small village with basic amenities and lends itself to wonderful countryside walks, including the pretty Serchio riverside cycle and walkway which takes you directly into Lucca (7km).

Within the little village square (all walking distance of house) is a bar/tobacconist (which serves great cappuccino and pastries), hairdressers, little haberdashery shop (a few gifts, clothes, toys, linen etc), grocers (unfortunately currently closed down), small family run baker, butcher (also providing a few food products), chemist and post office (open mornings until 1pm). Just along from the house is a fantastic restaurant/pizzeria (also take-out). The unmanned train station is about a 20 min walk away. 

The house is situated in a picturesque village with historic castle. There is an excellent pizzeria/restaurant only a stones throw away which serves an excellent authentic tuscan menu with meat and fish specialities. Weekends get very booked up and the owner is more than happy to book a table for first night, late arrivals (please contact the owner direct for this). For the summer months (July to beg Sept) there is an outdoor aqua park consisting of 2 large pools and super slide, only a few minutes (2 km) by car or bus.

The house comprises 2 bedrooms in total; 2 double and 1 cots. The property also has 2 single sofa beds located in the maybe placed in either of the two bedrooms, 1 double sofa bed located in the In the sitting room. This gives room for up to 7 people. Bed linen and towels are provided for your use.

The house has 1 bathrooms for your party's use.

The house has television dvd, satellite/cable. The music system will play cassettes, vinyl records, cds, radio.

There is room for 5 in the living room and 6 in the dining room. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

Small dogs/cats etc are welcome as there is a small garden and a cat flap for access in and out of the property. Special attention must be made to the upkeep of furnishings and furniture within the house. Any damaged items must be replaced. 

Not suitable for wheelchairs 

The house is in a quiet area but you may hear occasional noise. It has a garden, interesting views, a barbeque.

The house is right beside walking, a restaurant, a food shop.

Close to the house you will find swimming, cycling, tennis, a sports center, historic sites, a museum, a theatre/cinema, shopping areas.

Within easy reach of the house you will find a beach, sailing, boat hire, wind surfing, fishing, horse riding, golf, a zoo, a themepark.

Summer months only, open air olympic sized pool, 2 mins drive from the house.

The house is beautifully decorated, with a very pretty garden. Dorothy was very helpful, and was always on hand with any questions/queries that we had. We would definitely recomment the welcome basket, especially after a long journey!!! We would definitely recommend this holiday to friends and family, and hope to return in the near future!"
