| "Our overall rating for villa kismet is very good. The villa was well equipped and spacious. The location was good with wonderful views of kalkan bay. The caretakers Lea and Soner were very helpful.
We have a couple of points that we feel need to be mentioned. The villa became flooded when it rained, we had a couple of storms, and this made the marble floor very dangerous to walk on and the description of not being overlooked needs to be updat ed as a new villa has been built very close to Kismet and it is very much overlooked from their balconies."

| "The property came up to and beyond our expectations and we have no problems with recommending it to our friends. The team in Kalkan were very helpful and friendly. The communications with the owner were first class and every question I had was answered immediately Kalkan is a delightful place and we would hope to return some day. The restaurants were all first class. All in all a wonderful holiday."

| "One of the best holidays ever had.
Villa Kismet is beautiful and was perfect for a group holiday. Would return tomorrow if possible and highly recommend to anyone.
Clean, tidy and very spacious.
Good location - not too far from the main town. A good hilly walk back after indulging in all the good restaurants.
Excellent value for money!"

| "It is an understatement to say I had initial reservations. My boyfriend found the villa and I was a little cynical. I thought it sounded too good to be true!
On arrival we were delighted! I almost felt like the online pictures didnt do the villa justice. The villa is modern contemporary in good condition and anticipates your needs (a partly stocked fridge was a nice touch). The views are lovely (although slightly obstructed by other villas).
It was great to relax at the villa and it was a pleasure to return to it after a long day out. I was sad to leave (probably more so the villa than Kalkan)!
On my return, I belive I have talked more about the villa than the rest of the holiday!
The villa was a welcome change to a hotel and I think I will struggle to return to a hotel holiday now that I have tasted the alternative!
I would like to thank my boyfriend for finding the villa. I would definitely recommend this villa.

| "Villa Kismet was simply wonderful and a real find,
situated in a perfect location with breathtaking views across Kalkan and the coast.
The pictures on the website appeared too good to be true but our expectations were exceeded.
The villa was huge and every bedroom well catered for with good bathroom and storage facilities and air con in each.
The pool area is superb and you are unlikely to want to move although I would recommend going to the roof balcony around 6pm for a stunning end to the day.
The lounge is very relaxing and intergrates very well with the outside balcony.
The kitchen is massive and has everything you could possibly need including very modern appliances.
Kalkan is approx 5-10min walk (downhill!) but you are best to get a taxi back which costs £3 max.
The resturants right by the harbour were fantastic serving excellent food at superb value and with great service. Abbergine, Ibo and Trio and very good.
A stay in Villa Kismet should not be passed by!

| "Absolutely fantastic, wonderful Villa and although the pictures are excellent seeing it in real time is something quite special. The people in the town and the parts of Turkey we were lucky enought to venture to are ultra friendly and there is something there for all ages. We would highly recommend it the level of communication you receive from the owner is exceptional."

| "We LOVEd Villa Kismet. It is beautiful, spacious, comfortable and perfectly located with an amazing view. The pool is wonderful and the roof top level is a perfect place to have a glass of wine or eat dinner while looking out over the town and the Mediterranean. Please beware, however, that there is a group of people in Kalkan who rob villas every day and every night. We were warned to lock our valuables in the safe and lock all the windows and doors whenever we left, but we were robbed while we were sleeping in the villa the first night we arrived. We had locked all the ground floor windows and doors and left open the upper floor windows for air, as the weather was cool. Robbers propped a ladder up to the 2nd story window and came in a stole our camera, cell phone, and a small amount of money (the majority of our money was locked in the safe). All in all, our vacation was wonderful, but please be very cautious about robberies."

| "We had a fantastic holiday - the Villa was better than we dared to anticipate, the views are lovely, especially when you are on a lounger with cocktail in hand!
The villa itself is really spacious, we never felt cramped and with so many bathrooms we never had a queue for the shower.
i would definitely recommend it to any one looking for a relaxing holiday.
Kalkan is a lovely town and we had some great evenings - if you do go then try the restaurant "TRIO" by the marina as it was great food and the staff were so friendly.

"The property is spacious, spread over 3 floors plus plenty of roof terrace space. The kitchen is well equiped and the dining room is spacious. There are games available which is a nice touch! We spent over 4 days (on/off) doing the 1000 piece jigsaw. The beds were particularly comfortable & there was plenty of cupboard/drawer space in each room. The bathrooms were very clean and spacious. The views from each room & terrace/balconies are spectacular. There is alot of building work underway around the villa - indeed next door is in the process of being built however in the 2 weeks we were there we saw no builders at that particular site. We are told that all major works stop on 1st May. As the villa is now 3 years old, the towels and bedding could do with updating - particularly as there are many new villas being built - also with fantastic views - which would have newer equipment/facilities. For instance, we found that although the towels had clearly been laundered, they were quite stained & rough to the touch. As we were the 1st visitors of the season we had some initial problems with hot water and Sky TV - all quickly resolved by Memhet, the housekeeper. We were broken into during our stay so would recommend the use of the safe at all times - even though the villa documentation suggests there is little or no crime in Kalkan. Kalkan is beautiful and the turkish people so friendly. Many lovely places to eat out & visit including Patara beach & Kas."

Thank you for your review. Kalkan is indeed a fast growing little town and the local authorities are aware that tourism is the key industry. They enforce very strictly the no building rule as of the 1st of May every year. If there is ever noise you can speak to the house keeper and he will act accordingly. Its worth noting that after this property is completed next to mine there will be no land left to build on so the area will no doubt become more established and lush. I appreciate and rely on guests’ feedback and have already replaced the towels and bedding. Please take the normal care you would while on holiday anywhere and make sure that you lock all the doors when you leave the house and use the safe provided.

| "We had a great time at the villa and in Kalkan. We went in the off season (December) and enjoyed having the beaches and historical sites to ourselves. The weather was lovely and allowed for more outings that we expected given the time of year. The villa is beautiful and we were very impressed with the amenities and the views. The only downside was that we didn't realize the amount of construction that would be happening in the off season. There was quite a bit of noise and dust from construction that was quite nearby. Also, it appears that more villas have been built since the photos were taken. We had assumed that it was a bit more alone on a hill, but other villas have been built quite close (just a few meters away). In fact, one started construction right next store while we were there. All in all, I would highly recommend this property! Our off season timing brought some inconveniences, but was well worth it."

"Villa Kismet is an amazing villa with fantastic views over Kalkan Bay. My party and I had a brilliant time in Turkey and Villa Kismet met all our requirements. Old town Kalkan is really beautiful with some of the best restaurants we have ever been to and the local people gave great hospitality. Our transfers from Dalaman airport went without a hitch. We shall definitely be returning to Villa Kismet next year. Thanks Dilek and Karl. "

| "We thoroughly enjoyed the property and the location. Although Kalkan is a booming holiday destination, there is still a certain quietness and friendliness about the place. All facilities, like supermarkets, restaurants, bars and a small marina are within reach and a it takes about a 20 minutes drive to one of the most beautiful beaches in Lycia (Patara).
The villa met our expectations and offers the space and convenience described on the website. What would be helpful is a more detailed description as to how to find the villa. As we arrived in Kalkan late at night, the schematic route description was not helpful as the streetplan of Kalkan is more complex than suggested. If you have small children, then please be aware that the unguarded stairs in the villa and the pool area are not safe and children would require constant supervision.
Our overall impression has been very good and would certainly recommend others to enjoy the property and the Kalkan area."

| "Great location, minutes from town, we did have the place full, and had 5 teenagers so the pool & table tennis tables were very useful in keeping them occupied. Could have done with more cutlery, once the dishwasher was full we had no cups etc to use ... Would not recommend for families with young children stairs are very steep and no guards around some of them. Could do with more mirrors in the bedrooms (girlie thing)!

Youre Villa is the Best! Me & my partner had the best holiday yet. The villa is the icing on the cake to a wonderful location - Kalkan. This was our first independant booking and everything was perfect. If anyone has looked at this villa and still has questions check out Karls website - it will answer all your questions. Another thing as well, Karl will respond to all your queries, so dont hesitate in asking. Before we left for the Airport I send an email for some last minute details, at the lounge in the airport I checked my email and Karl had answered the questions for me. The Villa is truly magnificent. If you have doubts just check out reviews of the area on the net. Where the villa is located is refered to as the Beverley Hills of Turkey - This is no lie!
The Villa itself is situated fairly high up, my partner suffers from asthma but with taxis at £1.50 approx to get to the centre of Kalkan you will have no problems. Everything you need is at the villa, as advertised - Private pool, Ping Pong table, pool table, Satelite, DVD, Excellent stereo (Take your music CD's, washing machine, dishwasher etc, etc.

"A fantastic holiday in an amazing villa with views to die for, what a better way to wake up in the morning than to open the curtains and watch the sun come up over kalkan right from your bed. Or be the envy of your neighbours when you are sat on the terrace with uninterupted views across kalkan bay. The villa is so spaciouse and there is everything you need to cook fantastic meals as the food is so cheap, if you can prize yourself from the villa kalkan is an amazing place to explore it is a foodies paradise with excelent restaurants and very friendly people. we also rented a car as we dont like to go on organised trips, we did saklikent gorge which was great we had lunch after on the river, trout salad and chips £1.50 each can you beleive it. we then did tlos and then patara beach, well worth a visit. Driving wasnt scary at all and the car was cheap £25 for the day with full ins from Ferhat karls friend, you will find his num in the book at the villa.I also recomend hiring a boat, we rented the romantica 1 from the harbour owned by 3 brothers, they waited on us all day cooked our meals ect for £100 for the day.I could go on forever as it was one of the best holidays iv had in a while, so try it for yourself you wont be disapointed."

| "This villa is by far the most modern and luxurious we have ever stayed in. It has been furnished and decorated to the highest standard and has the most panoramic views imaginable. As it is new the villa is in pristine condition and I would have no hesitation in recommending it to friends. However, it is not suitable for the very young/ old or disabled due to it's internal staircases, hillside location and poor road conditions locally. Otherwise it is the perfect villa in the perfect setting in which to enjoy a pefect holiday. Full marks to the owners for their interior and exterior contemporary design and many thanks for a splendid holiday in Villa Kismet."
