"Delightful cottage and well equipped. We especially liked our mini bridge leading to the road and of course, the Ostrich. It would probably be worthwhile to point out that the twin room is very small. suitable for children or small adults. Being a family of tall people that was a slight problem. Otherwise we had a very good week."

"The property was a lovely cottage, very clean, business owners very organised and friendly. Comfotable living room furniture. Would recommend to friends and family. Kitchen had all needed and living room very cosy including log fire which was very warm and cosy. River outside door very relaxing which included ducks and their babies wondering around to see you every couple of hours ending around 8.00 pm when they retired up the road away from the houses. My dog was mesmorised watcing the birds from the window opposite the outside river. Quiet pub only few yards up the road, for food and socialising. Children playground, swings, seasaw, hedgehog and large playing field, especially for dogs 5 mins up road. Only downfall was no washing machine but clothes dry quickly on railing above bath. This booking was a last minute booking as usally would not even look at somewhere without a washing machine but even so everything else did outway this so would give 8/10 overall ....but 10/10 if it had a washing machine. Back garden spacious and beautiful colourful flowers. Been totally honest .... Thanks Alison."

Rather unfair to rate a property down because of a lack of washing machine, when you knew when you booked that it didnt have one. Added to this, the fact that your booking was only for three nights!

"The cottage was comfortably furnished and very well equiped and we were pleased with the location for exploring that part of Norfolk. There was quite a bit of literature about local attractions in the cottage and information on the web site of places to eat but nothing to tell us where the nearest shop was as there was no shop in the village which was disappointing. The road to the front of the cottage is quite busy during the day but very quiet at night. We were pleased overall with our choice for a return visit to the area after some 40 years!"

"We thoroughly enjoyed our stay at your lovely cottage. I was keen to find somewhere cosy and homely so that we could simply curl up and read a book if we wanted. The log fire clinched it and we loved it. The cottage is so well equipped and well appointed. We did go out every day and really like north Norfolk(particularly the coastal reserves and The Wash) but had some bitterly cold weather. Despite this we were very warm in the cottage and it was a pleasure feeding the ducks outside and listening to the owls at night!The week gave us a complete rest. So many thanks - we have vowed to come back. - Sandy, April 2008

"Ducktails is a welcoming, attractive and comfortable cottage in an excellent location. It is well equipped (particularly the kitchen), has a great-looking woodburning stove (which we didn't manage to use as it was August!) and a very pleasant garden. There are plenty of things to do in the immediate vicinity. We will be back!"

"Ducktails is a lovely quaint little cottage, and is ideally situated for ease of visiting the surrounding area. Although beautifully furnished and equipped, the settee has seen better days and could do with either re-springing or replacing. Also the shower controls are that, the water is either stone cold or scolding hot, with no in between temperature. This could be dangerous if children are using the shower. All in all we did enjoy our stay very much."

The settee is actually only 3 years old. It has been damaged by previous tenants. Having tried to replace it earlier this summer without success (due to long delivery times for furniture) it was repaired again. We are aware of the problem and will be replacing the whole three piece suite. We were not aware of any problem with the shower. This will be checked and dealt with. Thank you for your comments. 19/08/07 - new suite ordered. We have checked the shower and it is working properly.

"Garden neglected Toilet downstairs (Stairs very creaky,sounds worse during the night when one is trying to sleep) No working bulb in bathroom light No non slip map in bath(This was mentioned by a previous visitor in visitors book Backdoor(main door in and out)difficult to open/close and lock Spring in settee one end defective (Wife sat in it and had to be helped up) Kitchen equipment and crockery all very good Bedrooms good"

The garden is not neglected.The gardener has been unable to tend the garden because of the weather.It is usually well maintained and will be again ASAP.
It is clearly stated in all our adverts that the bathroom is downstairs. Stairs in old properties creak - cannot be helped.
There are 3 lights in the bathroom. Plentiful supply of spare bulbs provided, as per the information given to all guests.
Non-slip mat will be provided.
Back door sticks occasionally, depending on the weather.
Previous guests broke the settee. It has been repaired once. We were unaware that it has been broken again. Thank you for bringing this to our attention. We will replace it ASAP.

"Ducktails Cottage is a very pretty, if bijou, property in a great location. As the parents of small children we appreciated the nearby new playground and visited the local pub, The Ostrich. A friendly pub with good food, but as with many of the pubs in North Norfolk, quite pricey. The cottage could have benefitted from a washing machine, but apart from that, met our expectations and our girls loved fishing in the little stream running outside the front door. The bedrooms are a bit on the small side with sloping ceilings so wouldn't recommend to anyone lofty. The decor is of good quality throughout and loved much of the artwork. "
