| "This house was a true jewel in the heart of the Umbrian counryside. Our host Grazia welcomed us on that first day, complete with a tour of the house, instructions on how to use the appliances and with gifts of food, wine, fruit and bread among other things. Grazia was surprised that we had not rented a car, and after being in the house for 24 hours we understood why. The location is very remote, and there is no taxi service to speak of. So if you go to this beautiful, spacious home, plan on renting a car before you get to San Gemini. You will be glad that you did! Thank you, Grazia."

| "A lovely house owned by a delightful lady who generously left food in the fridge for us when we arrived. Do not be put off by the size of the pool - It was totally adequate for our needs (a family of 6). The house is spacious with lovely grounds and it is in good striking distance of all of Umbria and Southern Tuscany. La Campagnola is the excellent local restaurant."

| "What went well?
* The villa was spacious with lots of accomadation and well equipped inventory - in fact it felt very homely with lots of the owners personal effects left in the property and we felt like we were guests of the family
* It was set in lovely gardens with large lawned area surrounded by lots of different shrubs and trees that supported many varying fruits and wildlife
* The location was great for a quiet relaxing break with lovely unspoilt & relaxing countryside (despite the building of a villa in the opposite valley) next to a charming old world town
*The personal touch was great with warm welcome from caretaker / neighbour Maura and use of a mobile phone with direct contact with the owner Grazia who rang first night to see how we were enjoying the Villa. We were able to speak to the owner direct through the week when problems arouse as below.
*The facilities were great for a family with table tennis table and rigid pool which was a reasonable size for the family to mess around in
* The average temperature was a sunny & hot 33 - 36 degrees centigrade and a very large and comfortable veranda helped shade the children from some intense midday sun
*We had a thoroughly relaxing time in a great villa despite some niggles as below which didnt spoil an excellent holiday
What could have been done differently?
*We had a number of problems as follows:
_ oven didnt work from day 1, Saturday, which was rectifed promptly on the Monday
- the hot water for the bathrooms wasnt turned on until again Monday when the maintenance man Alvino turned up for the oven repair
- no daily upkeep of the swimming pool which was out of action on the last day due to no chemical dosing since we arrived and the water turning green on the 6th day
* More open and honest information about number of mosquitoes that became a real pest. We were certainly under prepared for being continually stung and had to wait again till Monday fro the repellants and cream to deal with them.
Overall as stated above would like to thank and recognise all mentioned above for providing a great family holiday - we thoroughly enjoyed it.

| "Great location near the E45 and A1 motorways for getting around the region easily and quickly. Lots of wonderful hill-top towns to visit nearby. San Gemini has good selection of bars and restaurants and is just 2 minutes away.
The villa itself is very nice indeed. Rustic and charming but also has all the mod-cons. The pictures don't give a sense of the beautiful surroundings and views from the garden: rolling hills dotted with vineyards and ancient villages or how large both the garden, 2 terraces and the villa actually are.
In summary, excellent as both a good base for exploring or as a family holiday with lots of space away from everything!"

| "Very comfortable, spacious villa in rural area with great outlook from a wide ,protected terrace.
All home comforts and supplied with starter pack of goods that exceeded our expectations. Great people to deal with.
The Umbrian area is fascinating and so easily accessed from this location...you must have a vehicle. We would love to return."

| "The property is lovely, very spacious and comfortable. It is in a beautiful area with easy access to many interesting towns and delightful countryside.. Everyone was very helpful and considerate. A very relaxing holiday.
The only down side and the reason I did not give an excellent review, is the pool. This is suitable for "cooling off" but not for swimming as it is small and shallow.
Nevertheless I do highly recommend this property."

| "The villa was great. So roomy and well equipped with a homely feel rather than a hotel.
The gardens are great and the kids looked playing in them and relaxing in the hammocks.
The owners and helpers all looked after us really well making sure we had everything we needed, including leaving a meal in the frdge for us when we arrived for the first evening. We didn't take the neighbour up on her offer to cook meals etc but it was nice to know that she was there.
Regarding its location, you do need a car to take advantage of this but being close to the main A1 road touring is fine. We took the train from Narni to Rome one day, but decided to drive to Florence instead with no difficulties.
Would definitely visit again!

| "Spacious,peaceful with large garden, house well equiped, lots of extra thoughtful touches ( wine and food in fridge, fruit from the garden, pick your own figs, insecticide coils and welcoming fresh flowers in vases around the house). Ping -pong and hammock great assets. Swimming pool adequate (above ground so didn't retain sun's heat overnight)neighbour also infrequently uses it. Comfortable beds with pleasant en suites and sunny all day terrace from upper bedrooms. Escorted to find supermarket and helpful (no English) neighbour who sorts any problems, will cook meals if wanted, yet is un-intrusive.
Station at Narni easy to locate and park (avoid Terni, nightmare to find way from!) fast trains to Rome stop there (cheap fares, efficient trains) also easy to get to Assisi, and Florence(but a long way). Didn't get to Spoleto or Perugia but good motorway links. Countryside undulating, vineyards,olives, ancient remains, medieval towns--nearby SanGemini good example, has music festival in August (music college there), some excellent jazz around too.
Varoius sights near-Marmore waterfall (be sure to go when switched on!), Casare Roman town, rock climbing."

| "We (esp. the children) loved to stay in the garden esp. using the hammock. Hause was clean and very well equippet . There were all this nice hints written on paper how to use dishwascher, washing mashine, oven and where to find doctor, pharmacy and restaurants. A lot of old, interesting and full of culture places (Todi, Spoleto, Orvieto, Terni Waterfalls, Narni and even Gubbio and Rome) easy to reach. Everybody was very helpful."

| "The house is clean and there is enough furniture to live with 7 persons together without any problem. The garden is very agreable and it is pleasant for the children to be able to play table tennis outside, and to swim in the pool. We liked the house very much: it is a beautiful villa in a very beautiful area, with a lot of interesting things to visit nearby. (We went to Rome, Perugia, Terni, Tarquinia ...but were very glad to return to the house in the evening, to have supper outside.)"
