| "A very spacious villa with excellent pool and grounds. Well equipped kitchen. Owner made arrival easy by meeting us at the airport and guiding us to the villa which was much appreciated. Welcome food pack on arrival and clean comfortable bedrooms and living area. A perfect base for a large adult family."

| "The villa was extremely good value for money. It was clean, comfortable and welcoming. The beds were comfortable with lovely sheets and although it was the early hours of the morning when we arrived, the owner was waiting to welcome us. We were met at the airport. The pool was clean and well maintained,as was the house. I have been visiting Malta for many years and can honestly say this was the best holiday I ever had.My daughter and grandchildren were in Malta for the first time and they will return next year.........but only if they can book this villa.Thank you Ron for the use of your lovely place"

| "Nice location, beautiful villa with spacious rooms, swimming pool was exactly what we needed when we felt a bit hot and a game of table tennis to work up an appetite before dinner. Certainly will recommend to friends or family if they are considering a holiday in Malta."

"As the property is not modern, it seems rather scruffy, and not as clean as it could be - rather in need of some maintenance and tlc. The fridge/freezer doesnt close properly - we had a chair leaning against it to make sure it stayed shut. The pool is large b ut needs cleaning a lot because of the many trees around, and the fact that this higher position makes it quite breezy. The pool area is overlooked by a high building, a college I think - and whilst this didnt cause us any problems, it was a surprise as the description doesnt mention it at all. Beds were not comfortable - we did not sleep too well on them, and bedding was old and sparse.
The owner was very helpful and attentive, and would no doubt sort out any issues at all if contacted by guests. A really nice, pleasant man, very happy to help."

Again, thanks for the feedback. To prospective visitors - the property is definitely not modern - it is a character house three to four hundred years old. Hence it is built in a manner (rough stone hewn walls, wooden beams, stone slab flooring AND celings) that means that despite the thorough cleaning that it gets in between rentals, subjectively it can never be as clinically spotless as, say, a modern designer apartment can be. An allowance for this must be made when staying in such a property. It's very nature also means that this is a large, high maintenance property and that therefore at any point in time despite continual attention there will always be something that will be up for renovation/replacement and in no way do we deny this fact.
We will look into the freezer (the fridge is a separate unit above the freezer, and hence unreachable by chair) but neither ourselves nor guests currently in occupation for a week to date have noticed anything wrong with it, maybe buildup of ice had prevented proper closure during your stay.
The pool is attended to properly once a week, and yes, definitely, leaves can / will fall into it if it is windy, many are filtered out, for the rest, a net is available for use. It is quite inevitable and I have personally often fished out leaves while waiting for guests to arrive.
There is mention of the nearby school in these very same reviews. As confirmed by your good selves and also other reviewers, this is a non-issue hence we limited the description to just the house, and did not also include a description of the neighbouring buildings ;-)
The two large beds have "orthopaedic" mattresses - these are superior to (and far costlier than) standard mattresses but may have felt different to the ones at home - based on personal experience any bed other than one's own generally needs getting used to! Re the bedding, this is replaced regularly as soon as it starts looking "old" and we would have gladly replaced this for you immediately and without question had it been brought to our attention. I do not exclude the possibility that the maids may have used sheets that were put aside for this reason and should not have been used - it is difficult to always stay on top of relatively minor issues, which is why we value visitors feedback.

"The accomodation was very spacious & full of character. Ronald was very helpful.
A minor criticism was that the glasses & cups/mugs did not match & a few more large glasses would have been useful. Apart from that, everything was fine."

As a couple, we were looking for a villa in a quiet, secluded location with ample grounds around a private pool. This villa exceeded our expectations with one exception. We new that there was some development work nearby, I have included some photos at this URL to show exactly what we saw.
The album shows the development but also captures some of this villas beauty too. The development is very close to the vill pool area and we were woken on a couple of morning s by the building noise (7:30'ish). However, the building noise was generally nothing more disruptive than background noise. There were no builders leering at us from the rooftops! Despite the development, this is an excellent villa with a very helpful and pleasant owner. As with other tennants, the owner met us at the airport and introduced us to the area and the villa. The villa has an excellent sized pool, with more than ample space for sunbathing that remained in the sun all day. There is a second area near the BBQ where you can enjoy an evening meal and also play table tennis! The villa is very well equipped and has a dining area that could seat at least six comfortably. Some minor niggles were; pillows were a little on the thin side and the duvets were feather; we were only given two towels for the week; a window in the downstairs double room had no curtain; the pool could have been cleaner but it was early season (May). There is parking at the villa (on the road). We would definately recommend/return even with the development nearby due to the high standard of the property and the otherwise secluded grounds."

| "We were met at the airport by the villa owner, who took us to the villa. I'm not sure whether we could have found it easily at 1am, so this was very much appreciated. The house is very spacious and comfortable and books, magazines, kitchen essentials, soap and even unfinished bottles of spirits had been left for us. Thank you! The great part of the house is the garden and pool area. There is a lot of shade and plenty of tables and chairs. More cushions for the sun loungers would be useful. There is construction work going on adjacent to the house, but we were not disturbed by this. Lleylandii trees should obscure the building fairly quickly. We had hot weather whilst we were there and thinner duvets or a supply of blankets to use with sheets would have been appreciated - also a variety of pillows to find one that suited. Most seemed on the thin side.
On the whole we had a marvellous week at the house and would highly recommend it."

"Owner very helpful.Answered all my e mail queries promptly,met us at the airport and showed us round the property.
Lovely location with amazing views over to Mdina.Unfortunately a ?school is building at the back of the property but trees have been planted which should aid privacy.
Loads of outside space around a well kept pool (slightly chilly early April!) Table tennis. More loungers would be appreciated as there are only 2 and we had to race for them! (Lots of other chairs though).
Loads of room inside, with masses of character and with electric heaters for the evenings in Spring.Kitchen well equipped.3 bedrooms large,light and ensuite but the fourth (twin) is slightly dark and appeared to double as a storage area.If this is to be used regularily it would be nice to try and clear it out and lighten it up.
These are just minor niggles however and on balance we had a great week and would return again.

Many thanks for the feedback. More loungers (sunbeds) are already planned be added to the existing 3 asap - in Malta we don't normally consider visiting the beach or using pools until well into June, guess that is different when visiting from a cooler climate! Apologies about the fourth bedroom, as explained on your arrival we did not expect it to be required and hence yes there were some items in the room that did not belong. Very welcome should you decide to re-visit.
