| "My family and I were extremely happy with our accomodations at the Regal Palms Resort. We didnt have a lot of needs or wants but the ones we did have the staff were very attentive and responded quickly. The house was very clean and it was really more than what we expected and the grounds at Regal Palms were also great and exceeded our expectations. The pool area was fantastic the kids enjoyed it and did not want to leave. Thanks Regal Palms for making our first trip to Disney such a success. We definitely would recommend to friends and family!!"

| "It is a great place for kids. Would like to see adult swimming facilities also.
Our major complaint was that the beds in both the master swuite and the first floor bedroom were not good. Too many springs could be felt. Wife, son, and daughter-in-law not happy at all about this situation."

| "I did not stay at the Reagal Palms in Orlando as I was called 2 days before and told that the condo had been double booked. My family stayed at a home at 333 Ethan Davenport,Fl.
Pros:
House was clean
In nice neighborhood.
Plenty of towels
Kitchen well stocked
Furniture very nice visually.
Lay out of house allowed privacy for all guest.
Garage
3 beds brand new and comfortable.
Private pool
Cons:
Promised a non smokong house,it did have a very strong oder of smoke.
Master bed needs to be changed out as it is all the way down to springs in matress
No toliet paper in bathrooms.
Iron needs to be replaced as it does not get hot plus it has plastic melted on it.
Was told that Regal Palms was right across the street,and we could us lazy river. Never saw Regal Palms.
We did enjoy our stay in Orlando. I only mention the cons to this house as they are just minor problems that can be corrected easly to make this property a 4 star stay.

| "This was our 2nd time to visit Regal Palms.
we were there in 2005 and again in 2009. The place was very clean, the staff very polite, friendly and the pool was excellent.
The only upgrade that I would recommend would be the bedding and the mattresses.
In the master the bed was hard and you could feel the springs, which usually is a sign of an old mattress. The bed spread and blankets were aged, as we noticed that they were the same as was used in 2005. They were showing wear and tear.
All in all, we will consider coming back and we would consider recommending others.

| "I was not satisfied but I rate it fair because it was a last minute reservation. However, I have stayed at several other resorts and the townhome did not compare. The price was good, but that was only for the townhome itself. I had to pay for the use of the resort in addition to a $250 deposit that I was not informed of until I arrived at the property. It was beautiful, but there was only one television in a 4 bdrm townhome. The doorknob fell off in my hand, the remote control to the tv did not work. The accommodations could have been better."

| "When we got there it was not cleaned . In one bedroom someone urined in closet . Went to front desk they were not heipful at all. The next day went looking for someplace else to stay. Then instead of loosing our money i hired a company to clean the whole house (carpet).That cost me 100.00 dollars plus the 60.00 prepaid for cleaning and 30.00 dollars we bought at store to clean bathrooms & kitchen. Come to find out a lot of cleaning people quite prior our arrival. And our townhouse was surely not cleaned.We stayed there before and were very satisfied. Not this time."

| "This was our 3rd stay, never with an owner before though. No washcloths were available, no dish cloths or drying towels, no extra sheets, few pots and pans. Thank goodness I had not planned to prepare Thanksgiving dinner there. After calling the front office, someone did bring 2 dish cloths and some more pots/pans. There is no hot water in the downstairs shower. Asked for extra sheets and never got them. Also was not informed there would be an addl $10 per day charge due to not booking through the property. Also someone may want to check why there is mold on the ceiling above the sliding glass door possibly a shower leaking. Needless to say, I was a little disappointed from the previous visits with this resort. By the way, I scrubbed residue off the shower head upstairs to get the water to flow, also plunged the tub (still wont drain), and theres mold on the shower curtain. Carpet was also nasty! I hope your homeowner association dues are not going to waste. I certainly wont submit a bill to you for the costs I incurred having to buy washcloths, nor for my plumbing duties. Please feel free to respond. Yes, one more thing, when we arrived, we immediately had to call to have the blinds repaired on the sliding glass door several slats were missing they were replaced, but the blinds still do not function properly."

| "I did not like the fact that I had to drive 10 miles out of the way and then 10 miles back for keys. This is ridiculous. I will not do that again.
I would recommend to a friend but not through the course in which I booked. I did not know there were 3 or 4 parties involved in this transaction. The price was ok but the property was way too far away from the pool area. Not impressed with the village in which we stayed. Not tropical or nice at all. The condo was nice, but the rest was below average. I would recommend Regal Palms but not the condos way in the back. The front door key was never issued to us nor was the microwave ever repaired. These were issues that factored into our stay.
Was satisfied otherwise.

| "When I booked online I thought I was reserving a single family home because thats what the website displayed. However, it turned out to be a condo. Not sure what thats about, didnt ask. The accommodations were satisfactory, the eminities good with the exception of the pool closing at 8pm! Thats way too earlyl, especially with all ages of children on vacation. The resort should change this policy 10 pm. Location was convenient."

| "The property itself was roomy and in good shape however the customer service at the resort and the way we were treated made the whole experiece horrible. I will never recommend this property and I have a lot of friends in the travel industry. i hope management changes and or changes it employees becuase about 85% of them act like they hate the world. Extremely un helpful and rude other than maybe two people the whole week we were there. i am surprised they even get any business with that staff."

| "I did not have a problem with the property however, I encountered other issues on my vacation.
First of all, when my family and I arrived at Regal Palms there was no reservations in place for us. After several hours of trying to work out the problem with the assistance of Regal Palms staff, it was decided that I needed to pay for one night and hopefully by the next day the situation would be resolve. So I had to pay out of pocket $176.
The next day the manager at Regal Palms was able to determine which villa I had actually booked. We moved into the villa the next day, however, the refrigerator was not working and our food spoiled. Regal Palms assisted us by getting another refrigerator placed in the unit.
On Tuesday morning, the electricity was turned off in that unit. I called the maintenance department who promptly came over to assist us. It was determined that electricity was turned off by the power company. Regal Palms staff once again assisted me by giving me the name and number of the former managers of the unit, as they said their hands were tied and there was nothing they could do. My only option was to pay again for a new unit for the remainder of my stay. Valerie was able to assist me and later that afternoon, my family was able to get settle into another unit only to have the electricity turned off because of a thunderstorm, so that entire day we were without electricity.
It was very inconvenient having to move three times as well as having to pay additional monies. The matter was made worst because I was travelling with my young infant and my husband who is dealing with cancer and so it was most frustrating. What should off been a family vacation turned into a stress filled vacation.
My thanks goes out to the front desk at Regal Palms and their managers especially Gus who tried to assist to their best ability.

| "Much better than expected. Usually, websites tend to make a place better than it is.. I was amazed how great Regal Palms is.
I took photos to encourage everyone I know to stay there.
It is great that the lazy river pool is heated..but it was actually a little too warm. ( better than too cold though)
Regal Palms is top notch !! Close to everything you would need. Restaurant there is awesome.

| "Stayed in Capri 102. The unit was big, clean, and everything was first rate. Quiet. Never heard the people next door. Great showers.
The only thing I would suggest would be some sort of chairs and a small table for the wonderful balcony off the master bedroom.
We had a fantastic time. We went the week before Easter and although there were tons of people at the resorts beautiful pool area we never felt crowded. Chairs were at a premium at the pool but the management tried hard to make sure no one was reserving chairs and then not using them. The food at the resort was unbeatable and the service was top notch.
We will definately be returning and we will recommend this resort of all our friends.

| "The property is very good. However my grandson left a computer game in the property (value $45.00). This was his birthday present. When I contacted the House Keeper I was told that the game was not found. For this reason I would not recommend this resort (Regal Palms) to anyone. Also the dining area charged my 10 year granddaughter 18% gratuity for a grilled cheese sandwich. (Bad taste) Also the unit 407 La Mirage did not have TV"s in each room as did the unit we stayed in the previous weekend. Very doubtful we will return to this resort."

| "This property was a great deal. We needed 4 bedrooms and this was one of the few places that had them. Kitchen and living room were a perfect size.
We never got a chance to go to the pool (it was a golf weekend), but we liked our unit and the restaurant was good for the 2 meals we had there.
On the con side, the sheets in one of the bedrooms were not clean and we had to request new sheets twice before we finally got them. The unit was fairly clean except for lots of cobwebs in the light fixtures and lampshades. We told the office but no one ever came to clean. Shower heads were cheap.
Service in the main office was weak. We called one night and asked for recommendations on local restaurants and were told to drive up and down route 192 since "there are lots of places there". A book of menus for local restaurants would be nice.
Overall, we liked the unit and we would stay there again. Just keep in mind that this is not a hotel, but a timeshare rental"

| "We had booked this property on the internet, and were very happy with the response from the booking agent as well as the owner.
Upon arrival in June, we were very disappointed to find that there were very limited utensils in the kitchen, such as, no dish cloths, no tea towels to dry the dishes, no basic items like salt & pepper etc. Other properties that we have stayed in were well equipped and at least had a welcome pack of tea, coffee and sugar !!!
Then we found that there was no hot water to the townhouse ! Having travelled from Australia, over to New York and then down to Orlando, the five of us were anxious to have baths and showers, as well as the washing macine. We contacted the front office to report the problem and were given a very uninterested answer that the handyman would get around to it. Time had passed with us checking with the office every hour to be given again, a very disinterested response. After 8.30pm we very getting very upset, as we have 2 girls under the age of 8 who were needing a warm bath. The office assistant on the phone told us it would still be 2 or 3 hours until it could be looked at and was very rude to my husband. She hung up on him!!! He rang straight back to let her know this was not the way to be treated and was told that the one he spoke to was unavailable!!! He then asked to speak to the Manager, but was told that he had gone for the day. Finally the very friendly handyman arrived to fix the hot water system (it was now about 10pm!!). He was very apologetic for the delay. We have no problems with him.
The next day, my husband then asked for the Manager, who again was unavailable, so he got his name. We left it for a few days, (as we had not heard any feedback at all), and then on the day before departure, my husband asked again to talk to the Manager, but he was "busy sorting out a crisis and would ring us in 2 hours". Guess what? We heard NOTHING.
I'm afraid that the service we received (apart from the handyman who was great), was nothing short of SHOCKING!! The female staff behind the reception desk, were disinterested, not helpful at all, and quite rude. NO GUEST deserves this treatment!! The Manager did not follow up on our complaint, and that we found to be incredibly rude and unprofessional. Unfortunately, if we come all the way across the world to holiday in Orlando, it won't be at the Regal Palms!!!!!!!!! We travel a lot in America, but will be looking elsewhere for our vacation.

| "My only disappointment is that the rooms needed to each have a television. There were no land line phones in the appartment and the building was quite incomplete. Ensure that the buildings are completed before you rent them to guests as it could be a liability rather than an asset. Loved it though would definitely come back again and make it a permanent vacation spot."

Property could be kept up a little better. The grates in the road were VERY LOUD when a car drove over them. Woke us all up throughout the night. Beautiful landscape but lots of weeds and broken tile/brick, etc. around the pool area. This is the second time we've been to Regal Palms and both times we were very unhappy with the check in process. The staff is very unfriendly and unprofessional. Very, very frustrating. Wait staff at restaurant were very good...food was decent. Overall we had lots of fun and plan on returning. "

| " Unfortunately, the air conditioner motor was broken and the temperature at 6 PM was 87 (F) degrees in the unit. Fortunately, the Management moved the seven of us to another unit where the A/C was working. Unfortunately, the unit to which we were moved was a 3-BR unit, not the 4-BR unit for which we paid. Fortunately, changed sleeping arrangements (one on the sofa) allowed us to manage well. Unfortunately, there were no wash cloths provided and Publix closed at 10 PM. Fortunately, Publix opened the next day. Unfortunately, at the end of our stay, we were told the original a/c was "awaiting parts," by one; was "repaired and we should have moved back" by a second and, "the a/c was on warranty and the owner was dealing with the vendor" by a third. We paid for a 4 BR unit, stayed in a 3 BR unit and, to our knowledge, the owner of the 3 BR unit in which we stayed has been paid nothing, while the 4 BR owner received full payment and the unit not used. Fortunately, we were promised to be copied with an email from a Mgr to the Gen'l Mgr (8 Jul 06) about distribution of the payment among the parties. Unfortunately, tonight (11 Jul 06) finds no email as was promised. Fortunately, we are optimistic that the workers who clean the units will report defects in a timely manner to prevent units that are unfit for habitation to be assigned, but rather replaced by a habitable equivalent. Additionally, in spite of all, we may just enjoy giving it a second chance. "

| "The townhouse we stayed in was beautiful and the kitchen was well stocked with everything we needed. The owners left an information binder that was very helpful. The only problem was that the hot water was turned down too low for the four of us to get a warm shower. Also, it would be really nice if the pool stayed open later than 9:00 because it would be nice to enjoy it after doing the parks, etc. at Disney. Thanks so much for all of your help. | "The townhome carpeting was filthy. We thought they put us there because we had 4 children with us. We didnt feel the kitchen was as stocked with utensils appliances as last year. The bedroom on main floor had no TV. The pool area needs to be powerwashed and the beds around the pool need to be cemented and get rid of the mulch it is all in the pool. The pool area is unsupervised. children were jumping off the rocks into the lazy river. There also were kids of all ages going down the slide with floats 2 and 3 at a time. Very dangerous. I even witnessed a teenagaer do a flip into the lazy river I held my breath and waited for him to surface as he could have gotten paralyzed. I think the quality guests has gone downhill."

| "Was referred to Regal Palms from a friend. The 4/3.5 townhouse was perfect. With Publix right around the corner, we had everything we needed. The pool and slide were great for the kids and the restaurant food was much better than we thought it would be. We are actually looking to purchase a unit in Regal Palms.
The only things that i would strongly recommend to make it even a better place to stay is to add an option for HBO or showtime to the cable and add an option for high speed internet either through the cable company or the phone company for the homes themselves. High spped internet was available at the clubhouse."

| "This property is perfect for larger families and reunions to the Florida area. We typically stay at Marriott properties and found this resort offers all the comforts of home and hotel life. Only recommendation would be to shampoo carpets after heavily visited trips. Downstair carpet in 307 needed shampooed. Other than that, the resort was wonderful. Our children loved the pool area as well. They wanted to stay there, rather than hang out in Universal Studios. That should speak for itself. Thanks!"

| "The condo was lovely and located near the wonderful pool complex. The lazy river was a family favorite! We also enjoued the convenient restaurant and bar near the pool.
Our only issues were that the housekeepers did not clean the condo before we arrived. The management did not send anyone over to clean for two days, by which time we had purchased cleaning supplies and cleaned. That was disappointing. Also, being to the west of Disney meant that there was an hour of traffic or more to the parks in the mornings and nearly the same on the way home. With no traffic, I would say it was 25 minutes to Disney, whereas I had been told when booking that it was 15 minutes. Still, for the money, the accomadations were good.

Even while being served at the resturant the service was very unfriendly & total opposite of the attention to detail I expect while on a vacation.(especially w/Disney so close by!)Employees have that awful us & them mentality which is very unpleasant for anyone spending any chuck of $ to stay at a resort. The towels were constantly not available for the pool area ...heres a hint buy more towels! I have been an operative for companies that do quaility checking for owners & in that respect The Regal Palms Resort would have failed terribly with customer service,on the other hand the value & units were very good,in my opinion.

| "Very happy with just a couple of comments. The trash was picked up every day as we left it on the curb and that was great. However, one day we did not leave a bag on the curb and having left for most of the day were surprised that somebody actually entered our unit and took the trash from the kitchen trash can. We did not feel that we wanted anybody in the unit while we were gone. Also 2 separate days I went to the lobby to pick up pool towels I was told they did not have any at the time and to come back later. When I came back an hour later they were still out and they staff did not seemed very concerned about having any available. Wish the pool area (or at least the hot tub) was available later than 8 pm because they really is nothing teenage kids can do in the complex after 8 pm. But overall we were very pleased with our stay."
