| "Been to Florida umteen times, never been disapointend with any villas in the kissimmee area. We had a fantastic time in this one, and would look forward to coming back here again. A Wee bit further up the I 4 than we were accustomed to, but no problem,central to anywhere we wanted to go. lovely villa, and would`nt hesitate to come back again, if I was to say anything to improve the standard of our stay, the master bedrooms bedding could now be doing with an upgrade, but only a comment, we had a great time, and will hopefully be back soon. Thank you for great falue for money.

| "We had a fantastic holiday in Florida, there is so much to do there and there was nothing nicer than coming home to a comfy villa like this in the evenings.
There was everything there from dvds, cd player, ps2, big fridge, spacious rooms and so on.
We really found the house comfortable and secure....bless that screen around the pool coz Florida attracts bugs but with this protection there were no bites.
However, there were a lot of flies in the pool and Im not sure if the pool guy called to clean up when we were there so I tried removing them everyday.
Also we found the aircon very cold and tried to adjust it unsuccessfully....however, we could just go outside to the pool area to warm up!! Even at nite the outside air is warm!! :)
Enjoy your stay here, we would return to this place next July but its already booked. Understandably coz it is so good!

"Having arrived at 5pm, we were very disappointed with the villa. It was much smaller than expected, and there,s no dimensions shown on the website. It smelt very damp, and my wifes asthema became bad as she walked in. Although late in the afternoon, there was no sunlight on the property (there are very tall trees to the right) and the lights had to be switched on to see around. If you want to sunbathe, this is not the property as it doesnt face south (worth asking when you think of booking anywhere). Outside, everywhere was covered by dead leaves from the trees.
The pool area is by no means private, the neighbours are very close.
With reference to the gamesroom, this is a small pool table in the garage.
As far as this villa being rated as 5 Star, it really would struggle as a 2 Star in our opinion, the rating system is not carried out by an independant company. My wife was so disappointed, we had to find alternative accomodation."

In response to your review
I will answer each point honestly as we always do when asked by our clients.
The villa floor plan is shown on the website stating the villa is approx 1700 sq ft in size, twice the size of an average UK home. Your booking was for 2 adults and 1 child. We had no reason whatsoever to feel concerned that the villa was not big enough for a family of 3. Our villa is legally licensed to sleep 10 people.
To say you felt the villa smelt damp is just ridiculous, the villa is only 2 ½ years old with full air conditioning 365 days a year. Florida by its very own nature is a very humid location.
By your own admission you arrived in the early evening, unfortunately to date I have not managed to control the sun setting, as a measure to ensure our guests get round this phenomenon we installed lights inside the villa.
Our villa pool area gets the sun until mid afternoon, at no time did we state to you or any other of our guests that the villa is south facing, if asked we would have told you that. You are correct in stating that there are trees to the side of the villa, again if you checked the advert properly you will see this clearly shown in our MAIN photograph.
I’m sorry the leaves upset you so much, our gardens are maintained on a weekly basis, I’m sure these would have been dealt with in due course. I assume these leaves were at the side of the villa where guests are not required to be.
In stating that we have a ‘Private pool’ we mean a pool that is for the sole use of our guests. If we had stated secluded then I feel you would have grounds for complaint. Photographs again are on the website clearly showing the pool deck and surrounding area.
With reference to the games room I’m not entirely sure you were actually in our games room, in fact we have a 6’ pool table, table tennis, air hockey and an electronic darts board. Please again see website images.
The rating system is for guests that have actually stayed in the properties, as independent as you can get in my eyes. We have absolutely no control over what our guests add good or bad. We have a 5 star rating from our previous guests and in fact sadly this is our first negative review. Although this upsets us I can find no grounds for this poor review. It seems you booked our villa in error and it was obviously not suited for your personal requirements.
I understand you are entitled to your opinion and this is why I did not simply delet e your review.
My opinion is I find it unwarranted and still find it intriguing that you felt you had to go and find a villa at nearly twice the size (3500 sq ft) for 3 people. I do however understand that this was your prerogative but do not agree with me having to in anyway pay for this.

| "The photos on the website didnt do the villa justice, it is much nicer than we expected. The house was very clean and smart it was very comfortable and had everything we needed. It is in an excellent position and very close to the parks. The management company was very helpful with any queries.My only criticism would be that there wasnt enough info on how to work the security alarm. We set it off in error and didnt have the info for the security company to verify we were meant to be there which ended in a visit from the Police. I would definately recommend this villa for a family or group of people for a very comfortable stay."

| "The villa was recommended to me by my son, Colin, who had a very enjoyable stay there previously. I can honestly say it was everything he said it would be...and more. It was ideally situated for access to major roads like the I4 and the local Publix supermarket is just 5 minutes away at Champions Gate.
I would have no hesitation in recommending Nova Villa my family and friends."

The location is excellent with peaceful days by the pool relaxing and easy access to the I4 and all the major shopping malls for shopping till you drop once the sun goes down. I would certainly recommend the villa to anyone thinking of a trip to Florida and I am looking to re-book again for next year."

| "Thouroughly enjoyed our stay in "Nova Villa". The villa is furnished to a high standard and is set in a quiet and peaceful location, with easy access to main roads and minimal driving to most Theme parks and shops. If you fancy a break from parks and shopping, have a relaxing day by the pool, where the sun stays the majority of the day. Look forward to staying here again in the near future.
