"the townhouse was perfect and included everything necessary, however i could not find the iron!. we were very happy with the overall standard of clealiness and facilites in it. it was like a home away from home. the regal palms pool was brilliant for the kids, however i felt some days the water was a bit dirty.the lines at reception were ridiculous at times and staff there could have done more to speed things up. overall we were very happy with the whole package."

"This is at least the 3rd time we have stayed here. Germaine is very responsive if you ever have a question. The unit is located a bit closer to the pool area than most of the Regal Palms properties - just a quick 5 minute walk. We have all of the space we need for our family and a nice quiet time while there. I have already passed along the contact information to a number of people - its a great deal."

"This property is great. The drive to Disney was 20 minutes like advertised. The townhome had everything we needed. It easily accomidated my wife and I, our 3 children, my mother in law, and another father and son. We were there for a soccer tournament at Disney and I recommend Regal Palms to everyone staying in the Disney area. We had other people who stayed at Disney resorts who woke up to noise at 6:30 a.m. We woke up to peace and quiet."

"We thoroughly enjoyed our vacation. The property was clean, well equipped and comfortable. It was an easy 5 minutes to walk to the pool area which was beautiful, clean and relaxing. I was disappointed that the resort did not provide the rubber rings for the 'lazy river'. It was great to have the restaurant, bar, spa etc on-site for convenience. Traveling back and forth to the parks was a little challenging as the traffic on 192 was very congested which made the journey seem a lot longer. We felt a little further away then some other resorts. Overall we we very happy and would stay again!"

"The property was excellently equipped. Very clean, spacious and in good repair. It was ideal for our family of four. The only downside, which is very minor, was that our young children were not able to play outside due to the large lake, there were no chairs or outdoor facilities, BBQ/dining furniture - this did not in any way ruin our holiday. The resort was great for the kids, with a pool and small shop/restaurant. The kids, 5 & 6 years, loved ending the day at the pool. Local shops/restaurants were a short distance away and catered for all our needs. Appleby's was excellent value and service. Our only negative comment would be the villa was a 40/50 minute drive to disney. Adding this travel time to the beginning and end of the day was tiring and restricted us to the local amenities near the villa. It was a lot of driving daily! I would highly recommend this villa for quality and value for money. It was just a little far out of Disney with having young children. Excellent holiday though, thank you. "

"The itself villa was very well maintained and spacious. It perfectly suited our housing needs. I have only one minor complaint and that relates to the language in the description of the Villa's proximity to the pool complex/sports center. The language states "right beside swimming, sports center, restraunt". That statement is somewhat misleading as it is a 4-5 minute walk for able bodied folks. Anyone with small children, a handicap, or toting significant belongings have to drive. It should also be noted that the swimming pavillion has restricitions on bringing coolers and food/drinks into the area. The rule wasn't very well enforced but should be noted. On a positive note the daily curb side trash pick up was a wonderful convenience. Help hint: The publix next to the Villa is much more expensive that shopping centers. There is a walmart supercenter about 5 minutes away and very much worth the drive."

"The townhouse was great. Owners the harris's are wonderful and great help with any and all questions. The pool wasn't as big as photo makes it look. There were only 3 bathrooms not 3.5 but who needs 3.5 bathrooms anyway. Townhouse has everything you need for even two famlies to share. Big warning though the resort charges you 100 deposit plus 17 dollars a day for resort fees. We stayed 10 days this resulted in a fee of 172 dollars more than we planned for. Shocking to say the least, that's a lot of money when you don't plan for it. We knew about the deposit of 100 dollars but th 172 dollars was the surprise. Be prepared it is 17 a day. We had a great time and will stay again, but only in the harris's place they are great. We truly felt at home. Thank you for sharing your home with us. Deby and Family"

Hi Deby,
So glad that you enjoyed your stay in our home.
I was a bit shocked about the $17.00 a day resort charge, but on checking with Regal Palms it seems this includes a charge for the daily hire of a crib. So the normal resort charge would be $10.00. per night,plus tax and is stated clearly to everyone before and after their booking is confirmed. I can see that I will need to email guests also, to ensure that they are fully aware in future.

"We enjoyed our stay, most definitly would come gain, but did have some problem checking out, we were under the impression th.at all fees were taken care of when I paid the last installment, for future renters, I recommend that your asking price includes all fees like the other unit I had to rent the same week. It would be embarassing to ask other people in my party for more money during checkout when we were told that all fees was covered."

I am so glad to hear that you enjoyed your stay in our home.
I am sorry you experienced some problems on checking out, was this to do with the $10.00 per night resort fee? If this was the case it is a charge made by the resort and not the homeowner, therefore is payable to them locally. It does clearly state this is red print on your booking confirmation and I did mentioned it in emails sent to you in Feb 07.
I hope this didnt cause you too much inconvenience, but I always try to make it as clear as possible, and have taken all your comments on board.
Please let me know if you experienced any other charges that you considered to be included in your payment to us, and I will gladly look into these for you.
Once again, thank you for choosing to stay in home and thank you for taking time out to give us this review. It is always helpful for future bookings!

"Regal Palms was easier to find than I anticipated and once we arrived the front desk staff were relatively friendly and efficient in checking us in. The property itself was clean, spacious and well appointed, accommodating the 6 of us (4 Adults & 2 Children) very comfortably. Although we did not intend to cook whilst we were there, anyone who did wish to would struggle to cook a meal for 2 never mind 8 with only 1 frying pan and 1 saucepan. The pool area was lovely and clean and the water temperature very acceptible even in February, unfortunately due to our schedule of parks and shopping we did not get to spend a great deal of time there. There is a Publix supermarket within a 2 minute walk from the Regal Palms entrance which is well stocked and reasonably priced and in the same area there are a few restaurants/takeaways including Chinese, indian and Pizza, all of which we used and found to be good value. Being situated on Highway 27 close to both Highway 192 and I-4 the location of Regal Palms is ideal for both access to the theme parks and further afield. Overall a nice home, I would recommend this home to anyone who is looking to be situated in a quiet area away from all the hussle of International drive, yet within easy reach of all parks and amenities."

"The home was exactly as described. We had a wonderful time. I have already recommended this property to friends and families. The owner was very helpful with all my questions in a timely response. There is a grocery and liquor store and pizza restaurant within a mile of the resort which made it very convient. Depending on traffic it tooks us approximatly 20-30 minutes to visit Disneyworld at Orlando. We stayed 6 nights I only wished we could have stayed longer. If you are considering this home for your vaction you will not be disappointed. This home was brand new and when we arrived it looked as no one had ever used the home. This was a great choice for our vacation."

"This townhome was in immaculate condition. It had all the ammenities and furnishings. It did not have a phone, but one will be installed. The owner (Paul) was most responsive and provided tons of information. The resort itself was great. The pool complex was excellent and easily can entertainment the children for a full day or two. This is an excellent home and I will not hesitate to rent from the owner again anytime!"
