Unlike on the Portuguese mainland, villas with private pools for holiday rentals remain something of a rarity on Madeira. This splendid new villa is in the sunny south-west corner of the island.
Casa da Rocha stands on the outskirts of the small village of Prazeres, in a privileged residential neighbourhood close to a quiet country road. The villas elevated hillside setting grants it splendid views down towards the ocean, especially from the large private swimming pool and from the upper-floor balcony that runs the length of the house.
The interiors are just as appealing, with natural stone walls, wooden beams and attractive terracotta floor tiles lending a sense of traditional charm that is often lacking in newly built villas. Downstairs, the comfortably furnished living room boasts a lovely fireplace as well as a TV.
Upstairs, you will find three well-furnished bedrooms, two of which have double beds, with three single beds in the remaining bedroom. There are also two modern bathrooms and a large balcony with fabulous views across the pool and garden down towards the sea.
The large kitchen-dining room is extremely well equipped with a fridge-freezer, a hob, eye-level oven and microwave and a dishwasher. There is also a separate utility room with a washing machine, and for those who prefer to dine alfresco, the villa boasts an excellent covered barbecue area.
Those who prefer to eat out will find a local restaurant within walking distance and some others just the shortest of drives away in Prazeres. A 5-minute drive will take you to the coastal village of Calheta, which boasts the islands only (manmade) yellow-sand beach, as well as an extremely well-stocked supermarket and further restaurants. Additional facilities can be found in the town of Ribeira Brava, and even the bustling capital of Funchal is easily reached in less than an hour, so that Casa da Rochas peaceful and scenic setting does not come at the expense of accessibility.

The villa has television satellite/cable. The music system will play radio.

There is room for 7 in the living room and 8 in the dining room. The open fire can be used to create a comfortable atmosphere. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, a clothes drier, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

The villa is in a quiet area but you may hear occasional noise. It has a private south facing swimming pool, a south facing garden, a south facing patio area, a south facing balcony, sea views, panoramic views, interesting views, a barbeque. If you are driving there is private parking with the outside areas of the house having external lighting.

Patricia says: "The villa is in a great location with good views over the sea from the lounge and all bedrooms. It is very private and not overlooked. The owner has thought of everything to make the villa as comfortable as possible and has succeeded. The villa is well equipped with good quality fittings and kitchen appliances and the outside area is terrific. Having previously stayed in Funchal and Canico, we were initially a little concerned that the villas location in Prazeres might be too remote. However, we need not have worried. Prazeres is a quiet, friendly village but has several good restaurants within walking distance and a great little zoo/farm in the village if you have children. There are several local access points to the beautiful levadas and walks in the area and the express road systems gives easy access to Funchal and other bigger towns on the island. We would be delighted make a return trip in the future. "
