| "We stayed at the villa for 9 nights and absolutely loved it. There were 2 couples and one single lady so we had plenty of space. The pool was lovely and the views spectacular. We found the beautiful breezes in the dining area were wonderful at night. I would suggest that having a car is necessary as we would have felt very isolated without one and the hill is a bit of a killer. This gave us the freedom to explore the area and go to the many nearby restaurants for dinner, go to our favourite beach called Nai Harn and shop at Tesco for our food and wine. Mr Ot was lovely and enjoyed a daily chat with us and kept the villa clean for us. He and his sister cooked for us one night which was really lovely and there was plenty of food for the next couple of days, so it was good value. Would highly recommend this villa."

| "There are so many plus points about this villa. The first thing that struck me and my fiancee when we walked through the doors was the size - the floor space (on three floors) was more than enough for 2 people and theres plenty of room for cartwheels if youre athletically inclined! Tasteful decor throughout, plenty of furniture and the bed was luxuriously snug.
Susan and Ot were there to meet us on our arrival. Susan is a very nice lady, friendly, and told us that should we need anything she was always available on her mobile, even though she was going on holiday the next week! Ot is a gem. He looks after the house (was there every day) and we both really warmed to him. He really enjoys being taught more English words, so give it a go! Will miss you Ot and thanks for teaching me Thai!
Everything youll need is at the villa. We werent left wanting for anything. Take a hairdryer though. There is a huge fridge freezer which came in really handy. The villa is high up and I only saw one mozzie so didnt use any repellant in the house.
The most memorable aspect of the villa was the infinity pool. Watching sunset after glorious sunset while floating lazily around the pool was a heavenly treat and not something either of us will forget in a hurry.
Ive read a few negative comments about the hill. I didnt see what the fuss was about. If you find that you run out of puff then there is a taxi rank just round the corner at the bottom of the road. Otherwise, its a good bit of excercise.
Only minor gripe I would make about the villa is privacy. It is attached to Baan Sa-moot Sa-wan (their bigger villa) so you are at the mercy of the consideration of your neighbours. For three days 10 rowdy youngsters shattered the peaceful atmosphere with their crap music blaring out. You cant complain because its their holiday too but Im glad they were only there for three days, any longer and I would have been tempted to buy a tazer from the market in Patong!! The two families either side of them were great though.
All in all, a great place to stay in Phuket and both of us said we would return."

| "We have just returned from a really relaxing two week stay in the Baan Panom Villa. Sue was there to meet us when we arrived and helped us arrange car hire at a very reasonable rate. This isn’t absolutely necessary as the beach, restaurants and numerous bars are within walking distance, even if the climb back to the villa is a little steep. Taxi’s and Tuk-Tuk’s are plentiful so transport is always readily available, but a car gives you a lot more freedom to explore the island. One small word of advise about the car, make sure it’s a fairly new vehicle as we had two breakdown on us and had to be replaced, the last being a new low mileage car. Sue and Ot the housekeeper were both indispensable in sorting out the replacements which promptly arrived within 1 hour, even on a late Sunday evening, Thanks Sue. There isn’t any air con in the main lounge but the constant breeze up the hill combined with ceiling fans provided all the cooling required. Sue can also arrange all manors of excursions at rates that are reasonable. The accommodation itself is extremely spacious, especially as there was just the two of us, and the roof top pool proved to be a great place to spend the afternoons (and evenings). A special thanks to Ot the housekeeper who took great care of the villa and us."

| "Myself and 5 friends used the villa as a base for our amazing holiday.
The villa had all we needed
• Very comfy beds
• Lots of space to lounge and chat.
• Great views from the pool and the living area.
• A well equipped kitchen with a great fridge and freezer to keep all the important cocktail ingredients cool!
It is at the top of a steep hill but we had no problems walking up or down it - even in heels!
Taxis at the bottom of the hill as mentioned - although watch out - Phuket is not as cheap as most of Thailand - the tourist is there to pay their way and so dont expect anything to be uber cheap. Tuk-Tuk and taxis did cost us a bit - and hiring a car may have been a better option
We hired jeeps on one of our days and had a blast – we would highly recommend doing this
Karon is nice enough but nothing to write home about - we preferred Kata
Ot was very kind and looked after us well. He loves Take That so be sure to play him some tunes when you are there!
We really had great time and miss the villa and Thailand very much

| "I booked Baan Panom based on the photos and the previous reviews and I can say that we (six friends from London and HK) were thoroughly impressed with the villa, the surrounds and the service provided by Susan and Ot. Whilst it is a steep climb up the hill, the breezes through the villa and the views from the pool more than compensate. As the other reviewers also remarked, the small restaurant at the bottom of the hill has good food at very reasonable prices. The taxi stand also provides good transportation options for day trips to Hat Surin, Patong (Simons Cabaret is a great way to start an evening), and the Gibbon Rescue at the Bang Pae Waterfall (something we highly recommend). I would highly recommend Baan Panom as a place to relax for a week or two and explore all that Phuket has to offer."

""We had a fantastic stay at the villa, the place was very well looked after and Susan & team couldn't do enough for us. Our stay was extremely pleasant. Karon was a beautiful place to stay we had plenty of things to do but also gave us the opportunity to relax and enjoy the villa. The view from our pool area and rooms were out of this world really helped us all to relax and take it all in. Only downside was the hill we had to tackle every time we went out but we decided to use it as our daily exercise routine by the end of the stay we didn't think too much about how steep it was, it also offered many nights of laughter in seeing which tuk tuks or taxi's could get up it :) overall everything was perfect and we would defiantly recommend the villa to friends."

| "We have just returned from a week at Baan Panom and had a great time.
Yes, the villa is at the top of a very steep hill - but the views and breeze you get more than makes up for the climb (and think of it as a workout anyway!!). We found the villa to be clean and the facilities provided just as detailed on the website - Ot does a great job in making your stay enjoyable.
For a couple the place was huge - with more than enough space to enjoy your holiday - even with a family you would have more than enough space.
For anyone who just wants to lay in the sun next to a pool then the rooftop private pool is the place to be.
We can also highly recommend the small bar/restaurant at the base of the hill climb (I think its called bar one - next to Phulin Resort). The staff were really friendly and the food excellent and cheap."

| "Six of us friends stayed at Baan Pa Nom for 4 nights towards the end of Sept and though it has been more than a month since we returned from our short holiday, we’ve all left parts of hearts back at the villa!! The Best part of our entire trip was enjoying the pure beauty within and around the villa. We were skeptical at first as we had viewed some pictures of the villa from other sites, but we were proved wrong as the pictures, even from Karon Rustic’s site, don’t do any justice to the villa at all!! We felt right at home and we must thank Susan and Utt, the dear housekeeper, for our wonderful stay. Though initially we did complain about the walk up and down the slope as the villa is situated on a hill, we overcame it soon enough and actually found it fun to work our legs for the 5-10 min walk, plus it was an easy walk to Karon beach and the nearby shops/restaurants!
We share the same sentiments as the other reviews – the rooftop infinity pool/Jacuzzi is splendid!! Sadly, we only utilized it for one night as we were packed with tours/activities for the rest of the days and it poured heavily the day we decided to stay in. We had no complains though, as we enjoyed indoors, watching DVDs-there’s a fairly great collection of DVDs, magazines and novels available in the living room. The villa was equipped with every facility we needed and even if there was something missing, we absolutely didn’t notice as we were simply awed by the simple yet beautiful interior designs and amazing views of the Andaman Sea and the nearby hills. As the kitchen was fully equipped with almost every type of cutlery and utensils, we bought our own groceries and cooked some of our meals. The lounge area at the living room was perfect for our drinking sessions, with the company of the constant cool breeze. Utt was very warm and friendly and kept our holiday home very clean with his daily services as well.
We’re still bragging about our stay at Baan Pa Nom to our friends and families and showing off the numerous shots we took! We even recorded our very own ‘MTV Cribs’ style video of the entire villa and had our own photoshoot at almost every corner of the house!
We’ll definitely plan another trip just to enjoy the serenity the villa offers. Sometimes we even talk about leaving everything behind and settling there! :) Our first thought and affiliation each time we think of Phuket is Baan Pa Nom and we don’t think That would change! Kudos to the accommodation!"

"It was a very nice villa with excellent views. However to get those views the villa is at the top of a very steep hill. This is not really made clear in the advertisment - they do need to stress the need for a car or the need to be very, very fit. It was a bit of a shock.
The advertisement also doesnt make clear the fact that only the bedrooms have A/C - it got very hot in the living area.
The infinity pool was great but it wasnt the cleanest pool weve been in.
The accommodation was excellent. Ot came in every day to clean and took our laundry for us to get done - he was very helpful. However it would have been good to have had the towels/bedding changed as we were there for 10 days but this was not done. Partly our fault for not asking, but you do not expect to have to ask for those kinds of things.
Overall a good stay, but Karon beach is quiet during the low season - not much activities on the beach and the currents are quite strong so you would have to be careful with kids - I wouldnt really call it a family place. Only very basic groceries you can get close by - you really do need a car. Good resaurants though in Karon and all very reasonable. Also all the massage places close by are priced low so you can definately have a good time at a reasonable price."

First of all Thank you for the comments and critisism. That actually helps us to improve our services.
A car is not necessary unless you are not in a condition to walk down the hill. There are plenty of taxis at the bottom of the hill, who are willing to pick you up from the villa and dro p you off at the villa. We do provide car rental services for those who would like to rent a car. Which we ask everyone what services and activities they want from us before they even arrive at the villa. Most of our customers dont want a car as they prefer the thrill on a bike ride.
As for air contioning in bedrooms only. They are made clear in most of the websites and some arent, which we will have to updat e. Thank you for the point out. However, most of the time there is a really nice breeze blowing up the hill and straight through the house. Normally it keeps the living areas sufficiently cool. I think youve been a bit unlucky with the weather, though there are fans to cool the room down.
Unfortunately the poolbroken during your stay which was fixed as soon as possible. Sorry for the inconvenience.
We have had a couple of families with young kids of age 3 and more at the villa and they all were extremely happy with villas and recommend it for other families.
As a reminder this is a self catering villa, but indeed the bedding and towels should be changed weekly. Obviously Ot must have forgotten to do that. Thank you for poitning it out.
This enables us to strive for an even better service.

Short walk into Karon beach for a beer and a meal or a 15 minute 300 baht cab ride to organised chaos of Patong. Discrete daily maid service. Good value and we would use again. | "The villa is situated at a secluded, quiet spot at the top of a hill, which on one hand gives you a fantastic view while you relax and chill out in the sublime (jacuzzi fitted) infinity pool, but on the other hand, can be a strenuous climb up for those not in good physical shape.
Its location is okay.. a 10-15min walk away from Karon beach, while a 15-20min ride from the main patong beach. Food and supplies can be gotton from grocery stores and food outlets at the foot of the hill.
The condition of the villa is livable as long as you have no intense phobia of insects and lizards which may pay you a visit every once in a while. The rooms are quite cosy and comfortable (air conditioned), although I found that the air-con in the master bedroom is by far the coolest. Each room has its own toilet which is a bonus, and the kitchen is well equipped for cooking, etc.
In terms of living space, it can comfortably accommodate a family or a group of 6.
To reiterate an earlier point, my group and I feel that the best feature of the villa would be the infinity pool. You could just chill, relax and laze in there all day long in the comfortable waters as the jacuzzi jets wash over your body and sooth away any weary thoughts and any tired muscles. That in itself made the Baan Panom Villa an enjoyable experience for me."

| "The accomodations were incredible. Not only were the owners more than hospitable, Ot, the housekeeper (spelling?) was the great and was more than helpful during our visit. My brother booked the trip with the help of one of the property managers/owners and she set up an amazing trip for us. The house itself was the nicest I have ever stayed in, and I have traveled all of my life. The house overlooked the ocean and a great portion of the town. As my first time to Thailand it was hard to push myself outside of the house to visit Thailand. I could've stayed in the seats by the windows or lounging by the infinity pool all day! The house is beautifully decorated with local trinkets and stocked with more sundries and bath essentials than expected. By far it was better to stay here than any hotel, in my opinion. The location is fantastic too! As a family of 5 we could easily grab a tuk tuk or van to snorkel at Phi Phi island or to take us to Patong Beach for a little fee or we could easily walk down to the nearby market to bargain or grab a bite to eat on the street or in a lovely restaurant!! The pictures on the website for this place are no spoof like on other falty websites. The pictures actually don't do it justice! Do yourself and your family a favor and stay at the 3 or 4 bedroom house; located right next to each other; it is worth it! We actually spent less money staying at this house than we would have on 2 or 3 bedrooms for the four days we spent in Phuket!! I just graduated culinary school in USA and I fell in love with the kitchen in the house. Not that I cooked many meals in it because I wanted to explore the Thai cuisine but I could live in that house and was seriously considering it if my life moves in that direction. The living area hosts a beautiful television with satellite access but we didn't need it in paradise. We were trying to escape from the everyday routine. Our family stayed in the 3 bedroom villa and had more than enough room to play around. Each bedroom had a/c but the majority of the day we had the windows open to feel the warm ocean breeze. The very bottom level is open and would be great for morning yoga or a hammock for a midday nap. It is just a flat space open to the breeze. The very top level holds the infinity pool. By this I mean a pool that overflows and looks as if you could swim right up to the edge and fall off. Don't worry, you can't! A little elephant spouts water off to the side where a space fit for a large grill (that would be perfect!) could be. In pool jets, lights, and steps could easily fit fifteen people for a cookout or party. Our family splashed around almost everynight in the pool. It's very private at the top and very relaxing with the covered deck and lounge chairs. There is also an outdoor shower for rinsing off before and after your swim! Ot was kind enough to show us the four bedroom house that sat below the one we stayed in. We couldn't believe our eyes. The layout was a bit different and seemed to go on forever. It was so big it held a small elevator for laundry or breakfast service, what have you. Because it was a quick tour I don't recall exactly what all was there but it was four bedrooms, the master held a bathtub that seemed large enough to hold a party in, a shower as romantic as a movie scene and artwork that I would pay a lot of money for! The bottom level holds a bedroom with an outdoor shower and tub!! How exciting. The downstairs room was so big, someone could live down there and never be bothered. Neither of us could decide which was better, though we all agreed that if we came back to Thailand, this is where we would stay again. The houses are also for sale and if my career leads me to Thailand, I guarantee that I would scoop up that house in a heartbeat. Again, this is worth every penny. You will love this villa!! We did!"

| "I'm not sure that words can adequately describe the property and the staff. From the first minute that I made the reservation until the day we left for the airport, we were given the best treatment. It was amazing! Susan was so much help with everything, from explaining away every concern to arranging trips and making recommendations for excursions. Upon arrival, she and her father were there to greet us and responded to every SMS or phone call during our stay. Ot came daily to clean, do any minor maintenance work that needed to be done, replace towels, etc...one day when it was rainy out, he even gave me a ride on the back of his moped down to a local restaurant so I could get food for the family! The staff really were attentive to our requests and we can't say enough about their professionalism.
Now to the property itself...in a word, WOW! The villa was absolutely breathtaking. It sits up on a hill (a pretty steep one that makes walking up it a bit of a challenge) that has amazing views of the town below and the beach and ocean in the distance. There is a great breeze that flows through the house when the windows are open and really cools it down. After a long hot day in Phuket, a cool breeze feels great! The photos don't lie! The villa is decorated nice and classy with a touch of Thai flare. Be sure to take advantage of the gong to wake everyone up in the mornings. There's plenty of space with 3 full bedrooms and 4 full bathrooms. The pool on the rooftop was a really nice touch but can get a bit chilly at night with the breeze.
If you're looking for a great place away from the hustle and bustle of the regular hotel areas, this is your place. I took my girlfriend, sister and parents here (for their 28th wedding anniversary) and everyone was so amazed. Everyone had plenty of space but we also had the luxury of being together. ll in all, I spent less than if I would have rented 2 or 3 hotel rooms each night. What an absolute bargain!
The markets and the craziness of Patong are only a 15 minute tuk tuk ride away. There are plenty of local restaurants that are within walking distance but the villa has a monster kitchen should you feel like cooking on vacation.
Would I go back here? Absolutely. Leaving was so sad...
To the staff - thank you for making our trip one of the best vacations ever!!! We hope to see you again."

Help arrange for transportation from airport, to tours or just to travel in area. It was such a pleasure to deal with people that made you feel like they wanted to make sure you had a pleasant stay.

| "This is a beautiful villa set up on the hillside in Karon. Its offers great views over the ocean which is perfect at sundown while sitting at the infinity pool and deck.
The decor is good with elements of thai design which makes a difference from the standard "modern" kit out that you see everywhere. The design allows you to open up all floor to ceiling windows and let the sun and breeze in. (great breeze all day and night which you need in high temperatures!)
The team are great...from a warm welcome and prompt replies, whether by email before you arrive or by phone while you are there. Service is friendly and quick...the apartment was spotlessly clean.
Recommended!"
