| "Spent the last two weeks at this villa which was fantastic.
Great location with stunning views
The kids enjoyed the pool and having no imeadiate neighbours were able to enjoy themselves without us worrying about the noise
Place was kept lovely and clean by Maria
Bit of a walk up hill from the town (did not bother us and saved putting on the pounds as usual)"

| "We just got back two days ago and wish we were still there! The villa was spotless , pool was lovely and service and any help we asked for was outstanding.The oven was not only easy to work but extremely efficient.
The location was best of all , great view and only minutes from town yet in a very peaceful out of the way
setting. All in all a great time had by all and hope to go again.

| "We were a party of 4 adults and 2 children aged 2 and 3 and it was superb for us. We could walk to beach, restaurants and shops. The house is large and secluded with a wonderful pool that is fully gated. We rented a car for a few days but found the small local shops sold great fresh fruit and veg and the butcher and take away (eg piri-piri chicken) were good value. Maria the maid was helpful and the house was clean and welcoming. She told us to use the washing machine and there were 2 lines for drying.
I had read the terrible review from a previous client and was somewhat nervous, but the house was great and exceeded our expectations. What were they expecting?? OK no dishwasher and the oven is very old."

"In 2007, my family rented an apartment in Carvoeiro which was just terrible. Through an agent in Carveiro, he recommend us taking the Casa Sao Patricio which was available. We took the offer, knowing that we would loose our money for the apartment. It was worth it. We loved it. The view over the pool into the sea was unbelievable. Yes, the rooms, furniture, stove and fridge are a little outdated. However, we had a great time. We had only 2 issues. The Fridge didnt work, and they replaced it with another one 2 days later. The road leading up to the villa wasnt paved and steep. Once again, not a big deal. It just made the trip that more exciting. The location is alos great, you are right in the middle of everything."

For future visitors reference: Im sorry but the road up to the villa is now almost entirely tarmacced from the road to a point about 20 metres before the gates to the villa. It has lost a bit of its old fashioned charm I have to say but it keeps the car hire company a little less concerned about the welfare of their vehicles being used to negotiate huge pot holes/rutted surface and nightmarish dirt ravines scrambling to the top of the hill in second gear.

| "We have just returned from a wonderful week at Casa Sau Patricio - having read the previous review several hours before leaving I was quite worried about what to expect. The villa is beautiful, high on a hill with the most amazing views. It was scrupulously clean & had everything we could need for our holiday. It is furnished in Portugese style & was very welcoming & homely. We had no problem with the sewers or electrics or anything else & the week passed in a flash of sunbeds & swimming in the beautiful pool. My family would happily return for another visit."

| "we found the property to be in an excellent area although the directions to the property from the airport could be a little more explicit. the poroperty was roomy with a good outside area and swimming pool. the place was clean but could do with a little updating especially the kitchen(the cooker and fridge/freezer could do with replacing) there was plenty of clean bed linen and towels. a maid called in daily to clean and washed the used towels . all in all we enjoyed our stay and would recommend the property to anyone."

"A very tired house with tatty fixtures and fittings and a nice pool.
A visibly broken pipe by the patio means you cannot use the en-suite toilet (sewage floods the patio and sitting area, spilling down to the pool area) The maid arrives with a mop the next day to clean up......We could not face using the furniture which had been sitting in the sewage, sit out on the patio or use the pool again...The owners just laughed.....Only the hob on the cooker works both grill (disconnected) and oven are broken, but as the lady of the house pointed out it is not intended for gourmet cooking....... The other problems eg. faulty electrics, intermittent water supply, access road are legion. Just avoid the pain and go somewhere else."

Thank you Pam from Shaftesbury! We tried our our absolute hardest to make this couple happy and to overcome quickly the one or two genuine issues they had, but clearly failed.
The villa is old and a much loved family residence and yes has its quirks, including old small bore pipework which can get blocked with tree roots etc, but this was sorted quickly the next day. This is pretty typical of most villas in Portugal/Algarve - even newer properties.
We do not accept the fixtures are "tatty" but anyway these are clearly on show in all the photos, so make your own mind up. This is NOT a 21st century stylised modern show villa, but a family home which most find comfortable, relaxing and very clean and suitable for family holidays for young children and teenagers alike.
The oven was and is working fully but I accept we need to issue clear instructions to light it as not everyone uses gas ovens these days and it is not brand new.
We were asked for a FULL refund which we felt unreasonable and refused and now we pay the price with this very poor review, but we refuse to be blackmailed and instead leave other discerning visitors this year to discover fact from fiction themselves and to take with a pinch of salt some of the more vivid language used to describe events that Pam deemed appropriate to include in her review.

the photos of the villa and surrounding town dont do the justice that this great holiday villa really deserves. 5 minutes walk to the centre of the village and beach, where there is an abundance of shops bars and restaurants. the beach is amazing, we listened to a concert that was staged on the beech from the villa and it sounded like we was in a stadium. with breathtaking views and only being overlooked by god this villa is simply a must for all sun seekers wanting a relaxing holiday with everything close by. the cleaner is there most days and is very helpful, the pool was attended to twice in the time we was there.
