| "We were pleased with the size and cleanliness of the townhome. We were disappointed with the quality of the kitchen knives as they were all broken making food preparation difficult. We were disappointed with the amount of lovebugs at the pool area. It would have been good to know of their existence before booking the date. We also thought the resort was quite far away from the Orlando attractions.
We found the staff at the resort office to be rather unaccomodating and not very knowledgeable when we asked questions about the resort.
Overall, we were pleased with the value we received."

| "regal palms resort is a lovely place with a nice atmosphere for families.A bit far away from parks such as Universal seaworld etc about 30/40 mins drive there and back but the homes are excellent clean and with all mod cons although we did have some touble with air conditioning.Our only gripe was with the receptionists we came across on our stay dont have there names but they really let the place down.(except the guy on duty late nite when we arrivd very helpfull).They were very blunt in their answers to any queries we had also now you dont have tickets for the parks they could not or would not help with directions etc or places to buy tickets.Over all we enjoyed our stay thank you"

IT WAS VERY COMFORTABLE FOR FOUR OF US - THE ONLY THING IS THAT IT DOESN´T HAVE WIFI IN THE HOUSE, YOU HAVE TO MOVE TO THE MAIN HOUSE IN ORDER TO GET IT- THEY WERE ALL VERY KIND EXCEPT FOR WENDY, THE RECEPTIONIST, THAT DID NOT GIVE US ANY INSTRUCTION BECAUSE WE ARRIVE EARLY. | "The inside of this townhouse was very clean and tastefully decorated. The layout was very appealing. The kitchen was well stocked with all the appliances. pots and pans, dishes, glasses, utensils, etc. etc. It felt like "home" and we loved it!! We never used the bcakyard but we were pleased that there were no homes backing onto us, (just a dried up pond). I think that another pool should be built to serve the houses in this area within walking distance. We look forward to future stays."

| "Typical linens (wash cloths and dish rags) were not provided with the town house. There was also no way for us to know this and plan accordingly.
We paid in advance of our arrival. At check in we were told there was a $59 resort fee ($10/day + tax). Arriving with a family, you are stuck paying the fee, not knowing what it is.
We did not receive any paperwork about the resort fee or the breakage fee at check in or check out.
The townhouse was clean, but the carpet was severely stained. The kitchen only had the bare cooking necessities. Weve rented several places in Gatlinburg, TN and this place did not come close to meeting those standards.
There were a lot of young adults that were wild around the pool. More review of the clientell is recommended."

| "Renter needs to be told upfront that upon arrival there is a resort fee to be paid for each occupant and that a $100 deposit is held against your credit card.
Management thinks that this ia a 5-star resort and it is not even close to one. For example the cost of a drink poolside is outrageous! ($9 for a vodka/tonic). The lounge chairs at the pool were terrible - there were many that were broken.
Renter needs to be told bath soap, dish soap, dishwasher soap, paper towels, dish towels, toliet paper are not provided. What was more amazing was there were NO WASH CLOTHS provided. The bath towels are terrible.
Had problem with bugs in bathtub is master room upstairs.
Pillows are terrible as well as bed mattresses.
Blanket in first floor bedroom was horrible. It was like a horse blanket.
There were no available chairs to sit on the patio.

| "The townhouse was nice and roomy, some of the furniture needs up dating, the dresser drawers were a pain. We had some trouble with the card reader on the door, but it was fixed the next day. We were very very disappointed that the pool closed as soon as it was dark (6:00). This would be the only reason we will consider a different resort next time. Considering we paid $10 per day to use the amenities in the Resort we feel that the pool should remain open longer. Otherwise, the Resort was nice, clean and staff were pleasant and helpful."

| "The townhome was great and the kids loved the pool,but the pool and hot tub closed at dusk and it wouldve been nice to swim at night.The lazy river pool was warm but the adult pool wasnt heated.The hot tub was great and you can bring your kids in with you.The best part of the pool was that there was no staff constantly harrassing you about pool rules like some resorts.
The one thing missing was a gas barbeque but there was a charcoal one.Its a 25 minute drive to the Magic Kingdom parking lot.When we arrived we were told we had to pay an additional $78.40(per week) owners fee for the use of the pool and gratuities.The owner we booked the property with made no mention of this fee,so if you book through a private owner be prepared to pay this fee at check-in.The front desk staff werent very helpful,however we still had a great time and we would definitely return!"

| "The townhouse was very nice and having the washing machine and dryer there was very helpful. I was disappointed that when we arrived, in addition to the additional fee we were charged (around $80) there was a $100 deposit required to cover possible breakage and or items missing from the condo. There was no inventory identifying what was in the condo prior to our arrival or description of items that already had damage, such as a small hole in the blinds on the sliding glass door. Upon checking out I was told that the hold for $100 would not be released until that evening after staff had cleaned the condo and determined if we needed to be charged for anything. I would prefer to know for sure that there were no issues upon checking out and I would also prefer to inspect the condo and sign something when checking in that identifies the contents and items that already have small breaks/blemishes. What is my recourse if something is charged to me that I didnt damage? I understand a business of this type requiring a deposit, but it should be based on an agreeable starting position that is documented. The kids loved the pool, but I found it to be amazing that in a period of 6 hours at the pool, I only witnessed the presence of staff once when they had to ask some older children to leave. Overall, we enjoyed our stay, but not sure that we would book another stay there."

| "Original property was found not to be close to pool (as promised) and had faulty AC. Maintenance arrived some 5 hours after first call to say that hed been aware of issue some 7 days previous and the problem would not be fixed quickly. Regal Palms agreed to move us to "temp" accomodation as they first told us we would have to move back to original. Two days later and after living out of suit cases, they finally answrede my questions and agreed to leave us where we were. Was surprised with the $3 pp per day charge for pool usage AND this resort is not gated as the main gates from the highway were NEVER closed - most disappointed."

| "The property was really nice. The bedrooms were a nice size and they were pretty roomy. The overall space was very comfortable. The pool/bar area was really nice. I did not like the fact that our room did not have air. Central air could not be fixed by maintenance. We had to move to a temporary home for the night because someone was suppose to fix the air in the next morning. The next morning we waited to find out if the air was fixed, but no one called. We called around 1:00pm and found out that the air could not be fixed and we had to move to another unit because the temporary unit we were currently using was going to be occupied by the owner later that night. We went to the office to get keys to the third unit. They accomodated us by giving us a 4 bedroom townhouse instead of the 3 bedroom townhouse we had originally paid for. Everything turned out O.K. There was a hidden charge that no one informed me about when checking in. I thought I had paid the balance on-line. At lease that is what I was told. Once I checked-in, I had to pay a $10.00 charge for each night that I was staying because I booked with the owner. The owner never informed me of this and I dont like surprises!"

| "I was kinda disappointed for one thing I was on vacation and I had to wash our towels every day in order to take showers. They only give you one towel per guest. I had to go and buy a frying pan to cook breakfast and there were no bread pans. But getting past that everyone was very nice and also make sure you take all your papers with you. There would have been an extra $10 a day if I hadnt had my papers stating I was paid in full. The lady at the desk made copies of my paperwork and I didnt have to pay the extra fee. I really didnt understand what it was for, it couldnt been housekeeping or getting clean towels every day. Other than that it was a clean resort and my grandson really enjoyed the pool, slide and lazy river."

The accommodation was spacious, comfortable and beautifully furnished.
We did however back onto the road which had heavy traffic and I was kept awake and or woken by passing trucks because window glass was very thin.
Welcome pack was not as good as our previous villa which had more useful items ie small packs of soap powder, dish washer agent and coffee all of which we needed but were reluctant to buy for our short stay of 4 nights.
Also felt pool drinks were expensive,
great supermarket and good choice of restaurants on the doorstep."

| "The property met my expectations quite well. The unit and grounds were well-maintained and clean.
I was disappointed with the management team. When calling the front desk the majority of the time your call would not be answered. There was a snafu with the security cards and we had no way to get into the town home with no one answering the phone at the management office it took forever to get this item resolved.
I was surprised to hear that I should've called the management company directly to book a room versus the web site. The management team actually made me feel like a fool for using the web site. Then they wanted to try to charge me an additional $10 a day for management fees which are already paid for on the web site. Again they insisted that I should not have booked my vacation through the web site.
Again I think this is an excellent vacation property I just think property management needs a little extra training on how to accommodate their guests."

| "Website does not explain all of the charges that are involed. Such as amenities charge of 56 dollars for 5 days.
Also, the website said that check-in was 24 hours, this was not the case.
Does this amenities charge cover stocking the home with soap, toilet paper, etc...? Because we stayed 5 days, and what was provided was not enough for our stay. Liners for the waste baskets? Basic housekeeping things that were lacking made our stay dissappointing.
The unit was not as clean as expected. Lots of dust and dead insects around, especially on the window sills inside.

| "My family and I had an outstanding time at your Regal Palms resort. I found the check in and check out system easy. Our townhouse was comfortable and well located and the staff were friendly.
We loved the water park and the kids had a blast on the slides and the lazy river. They enjoyed interacting with the other kids, which is something you wouldn't get in resorts that offer private pools.
Excellent location for Theme parks, shopping, gas, banking, ect....

| "The property at Regal Palms was clean and attractive, Our 4 bedroom townhouse was spacious.
We had one negative experience during our stay at The Regal Palms. Our flight from Rhode Island was delayed by 5 hours. This delay caused us to miss our connection to Orlando. We were stranded in Washington D.C. and the airline could not get us on a flight to Orlando for 2 days. My husband called The Regal Palms and told them our dilemma. He was told by the Regal Palms employee that our room would be held till we arrived. When we did finally get to the Regal Palms we checked in and Carlos at the front desk informed us that our room had been given away. We were shocked because we had paid for this condo ten months earlier. Carlos told us that the people who took our condo were only there for a night. He told us that the only thing he could do was to put us in another condo until the next day. Then we would be able to move into our actual condo. We were disgusted and we wondered how this happened. We were unable to get answers regarding this issue. We would stay at The Regal Palms again, but we think that the customer service people need to become more organized, and better informed."

| "The townhouse was nice, everything was clean and well kept. The area of the resort that we were in was excellent, it was very quiet.
On the down side, the staff at the front desk were not very informative. I had problems logging on to the internet on the computers there. Also, the pool was nice but the water was too warm. When we first arrived the weather was cool so it felt good but as the weather got warmer they should have turned the water temperature down. It was not very refreshing on a hot day.
The exercise room was clean and there were plenty of machines available to work out on.
Overall, it was a very pleasant experience for me and my family."

The GCI outlets were not working in the upstairs bathrooms. There were no telephones for the condo, there were telephone jacks but no phones to use. | " We had a 1350sq foot town home with 4 bedrooms. The unit was well furnished with 4 twin beds, a queen, and a king in the master. Stackable washer dryer was excellent as we kept our clothes washed. Well stocked with linens and dishes. The pool area was EXCELLENT! I know we spent at least an hour a day on the waterslide and lazy river. Free coffee, juice, muffins, and donuts in the clubhouse each morning. Staff were friendly and cooperative. It has a business center with Internet Access, game room, and pool area. The only downside was that we had ants in one bedroom after 2 days of rain. It was probably due more to the heavy thunderstorms than to anything the property did or didn't do. If you need Internet Access wireless, get a unit closer to the clubhouse, our unit was too far out of range for the wireless to work, so we had to go to the clubhouse to take care of business. We were on vacation, so maybe less Internet was a good thing. Definitely beats most resorts in terms of space and is competitive with most resorts in pool facilities. I would visit again, and recommend to friends. "

| "After reading all the reviews I was very prepared for what I had to shop for, and since I was driving in, and not flying, this was zero inconvenience to us. I was completely prepared for there to be no housekeeping as I have stayed at other house rentals before. Keep in mind, if you want housekeeping please stay at a hotel or a resort that advertises housekeeping. Personally I like the fact that there is no housekeeping because no one is in your unit while you are out.
As for the pool area, it was gorgeous! Kids were a little rough on the waterslide, but they were having fun and no one got hurt. However I did see kids jumping off the rocks around the pool (in 3-feet water), and off the rail of the small bridge into the lazy river. No staff ever commented on this, as the staff was out very little on the pool deck area. Unfortunately their parents didn't seem to mind, but for liability reasons I feel they should staff up a little on the pool deck area.
Overall, I enjoyed my stay and will definately return. Hopefully with some friends next time."

| "The Property was great, the space, confort and location was great.
There were just a few things that if fixed could have made our experienced a much better one.
While we were at the pool we had some heavy rain and our towels got very wet. When proceded to the from desk to requets some exchange for dry towels, I was directed to the kiosk outside by the pool. Once there in a very polite manner I asked the attendant at the kiosk (Older man, gray hair, green eyes) if I could have some dry towels in exchange for the wet ones, he was very rude, loud and obnoxious. I proceded to reming him that I was a guest that his attitude was not appreciated. He just turn around and ingnore me. When I went back to the front desk to complain about this guy, the girl try to contact a manager on duty but no one was available. The I asked if at least I could take some of the dry towels on a big blue bin next to the desk and the attendant said no those are only for people to check out and return them at the end of their stay. Final result nobody help us, we had to walk back to our unit sucking wet. My family and I had a very strong feeling that we were bothering the staff by making a simple request.
Also the Bar tender was very rude when we asked if there was a way to get the world cup game on the TVs he said "I do not control that you have to talk with someone else" I said who should I talk to? he said go to the front desk I do not know! Here I was, spending money at the bar and I am being treated very poorly by a bar tender...
I used to work in the hospitality industry and I know for a fact that most of your staff in the club house needs to be train in "Hospitality Standars"
They do not have idea how to communicate with guest and ever further how to be sure that they feel welcome. We are planning our new trip with two more families by October, I would certainly like to see some improvements in the areas described above.

| "The only think I would say is good about the resort is the pool and I am not sure if it was cleaned during our entire stay!! There was only 1 day there was someone at the hut to hand out towels, you needed to go to the front desk and most times they didn't have any clean or dry towels. Poolside there was also a shortage of chairs-very frustrating. The town homes were fairly nice, but have nothing included like toilet paper, Kleenex, soap, dish clothes-so be prepared to purchase everything!!!! The beds were very uncomfortable. We found out that the individual owners of each unit have a choice of the quality of furnishings- ours were the lowest quality you could get! The front desk staff was less than helpful and did not provide good service to those who booked independently and were not willing to make any changes accommodation to get us closer to the people we were traveling with, even though that was indicated at the time of booking. Everything had 18 % gratuity added, and when the service is less than average-it is frustrating to be required to tip that much. I would NOT recommend this resort to anyone, especially in a couple of years when they add more units; the pool will not be big enough. Location is also far away from many of the attractions-so be prepared for long drives. They have lots of work to do!"

| "I have to say I was very nervous booking this on line. I have to say, that when my family walked through the door of our town home, we were amazed at how clean and big the place was. We originally booked a 3 bedroom, but somehow got upgraded to a 4 bedroom at the 3 bedroom price which turned out to be better for my family. I was so impressed with the front desk bending over backwards to do what I needed, like an early check in because one of my kids were sick, helping me print out boarding passes when I was leaving etc. I even took advantage of the great pool and the wireless internet service in the main building. I cant wait to come back. Thanks Regal Palms for making my 11 night stay fantastic. I will never stay in a hotel in Orlando again."

| "The facility itself is very nice. My problem is a particular type room was advertised (with pictures and layout drawings of room)prommising (2) ensuite bedrooms both with double beds. The actual suite available only had one bedroom with a double bed and the other 2 rooms had both single beds. The whole unit was also much smaller than what was advertised. The front office could not change us (even though there were many suites available) because we had rented through an owner (I wasn't aware) and not the condo property. All in all a good property with nice ammendities and I would rent through the condo office, never again from a misleading add from the internet."

| "The unit was nicely furnished and the living area was spacious. We were placed in the back of the property which was very quiet. We enjoyed the grassy area off the patio for sunbathing. The amenities were not exactly as listed. There were no tennis courts, basketball courts, or volleyball courts, therefore that equipment could have been left at home. There was also no movie theater. The pool area was just as pictured and very nice. There were many high school groups staying there, and some of them tended toward rowdiness in the pool area, which is without supervision. A safe was provided in our bedroom. We had a problem with opening it on Tuesday and notified the front desk who told us that a maintenance person would be there in 15 minutes. Fourt-five minutes later no one had shown up and we had to leave. Every morning i went to the front desk to inform someone of the problem, but no one actually showed up until Friday afternoon after we had left for Disney World. We finally got someone to come to the unit and open the safe at our check-out time on Saturday. It took forty minutes to get the safe open, so we checked out late (without penalty). I would recommend using the safe with extreme caution. The hot water does not last for more than 3 showers in a row, so if you have a large group, showers must be staggered. There are no ceiling fans in the 2 bedrooms that have twin beds, and my children complained that it was hot on the warm evenings. There is a fan in the master bedroom, which made sleeping very comfortable. The air conditioning worked very well. The kitchen was stocked with a minimum of cooking aceesories. There were no baking dishes or cookie sheets. Some extra toilet paper rolls shoul be left in the bathrooms as we ran out midweek in the downstairs bathroom. There is a grocery store and small shopping plaza within walking distance (about 2 blocks). There is a pizza restaurant and a chinese restaurant. A sidewalk connects the resort and the shopping area. The resort is directly off a four-lane highway with a 65-mile-per-hour speed limit. It is not conducive for bike riding. There is a golf course and housing development directly across the street. The surrounding area is rural with much construction of housing taking place. Earlier in the day, the Highway 192 route to Disney was not very congested and about a 10-minute ride. As the day progresses the congestion and drive time increases. Route 192 has many gift shops, restaurants, and stores. We enjoyed our stay at the resort despite some of the glitches in its operation."

| "The rooms were very new and very well appointed. The pool and clubhouse area was great. There were seldom any towels for the guests at the pool area. Because of the location you can expect 30-45 minutes to get to the attraction area, however the rental rate makes this a great place to stay."
