We were at the Villa in February for a week.
The villa is exceptionally well presented, its very modern and clean. The air conditioning is very efficient.The living room and kitchen area is open planned . The bedrooms rooms are en-suite. The villa has all mod cons with plenty of English language cable TV channels. The WIFI is strong and very dependable.
The pool is perfect for a family of 4 to splash about in.
Brad will come around and give it some light cleaning from time to time.
The villa is 20 minutes south of Hua Hin town by car. But car rental is not necessary . Local taxis are cheap and dependable. Or you can rent a motocycle.
Brad will advise on some cracking restaurants and hang outs.All within 10 minutes from the Villa.
Ones to remember are The Roadhouse, Hua Paeg and two others in a small fishing village nearby. Its picturesque in the late evening sun. The village is devoid of tourists and the hullabaloo that can come with them. There are two Bar/Restaurants there, both good , both with fresh fish and crab on the menu. Feeding 4 with drinks for below £20.
If you fancy a late beer nearby try Wans shop just a 100 meters away.
If you want bustling nightlife then go somewhere else.

Really well kept villa with everthing you need was a home from home, spotless inside and out there is nothing the owners and Brad and sonia havent thought off. The swimming pool is not overlooked and catches the sun most of the day but there is shade if prefered the villa is very private. If getting a taxi I would strongly recomend using the service they offer, the vechiles are safe and new and the car seat was also in good condition the driving was of a high standard. If you want to get away from the whole tourist scene this is the place. If needing to rent wheels Brad and Sonia will arrange everything at a very reasonable price, the roads are easy to get used too with little traffic. The ex pats and locals in the area are very friendly and are happy to give advice. Go sit back and enjoy ! Cant wait to return.

This is the 2nd time we have stayed at this property, and again we had a fantastic time. This time we hired mopeds from Mr Moo which we enjoyed immensley. A big thanks goes to Brad and Sonia who were always on hand to help out or give advice if needed. I wont repeat what i have already said in my previous review other than you wont regret it should you decide to stay here.

We stayed at the villa for a week at the end of April 2012. To reiterate what all the other reviewers below have said – the villa was lovely. Really spacious and well kept, the interior is really welcoming and has all the amenities you need for a home away from home. The pool and garden area is immaculate.
Brad & Sonia looked after us during our time there and were always on hand should we have any questions or need any advice. We didn’t hire a car or moped, and managed well enough using the local taxi (Passan, he very reliable and efficient). We stuck with using Passan for rides after one experience with another driver who couldn’t find the villa. We organised the transfer through the villa & all went smoothly. Would definitely recommend this villa.

This holiday was without a doubt our best holiday ever!!
The villa and pool exceeded expections and like the previous person wrote, the photos do not do it justice.
Brad & Sonia were absolutely brilliant with any help and advice needed, very accessible and extremely friendly. They went above and beyond their job description.
You do definitely need a car, but Brad and Sonia can sort this out for you for when you arrive, along with a car to pick you up and dro p you back to airport as you do not want to contend with driving in Bangkok youself. Get the minibus for same price of about £50 and you can sleep all the way laying down.
Petrol is dirt cheap so a full tank would probably last you the whole 2 week holiday. A full tank is probably about £20-25! Dont bother with mopeds as there are too many of them around and they go very slow in comparison with cars. It would take you an hour to get to Hua Hin as opposed to half hour by car.
We were concerned about the flooding before we went but we didnt need to be.
We recommend Hua Hin Fishing as caught 11 fish in half a day including a 50kg Arapaima.
Thai boxing is by the Grand Hotel, which was an experience, but quite dragged out. There is another in the centre of Hua Hin but going once was enough.
Best restaurant and bar is Oceanside in Hua Hin. Dune also do wonderful food but be prepared for a very small venue. Also make sure you go to Evason Hotel for dinner as it is gorgeous - this is on the local beachfront, 5 mins drive aways but quite a bit down the beach road.
You wont be disapointed!!!!

We found the property extremely spacious, very tastefully furnished/decorated with more than enough equipment to use. The most impressive aspect was the private pool which was not at all overlooked with a huge choice of seating areas. Due to the rural location it was an extremely peaceful haven & the surroundings were totally unspoilt by any tourism, definitely the place to go if you want to sample the real Thai way of life. Sonia & Brad were excellent, always available when you needed any info & very helpful. Hardly any of the locals spoke English but that only added to the enjoyment of the holiday. We hired a motorbike to explore which we found invaluable rather than rely on taxis, very cheap too. Only remark I would make is that the transfer from BKK took longer than anticipated but that may have been as a result of Bangkokians heading South to avoid the threat of floods....also the drive into Hua Hin took longer than indicated but again the traffic may have been heavier due to the sudden influx of people from Bangkok. The villa surpassed the pics shown on the advert & we have already been recommending the place to friends/family, such excellent value for money too. We sadly miss Thailand already but intend to return whenever we can. :-)

This is a very well maintained property which has everything you need,it is excellent value for money and it more than met our expectations.Sonia and Brad were very polite and helpful and always on hand if you were to need them.We had a wonderful sress free relaxing holiday ,the local people were wonderful and made you feel welcome,they cannot do enough for you.The restaurants by the seafront served wonderful food,great quality and excellent value,couldnt of wished for a better location for the ultimate getaway.You do need a taxi or to hire transport to get around but both are cheap.Also the garden area was superb with a good size swimming pool.We shall return ,thanks Sonia and Brad for everything.

Thank you for the wonderful time we spent in this house. We had a good time and enjoyed the great pool at any time. It was peaceful und quiet just as we had expected it. Brad was always helpful and provided us with good tips. The house was very well equipped and large enough for a small family. We hope to come back soon!

We are couple slightly over 40 with two kids 8 and 11 yo. The place 110% fitted our expectations of the urban people want to emerge from megalopolis and dive into village life. It’s far from civilization, surrounded by pineapple plantations, coconut tree groves and beautiful green hills.
Pick up from and to Bangkok airport was excellent. And I strongly recommend it to be arranged by owners, as even thai driver had the problems with identifying the destination. Brad and Sonya who met us at the villa were very kind and hospitable. Thank you very much for your kindest support!!!
The sea is abt 3 km from the villa. We were shocked found ourselves practically alone on the beaches! For sure you have to rent the car or at least motorbike to be mobile.

Villa itself is very good equipped with big LCD tv, DVD, satellite tv, wi-fi and new furniture. The kitchen is packed with all you need except dishwashing machine :(.
The biggest plus of the place is 10m pool!!!
So it’s excellent value for money variant for 4 people who want to have rest from urban vanitas vanitatum.

The Villa itself if Im honest is even better than the last one we rented. It has just about everything you could ever need. We didnt hire a car or motorbike but plan to next time we visit. We used a local guy to taxi us around and he is very reasonable. His name is Chai and can be found at the Windy Bar in Khao Kalok. The villa itself is immaculate and comfortably furnished. We probably over did it with the cleaners and think once a week is probably enough. A big thanks to Brad and Sonia who couldnt have been more helpful whilst we were there, and Sharon the owner who answered all our questions prior to our arrival. We definitely plan to return.

What a great time we had at this villa. Renting motorbikes was easy and a great way to see the surrounding area. The beaches are only a 5 min drive from the villa and they were really nice and not busy at all. Bought huge prawns right on the beach every morning and did them on the BBQ at night. The villa was perfect for 4 people. It has a huge flat screen TV (bring your own DVDs) and two big sofas for relaxing indoors. The kitchen was well equipped (although a blender would have been nice for some blended cocktails) and the bedrooms were spacious and had lots of drawers/closet space. We stayed for a total of 16 nights and really loved exploring during the day and chilling by the pool at night. The grounds are very well kept and the pool was so refreshing after a day at the beach. The neighbors were really helpful and you definitely feel safe and secure in the Mountain Beach Villa compound. I would highly recommend this vacation property to anyone looking for a quiet get-away far from the noisy bar scene of other parts of Thailand. There are plenty of great little restaurants along the beach to eat/drink at and transportation by van/car is easily arranged using the cell phone the owner has left for guests. All in all - a great stay would love to go there again.

Very nice home, located on a private, quiet Soi a few minutes drive to the beach, and about a 15 minute drive to Pran Buri. The house was exactly as described and pictured, very clean and comfortable. The pool was a pleasure during hot weather. The electricity supplied was more than sufficient for reasonable use of the A/C units. There are many activities in the general vicinity, whether you like to explore temples, site seeing or relaxing with a cold one and fresh seafood on the beach. I would recommend having a car or renting a motorbike for transportation during your stay. The directions supplied by the owner were spot on, making the house easy to find. I would highly recommend the home for a relaxing stay by a couple or small family.

The house was an absolute dream to stay in. Everything you could ever want or need in a holiday home.
We didnt really stay all that long to really appreciate everything there was in the place. I would be looking to book with you again.
Having the car really paid off too. We went out several times but again, Id like to explore more next time. There are many little cafes and eateries dotted around that you wouldnt be stuck with where to eat out. Its an ideal place to get away from it all and taking a quieter pace of trip..
The pool was great first thing and last thing during the day.. Cant beat it. Shame we didnt get to use the BBQ, but its a great feature as is the little wooden eating area outside.
The villa is quite spacious inside and out for a couple or a family of four. Tesco is not far away and is a nice drive as is the main town of Hua Hin.
I would say that this villa and the area surrounding it is a hidden gem. Absolutely perfect for what I am looking for in a gettaway..

All i can about this place is if i had the cash i would buy it from the owner. First class villa with beautiful pool to relax and enjoy your holiday. Everything is near and easy to get to. A real piece of thailand away from the smoke of Bangkok and the hustle and bustle of Pattaya and Phuket. Local services to town and back are cheap and reliable. You wont want to leave after staying here and sure to come back on your next holiday.

We really loved our stay in MOUNTAIN BEACH VILLA. It is away from mainstreem tourism and that was just perpect for us. It is out on the countryside so it is a good idea to rent a car or motorbike so you can get around. We stayed there 3 weeks and we rented a car the whole time and drove around on some tours, but much of the time we just stayed by the pool and enjoyed the total privacy in the house. The neighbours was also very frendly and helpfull. We will higly recommend this place and would like to stay there again.

we had a great time at the villa, its really beautiful and is well equiped. own transport is a must i would think and get a contact phone number for when you arrive as we were locked out. the pool is lovely and the nearest beach is only a 5 minute drive. theres a daily market in Pak Nam Pran, about a 10 minute drive for all your fresh fruit veg,meat and fish if your bbq-ing or roasting in the oven. bring your own dvds as theres no cable, we did and enjoyed the big screen tv. enjoy

If you are looking for a place to recover from the daily stress of your normal to full day, this must be the ideal place.
As the location is a bit away from the beachroad it could have been informative to have been informed beforehand that one do need some kind of transportation to get around, we hired a bike and that worked for us.
I would have no problems returning to this house and have promoted it to friends.

Very nice home, kind of hard to find due to complicated directions..a shame the tv did not work..only small dvd collection. AC in bedrooms very noisy..pool great. Very friendly housekeepers!

when we first arrived at property we were a little worried it was abit out of the way.You do need transport we hired a moped for our entire holiday and found this really good to get around on .The villa itself is very nice really quite.Lovley pool area could do with a better barbeque we didnt usethe one that was there.went shopping at tescos very good Thai people really friendly and helpfull we had a great time
