| "Clean comfortable, well furnished. Nice secluded garden with pool. Close to bus route and shops for essential provisions. If you do not hire a car choice of restaurants not nearby but buses are regular (in season I understand) and plenty of chocie in nearby main Pernera (about 20 - 30 mins walk away) and Protaras or Paralimini. We were two retired ladies and we walked to Pernera shops/restaurants along main road and via the coastal route as well as using bus service. We found very good supermarket in Paralimini called Kokkinos. All in all very comfortable and relaxing holiday."

| "Everything to do with the Villa was as advertised. It was very clean. well decorated and a great pool, which the kids loved! The villa was 2 mins walk from some great small private beaches, and 2 mins to three small supermarkets. The main town of Protaras is literally a 20 min walk or 2 mins in car, and has lots of bars and restaurants. I would highly recommend this villa for a very relaxing holiday as its away from the busy areas but close enough to get into them by foot or car or bus with little effort. The kids loved it and everyone returned relaxed and very tanned. The management team looking after the villa KLG (Lee and Kirsty) were brilliant and very welcoming, very helpful and on call for anything day and night and just waht you need if its your first time to the area or country.
This was our first villa holiday and our first time to Cyprus, but we will be going back to both next year as we loved it.

| "During our 11 night stay we had an excellent holiday, the villa had everything required. Great location for the nearby beaches and harbour for boat trips and water sports, Great bus connections to Ayia Napa for the waterpark and local towns paralimni, pernera and protaras for restaurants, bars and clubs. Managing agents very helpful. Would certainly recommend to others."

| "Had a fantastic holiday at this villa, a true home from home and wouldnt hesitate in recommending it to others. The pool was a great size and depth, especially in comparison to other villas we saw in the Pernera/ Marlita area.
The villa is in a small complex comprising 13 properties just off a main road. The traffic wasnt a problem to us as it wasnt too busy and we hardly noticed it.
There arent many shops/ bars in the immediate vicinity but a short walk (probably 15-20 minutes) would take you into the Pernera area of Protaras where there are plenty of both.
The nearest beach is at the Golden Coast Hotel which is a 5 minute walk away. It is absolutely stunning but even a 5 minute walk in 42° heat is hard going so we stuck by the pool most of the time.
The management company met us at the villa and took good care of us over the two weeks. Its run by a young English couple and nothing was a problem to them, very friendly and really attentive.

| "We really enjoyed our stay, the Villa was perfect! and very near to local amenities. We went to see the Management Company for some advice during the holiday and they were excellent, they also recommended a car hire company, which again gave a faultless service and were excellent. I would definitely recommend this Villa and hopefully one day we will visit again."

"It was described as 3 bedrooms with bedroom 1 2 twins,bedroom 2 2 twins and bedroom no. 3 as a double. This was not so it was 2 doubles and a twin. This was not convenient for 6 female adults. I would not have booked it if I would have been told this. The Villa is in a great location.There was no instructions for the safe.The Fridge freezer did not work correctly and did not cool the food that we had bought.
The Directions to the villa was poor."

- Safe instructions should be in Villa folder in Villa we will check.
- Regarding the Fridge Freezer, this is a common problem in hot climates, guests must not turn the fridge to Max, as this causes the fridge to be overloaded, the compressor gets hotter and food never cools. Don't use Max setting - be patient.

| "We really enjoyed our stay at Beachside Palace Villa. The Villa was very clean on arrival and was very well equipped. It is in an ideal location for access to both the quieter beaches in Penera and the more lively Protaras and other areas. My only suggestion for improvement would be a cleaning service; bed linen was changed whilst we were there, but cleaningof the toilets and showers was left to me. The hairdier wasn't working and we had to purchase tools to clean the barbecue, which although were cheap, would have made it so much easier if they were provided. These are not complaints, only suggestions as this was a memorable holiday with the freedom your lovely villa affords and one which we would and have recommended to friends. Thankyou for a lovely holiday."

"The villa is nice but it is built on a small plot and surrounder by similar villa's. We were lucky the others were empty, had they all been full I think it would have been very noisy.
The directions from the airport and key collection are very poor. They are basically wrong, agreed with by the local management company, and it took us over 3 hours from leaving the airport to entering the villa - should take an hour.
There is no cleaning - just a change of linen per week, and then not the towels. This is very poor over a 2 week stay and below any standard we have seen in the many villa's we have rented in Greece."

I am very sorry this customer was unhappy, however I would like to add the following comments in balance :-
1) Please read the other review for our Villa we have had several very happy customers
2) No other customers have had trouble finding the Villa, however, in future we will not only provide written directions, but also provide a pictorial map.
3) Regarding the cleaning, our adverts clearly state that Linen and Towels are changed for the 2nd week. A 2nd week clean is available but is an extra cost - we will make this clearer. I have confirmed with my Local Management Company that towels were indeed changed for the 2nd week.
Finally, I would like to add that our Local Management Company have stated that this Customer treated our Villa very badly, the bedspreads were just thrown on the floor and trodden on - these required dry cleaning. Even the walls needed cleaning in places after their stay.
I think it is a little unfair to harshly mark out Villa based on just two complaints :- a) problems getting to Villa b) lack of 2nd week clean - which was as advertised.
In the light of my comments please could I request that RentalSystems adjust the one star awarded by this review.

| "Great Villa, suitable for a family ( it was 5 of us)- Kids loved pool and beach which is only 5-10 minutes’ walk (depending on how much stuff you are carrying). A/C in all rooms is a life saver, decent size fridge freezer. We had great time and would come again! Thank you"
