The property itself is excellent. very nice villa with nice rooms and pool and all ncessary equipment. What stops it being excellent is the fact it is further from the sea than expected and the development of the town seems to have come to a halt giving it a rather strange out of this world feeling.

Hi John and Brenda.
First of all thank you for the lovely wine and nibbles for us and chocs and sweets for the children. We saved the wine for our anniversary - the second day of our holiday.
Your villa is fantastic, beautifully decorated and we fell in love with it. Gorgeous pool and verandah area which is screened for privacy - my daughter taught me how to swim for the first time in 43 years...........thank you.
We enjoyed the walk into the town, just the right distance.
We would love to come back next year but the children will be too old to share a room, which will be a pity!
All in all we all had the most perfect holiday in our family life. We had many romantic evenings on the verandah, just drinking wine and listening to the sounds of the night....peaceful.
Our thanks to Carol and Derek of Guardian Angels who were more than helpful and looked after us from the moment we stepped off of the plane to the end of our holiday, which added to our holiday experience.
This holiday has converted us to always choosing villas over hotels in the future.

Anne and I had a wonderful holiday at Casa Muneca which was beautifully furnished and the pool was clean and well maintained.
The villa was very private and we spent a lot of time around the pool.

The villa was perfect, very comfortable, and the kitchen facilities excellent (not that we used them too often!).
It was a little unfortunate that they started repainting El-Mirador, just across the road, at the start of our two week holiday although it was interesting watching the spanish at work!!
The villa is within easy walking distance to the beach and restaurants and Annies bar a few minutes walk around the corner is excellent for pre or post dinner drinks.
Guardian Angels who look after the villa were very helpful, coming to clean the pool after a sandstorm left a beach at the bottom and coming to find us when we got lost on the first night!

Our second stay at Casa Muneca, the first one being for only a week, it had to be two weeks this time around. San Juan is a wonderful Spanish town with delightful restaurants and bars. The villa itself was like home from home having been there before. Carol and Derrick are as always very helpful even though knowing our way round we didnt need to call on them. As long as this villa is available to rent, we will be back every other year !

The villa was very well kept and as were both keen cooks we were thrilled to find the kitchen equipped with everything we needed and more! The pool was lovely and the gardens well maintained. Even though there were some other villas close by the noise was minimal and it was very private. We were on our honeymoon and we were not disappionted.

On arrival we were rather shocked by the size of the development on which the villa sat and the fact that most of the area was still under construction. The villa itself was excellent, it was clean and well equipped, the pool was lovely and the covered terrace was superb for eating lunch and evening meals. The view from the roof terrace was rather spoilt by the 20-30 cranes between us and the sea and the noise from the building work that was going on all day was rather irritating. The walk from the town to the Villa is up a steep hill and would provide quite a challenge to many people in the heat of the day. The Guardian Angels (Carol & Derrick) were very nice and helpful people. Overall the villa was excellent and will be even better once all the building work is complete.

We were quite concerned to read this review, as we were in San Juan in February and were not disturbed by any noise. Our Villa is not on a large development, in fact it is one of eight villas next door to each other and our Villa is in a plot size of one and a half plots. We E-mailed our caretakers and they gave us this response:
The guests at present love your villa as have all the past ones. The previous ones were mother and son. There are a lot less cranes now ( 16 not 27 ) but you cannot see them unless you sit and stare at them from the roof. There is hardly any noise and you cannot hear the building work from yours.
I think of all the rentals you have had there will always be one that complains but if you're like me you take it very personal. and sods law it's always the complainer who gives feedback not the 99.9% who are happy and come back again

Villa was beautiful and had everything we required.
We enjoyed our stay so much that we are moving to San Juan de los Terreros next month. Originally we were going to rent inland but found this area so good we have decided on staying here.

We had an excellent holiday at Casa Muneca. The villa and pool were excellent, we enjoyed many evenings sitting beside the pool until late and this was the middle of October. The other notable aspects were that both the villa and pool were very clean and well kept, also the villa provided a good level of privacy and has the benefit that the pool and patio area get the sun all day long.
Our only concern is that we hope the area does not become over developed like other areas of Spain, but the Villa itself is located in a more private area. We would certainly recommend the Villa and intend to return to the villa in the future.

When we saw the property on the net it looked very nice but when we arrived it was even better. There was everything we could want. It was bigger than expected and the pool was brilliant. We had a lovely relaxing stay and spent most of the time at the villa. Derrick and Carol from Guardian Angels are very nice people as well and were always there when we needed them.

I apologise for the delay in contacting you but I just wanted to thank you for the use of your lovely villa. The villa is a home from home and very well equipped and I must say it is the first time I can remember where I have stayed away from home and instantly had a good nights sleep. We had a very enjoyable and relaxing time and the pool was lovely. I just hope they do not spoil everything by overdeveloping the area in front of the villa . Carol and Dek did a great job and were very helpful during the course of our stay.

This villa is of a very high standard.
We found it immaculate and it felt instantly like home. The owners could not have been more helpful and we enjoyed the chance to email them before and after our visit. They provided a complimentary bottle of champagne and a greetings card on arrival. It was extremely welcoming.
We have never stayed in a villa that had everything on hand that we would require such as puzzles, games and even a chess set. A huge delight to our youngest son! There was a selection of DVD's that our eldest son thought was his duty to work his way through. Also, having satellite tv was a bonus.
We are used to remote villas and there was some noise from the villa in front of us as well as the cars at the apartment block across the road. There is a lot of building work in the area, but this was never a problem. It will probably mean the area will look very different in the future.
It was a shame to have to pay separately for the electric though as we had to make sure we reserved some of our cash to pay at the end of the holiday.
If you are holidaying for a relaxing break in the sun by the pool with the best in amenities, we could not find fault with this villa. It is superb value for money.

Excellent facilities in and around villa.
Villa not suitable for young children due to garden lanscaping and valluable ornaments.
Village within walking distance.
Good local contact available if required.
Lots of building work in progress in the area but not yet in view of the villa.

The owners of this property have made it very homely and inviting with their good taste of decor and furnishings. This villa has a homely feel to it rather than just a holiday let. There is a choice of fan or air conditioning in most rooms.
We enjoyed our stay very much at this villa.

The property was clean and well equipped. The pool was excellent as was the patio and furniture. Directions were easy to follow.
We saw Carol at the beginning and end of our visit and she was very helpful. We did not see Derrick but he had visited the property whilst we were out to maintain the pool. We had to switch off the pump to the pool during the night as it was very noisy and kept us awake. We stayed for ten days and had hoped for a change of linen and towels but this did not happen.
The description of the villa's situation led us to believe that it was much nearer the town centre. Attention should be drawn to visitors that the walk involves quite a steep climb and unlit. This was fine for us but anyone older would have found it difficult.

this villa is home from home... we couldnt think of a single thing that we needed that wasnt in the villa.
the pool was wonderful. very clean, we had a midweek visit from derrick who checked the pool he also visits sunday for a longer clean.
the area is quiet and very peaceful, a very short drive to the beach.
we will be back......

Casa Muneca provided the quiet and private retreat we were hoping for. The facilities at the villa are excellent.
Really enjoyed our evening meals on the verandah overlooking the mature gardens; soaking up the last of the sun and enjoying the cool sea breeze.
San Juan de los Terreros provides an ideal base to explore both the Almeria and Murcia regions - being located at the border.

The villa totally exceeded our expectations, the gardens and pool were beautiful and the villa was immaculate. We loved the spa shower....once we figured out out to work it!!! Derrick and Carol could not havedone enough for us. They were extremely welcoming and friendly and went beyond their duty. Collecting us from the airport was a huge help. We also got taken a tour of the town and to the supermarket so we didnt have to lug heavy bottles of water and taken to Aguilas and picked up again. An absolutely perfect holiday to celebrate my Mums 60th and sisters 30th Birthdays. Thank You

The property was just fantastic, comfortable, good sized rooms, lovely garden, great pool. We also liked the enclosed drive for the car.
