Thank you for taking the time to read about Villa Sxinias. Our seashore home is perfect for people who want to come to Greece, see the major sites of antiquity in the Athens area, and also rest and relax around our pool and in our sea. It makes for the perfect sea, sun and fun kind of holiday.

Our holiday vacation rental is a complete package. It includes Villa Sxinias, a large, beautiful, modern house located directly on the Aegean seashore with a private swimming pool for your relaxation and our optional van with driver to take you around our part of Greece. You will not find a better bargain in Greece. Our home is large and spacious with sea and island views through out. Our seashore location is very convenient to both downtown Athens and the airport.

OUR HOME: VILLA SXINIAS

OUR HOME is a large (650 square meter, 7015 sq ft) single-family home having 5 levels located directly on the sea with a private swimming pool and an attached garage in the garage level below the swimming pool. It is not part of a townhouse, condominium or apartment complex nor does it share a common wall with another house. The 5 levels are a penthouse bedroom level, the bedroom level with four bedrooms, living level, swimming pool level with our pool side guest quarters, and the garage level. The house is nested in a hillside and each level except the penthouse bedroom has direct ground level access. We only rent to one group at a time.

OUR VACATION RENTAL

OUR VACATION RENTAL is the penthouse, living, and bedroom levels of the house providing sleeping for up to 10 people in comfort and privacy (370 sq meters, 4000 square feet). We can supplement the total sleeping arrangements to 12 people, including children and infants.

The living level is an open plan design with a large living area, entertainment area, dining area, sitting room, large entrance foyer, two-story atrium, water closet, and a modern, American-style, gourmet kitchen with breakfast nook in a bay window overlooking the sea. Windows, glass doors, and balconies span the seaside of the house providing commanding views of the Aegean Sea and islands beyond. The kitchen is fully equipped with a ceramic stove top, built-in BBQ grill, built-in fryer, convection oven, triple sink, microwave, side by side refrigerator freezer, dishwasher, island, and a breakfast nook with bay windows overlooking the sea. The living level is air conditioned for your comfort.

The penthouse level has a large king size bed, marble vanity, large walk-in shower for two, sitting area, and a large roof-top terrace. Plenty of windows offering island and sea vistas. It is the perfect “private” get-away from family and friends. (sleeps two people)

The bedroom level has four, air conditioned, bedrooms, three bathrooms, and a laundry room providing comfortable sleeping for up to 8 people.

• The west bedroom suite has a queen-sized bed, private balcony, and a private in-suite bathroom with full body, walk-in shower. Its southern windows overlook the cove and Aegean Sea below the house. It also has a private balcony with a commanding sea view.

• The north bedroom has a queen-sized bed and a private, in-suite bathroom. It is located on the inland side of the house and has its own private garden and one patio area with a sea view.

• The two remaining bedrooms have beautiful sea views and share a large balcony and a hall bathroom. The south bedroom has a double bed and the west bedroom has two single beds. The balcony is large and oversees the swimming pool, Aegean Sea, and Evia Island.

• The laundry room is off the north bedroom and contains a clothes washer and dryer.

• Supplemental Sleeping for up to 2 people is available through two fold-away single beds that can be located in any of the bedrooms.

• A MEDIUM GROUP discount is available for groups of 5 to 8 people

• A SMALL GROUP discount is available for groups of 4 people or less

NOTE: The penthouse bedroom suit is not included for groups receiving a medium or small group discount nor is supplemental sleeping available. 

The Community of Schinias (Sxinias) is one of Athens most exclusive seashore resorts. It is a planned community created as place for summer homes in a natural setting on the Aegean Sea but close enough to downtown Athens to allow homeowners to commute daily to their workplace. Commute times to the airport and downtown Athens are generally about an hour during weekday traffic using the expressways and controlled access highways. Surface streets take a bit longer to do. Thousands of people annually make the journey on foot taking about two and a half hours as they run along the route of the original Marathon Run. Downtown Athens (the Acropolis) is approximately 35 kilometers (22 miles) by road and the airport is approximately 20 kilometers (12 miles) from the house by air but 55 KM (35 miles) by highway.

Schinias stretches several kilometers along a mountainous coast with about 60% of its land area set aside as “green areas” protected from development and the rest divided into 1000 lots for homes owned by private individuals. Only one commercial activity, a convenience store, is allowed within our community. The positive aspect of all this is that we have very little traffic on our streets and none of the night-time noises and turmoil associated with clubs, restaurants, and similar commercial activities that plague most of the Athens area. These benefits, however, make the distances from our house to supermarkets, restaurants, shops, bus stops, etc. such that you will need your own rental car or our CareFree Transportation Service.

The swimming pool level apartment, elevator, garage roof terrace and garage level are not part of a vacation rental and are reserved for the owner’s usage when they are in residence. The design of the house is such that the swimming pool apartment as well as access to it, is isolated from house proper during a rental to assure your visual and acoustical privacy. The elevator can be made available if any members of your group have difficulty with stairs. When the owners are in residence, the swimming pool and areas around the pool are shared with them.

CAREFREE TRANSPORTATION SERVICE:

Driving in Greece really isn’t that difficult. Hundreds of thousands of tourist do it all the time with no problems and you can too. Most road signs are in Greek and English. However, the driver, as always and no matter where, will miss out on most of the sites due to the demands of the road. So why not relax and enjoy your holiday in Greece. Let us do the driving for you. Enjoy your outings without worrying about a designated driver. Don’t worry about getting lost. Vacations are to get away from the stress of the workplace, so let us take on the stress of the Greek highways and the Athens traffic. For groups of six or less we can provide a vehicle with driver or for groups up to eight people we can provide a driver for your rental vehicle. Contact us for additional details.


PLEASE NOTE:

1. Our current rental capacity is 12 people maximum.

2. Our home is perfect for families and groups of friends to enjoy a delightful sea, sun, and fun Holiday in Greece. However, we do receive requests to rent our home for wedding receptions, movie shoots, etc. These we must decline.

3. Because of water conservation concerns, the jacuzzi tub in the penthouse bedroom suite is not available as part of a rental.

4. We do not accept a booking having an arrival or a departure during Christmas, New Years Week, or Greek Orthodox Easter Week.

5, Development at Schinias is at leisurely pace with around 250 houses built over the past 25 years. Approximately 10-15 homes are under construction at any one time through out the community currently two are near us but should be completed by 1 Jan 2010..

7. The owners, when in residence, reside in the pool side apartment and the swimming pool and pool side patio is shared.

The villa comprises 5 bedrooms in total; 4 double, 1 twin and 2 cots, 3 of the bedrooms with en-suite facilities. . This gives room for up to 12 people. Bed linen and towels are provided for your use.

The villa has 4 bathrooms and 1 WCs for your party's use. Air-conditioning keeps the villa cool. Central heating keeps you snug and warm.

The villa has television dvd. The music system will play cds, radio. If you need to keep in contact there is a telephone for incoming and outgoing calls.

There is room for 10 in the living room and 10 in the dining room. To prepare food you will find a cooker, an oven, a microwave, a fridge, a kettle, a toaster. You will also find a dish washer, a washing machine, a clothes drier, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

Smoking is allowed in this villa.

The villa is in a quiet area but you may hear occasional noise. It has a private south facing swimming pool, a south facing garden, a south facing patio area, a south facing balcony, sea views, panoramic views, a barbeque. If you are driving there is private parking with the outside areas of the house having external lighting.

The villa is right beside a beach, swimming, fishing, walking.

Close to the villa you will find sailing, water skiing, wind surfing, scuba diving, historic sites, a museum, a theatre/cinema, a restaurant, a food shop.

Within easy reach of the villa you will find a zoo, shopping areas.
