We enjoyed our stay immensely. Roger was very helpful.
We have rented holiday houses all over the world and I can say, without hesitation, that yours is up with the best. I believe that properties can generally be divided into two classes: those bought to make money and those bought to live in and rent out as a secondary issue. The former are recognised by the corner-cutting in furnishings and equipment, usually cheap and nasty. Yours definitely belongs to the latter. Just about everything needed for a home from home holiday was there. I intend to submit a glowing review to Trip Advisor in due course.
Roger has probably told you that the oven packed in. We called Roger on the villa phone the maintenance man appeared the same day and returned the day after to complete the job: so no inconvenience at all.
The little restaurant up the hill doesnt look all that great but their casseroles were outstanding and only 12ytl including unlimited salad and flat bread - worth pointing out to your guests. Ali, the fruit and vegetable man on the same block became a generous friend. On one occasion, I only wanted a few onions: I had to force him to take some money for them.

We were a party of 9 Family and friends. The Villa was fantastic and had all the amenities you will need or could wish for. The hills are a little problem in Kalkan but we used the villa mobile to call taxis that were very cheap. A must is the boat trip to Kokova and the sunken city it was totally amazing the food was beautifully cooked. I would recommend Kalkan as a warm welcoming ,friendly, and lively but not rowdy town with plenty of shops, bars and resturants

We had a wonderful 2 weeks at Villa Breeze in August which provided fabulous accommodation for our party of 4 adults and 5 children ranging in age from 8 to 16. The pool area and games room were in constant use and we absolutely loved the position of the villa with all the amazing views of the mountains and sea.
Roger, who managed the property, was always on hand to deal with any queries, requests or problems we had. He recommended restaurants, shops, boat hire and organised taxis to beach clubs. Nothing was too much trouble.
Kalkan is the most gorgeous town, with a beautiful marina, fantastic shops and restaurants in lovely cobbedly streets with so much character. We hired a car for a couple of days and went to one of the local beaches, Patara beach. It was a lovely sandy beach but we all preferred the beach clubs in Kalkan which are better for snorkelling and have great facilities for the kids.
All in all, a great holiday in a lovely villa situated in a beautiful place. Perfect!

5***** We have just returned from this villa, and the 2nd from last review was spot on, firstly we would like to thank Roger who looked after us, what a wonderful host, we found him so helpful and the fresh bread each morning was a wonderful touch mate "many thanks".
The town is wonderful so many resturaunts to choose from and they all coudnt do enough to help you, and the kids loved the attention the waiters showed them.
The villa was spot on, it had everything we needed, the kids loved the games room and internet, my wife loved the sun loungers and the pool and I loved the efes beer, and what a wonderful location with amazing views overlooking the old town, the sea and mountains, just fantastic! We would highly recommend both the villa and the town for any families with children, we will defiantly be back. Many thanks to David & Caroline for the helpful chats and emails prior to our holiday, you both have a wonderful place out there.

Had a great time at Villa Breeze. Our party was 7 adults and 2 children and the property accommodated us easily. Roger was great and ensured our holiday ran smoothly and the pool man delivered bread, milk, water etc every morning. Kalkan is really safe and friendly and we found that the owner of the supermarket would deliver our shopping to the villa allowing us to enjoy a cold Efes lager overlooking the harbour. We will be back!

What a fantastic holiday we have had in Kalkan. We were a party of 4 adults and 5 children and were here from 14/08/10 to 28/08/10. I am reading the previous review posted on 17/08/10 and I am amazed and a bit gutted for the owners. Please do not be put off. I guess we really are a nation that likes to complain, my only advice would have simply been that if you have an issue then contact the agent because that is what they are there for. We had 1 issue with the air con in one of the rooms, and guess what - within 3 hours it was fixed. We asked for some more glasses and a pan and they were delivered to us on the same day. Suffice to say we were very well looked after. Cooking was no problem at all, even with 3 strange vegetarians and even stranger children, meaning that we had to prepare up to 3 different dishes at a time. There is nothing we would change, the property inside and out is fantastic, and what stunning views. And thank you very much to Ayrton the Pool man who brought us essential groceries each morning. Everybody in Kalkan is so nice and friendly and we certainly recommend Ramis Restaurant - best food in town. David and Caroline - thank you very much.

The villa is located on the side of the mountain as you arrive in Kalkan and as such benefits from the fantastic breeze, hence the name! Our first impressions of the villa were good , it is well looked after and the pool is magnificent- just what you need after a long drive from Dalaman. Arranging to pick up the keys was very straightforward and David was in touch beforehand to ensure that everything was in hand. This was much appreciated! Once you get inside the villa it is a little disappointing, the kitchen is rather small and was not particularly well stocked. This caused some difficulty when trying to cook for 10.
The rooms elsewhere are generally large and spacious , if a little sparse , although again there were little details which let it down. The air conditioning in the lounge did not work which meant one of our party had to sleep on cushions in one of the bedrooms. It was impossible to try and sleep on the sofa bed and if we had had 11 people as the villa suggests, we would have had real problems. There were also a number of little problems which needed ironing out. One of the toilets was broken and in one of the bathrooms one of the shelves was missing which meant that there was nowhere to place toiletries. We also found out that if you flush one of the toilets too hard the water gushes into the bedroom ,so be warned! Many of the lights didnt work and we did ask for these to be replaced but this never happened. This made it very difficult to read at night and again was disappointing.
On the upside the villa is well presented and the constant supply of DVDs meant that the younger party members were well catered for. The men also enjoyed the lure of the snooker table which was the setting for many knockout competitions! The pool was delightful, very clean and well looked after by Albay, the pool man , who also delivered fresh bread to us every morning which was lovely.
All in all we had a really lovely holiday, we will definitely return to Kalkan. We loved the atmosphere and the friendliness and Villa Breeze certainly has a lot going for it. With a little more care and attention to detail this Villa could be very special indeed.

Hi Penny, firstly thank you for your review secondly I was a little worried by some of your comments so I called our villa manager soon after I read your review, apparently a member of your party had accidently set the air conditioning unit within the living room on to "timer mode" so that why it appeared not to be working, with regards to the "many lights not working" there were two bulbs that had indeed blown in two of the outside lights, they have now been replaced so all I can do is apologise if this spoilt your enjoyment in any way. With regards to the kitchen being small and under stocked we feel this is an unfair comment to be truthful as there are pictures of the kitchen within our gallery which you viewed prior to booking, with regards to the matter of it being under stocked you have indicated to us in a separate email that what you meant by this comment was that you were a little disappointed as you felt we could have supplied a couple more sauce pans, we have supplied four sauce pans and the cooker has four cooking rings! The impression you have sadly given is theres not enough plates, dishes, cups, glasses or possible other types of eating/cooking utensils for a large group which is simple not the case as you would no doubt accept. With regards to your comment about the other rooms being "large and spacious, if a little sparse" to be honest we are unsure what other items you would have expected within the other rooms than is supplied already but we will take this matter into consideration during our next visit later in the year.
With regards to the situation with the overflowing toilet we have spoken to the current guests as well as sending in a plumber and they have all reported they were unaware of any problems with any of the toilets, the plumber has suggested you may of blocked the toilet with excess toilet tissue that then may of caused the water to overflow on the floor as he has checked every toilet and he can find no problems, if you had of reported this matter to Roger he would of happily arranged for a plumber to visit the property during your stay. With regards to the glass shelf being missing unfortunately this was indeed the case as the previous guest had accidently broken this item and Roger had ordered a replacement that has now been installed so once again I apologise if this caused any inconvenience. To conclude it was a pleasure to be able to offer you assistance prior to your holiday and we hope to be able to welcome you back in the future. Best wishes David & Caroline xx

We came as a group of 6 adults, bride & groom and four friends, and had a wonderful time, the villa was tardis like with loads of space and a pool table that was well used!!!! The pool was just the right depth for weak and strong swimmers alike. A large fridge and wifi and dvds available to amuse any taste. Beautiful views and relaxing was achieved 2 minutes after arrival!!! Roger and Aerton were very helpful and the people of kalkan were warm and friendly and the restaurants were all fantastic in the food they provided. one of our group said its the best holiday they

The Villa and its views over Kalcan need to be experienced,words are not enough to describe the feeling when looking out for the first time.The pool man was exceptional,delivering essentials every morning eg. fresh bread,milk,juice etc.
The eating out in Kalcan is also a delight and the service and standard of food was the best I have experienced,during many years of travelling abroad. The Salt and Pepper restaurant
being the highlight.Value for money wise ,we were a party of 8 and the most we paid for a superb meal including drinks was 400Lira(under £200.
Also I would recommend a boat trip for the day,plus a MUD BATH.

Both my husband and I stayed in 'Villa Breeze' for two weeks in October 2009. The villa was very comfortable with everything you'd want for a relaxing holiday. There was a slight issue with no water for a couple of hours but we understand the whole of Kalkan suffered the same drought and to be honest it didn't affect our holiday or reflect on this wonderful villa. We hope to be back soon to Villa Breeze and we love Kalkan you can eat in a different restaurant every night.

Property was good - it had all the amenities required, however, there were parts that let it down (hot and cold water not running sometimes - no hot at all in downstairs bathrooms), the lock on the patio door was broken so the villa could not be locked). However, Roger, the managing agent made up for it by being on call 24/7 and popping by every so often to ensure we were comfortable.

Were both sorry to read about the problems you experienced with the water supply and the patio door lock, unfortunately from time to time Turkey does experience problems with its water supply its normally only for an hour or so but the situation is beyond our control, its possible worth remembering when traveling abroad that other countries utilities arent always as reliable or up to date as ours back in the UK.
With regards to the damaged patio door lock both we and Roger (our villa manager) were unaware of this issue until you brought it to our attention, we understand from Roger as soon as you made him aware he then called in a glazing company who then rectified the problem within a few hours, unfortunately from time to time issues like this can and do arise and as always we do our best to rectify any problems as soon as we are aware of them.
We sincerely hope these issues did not detract you from your holiday experience.

Dear David & Caroline,
Firstly we just wanted to thank you both for the very friendly conversation we had via telephone & email prior to us holidaying in your villa, you were both very helpful and I know we did ask you so many questions as we had never booked a villa direct with an owner before but nothing was ever any trouble for you to answer.
Now for our review of your Villa & Kalkan, well firstly as you know this was our first visit to Turkey and we found your villa absolutely fabulous both in appearance & the location, the views from nearly every window were amazing, and we felt so looked after from the moment we arrived at Dalaman Airport till the moment we handed the keys back to your villa manager Ertan (I hope I spelt his name correctly), your villa is extremely well furnished and equipped and the many DVD's you have supplied came in very useful as for some strange reason Rebecca, Abi & Alex find it so hard to cope without their traditional Sky TV channels for two weeks, and we all loved the pool table (Jeff said it was a lot bigger than the one's he's used to playing on, but he would say that after I beat him twice lol). The swimming pool was cleaned daily and was a welcome sight after we had come back from the town after a hot day, the cleaners came, cleaned and changed the bed linen and towels as promised, to be honest the all round service we found absolutely faultless.Kalkan and its many restaurants & shops that we managed to visit were all fantastic there food and hospitality was truly understated, Patara beach was absolutely beautiful and one of the best kept beeches we have every visited.
We have all said without doubt we will be booking your villa next year, thank you once again for letting us stay and experience a truly incredible holiday.

The only drawback was we had no welcome pack.
But we had the holiday instead,great views and well worth the wait. Albay was a first rate manager and become a friend,better than any rep,and allways on hand day and night.

Would def recommend a car if staying in this villa as a good 20-30 minute walk to centre of Kalkan. Uphill on the way back! Beautiful views of Kalkan Bay - especially from the roof terrace.
There was six adults in our party - we had plenty of room in the spacious villa which was well furnished. Didnt see much of Albay (the local property manager), but didnt bother us as we have been to Kalkan several times before, so knew whats what.

Thank you for your review but we were both saddened to read you seemingly seemed a little disappointed over a couple of points of your stay, as we state within our property description we do recommend our guests hire a car or alternatively taxi hire is both plentiful and cheap, we do clearly state it is approximately a twenty minute walk to the town, we do not consider this a long or uncomfortable walk but we do understand some may wish to travel by car as their walking may be restricted. With regards to the limited number of visits made to you by our villa manager we have instructed him and his staff to be as non-intrusive as possible so allowing and respecting our guests their right to privacy, he welcomes and offers a guided tour (so to speak) to all our guests on their initial arrival to our villa (dependent on their arrival times), we also supply our guests with a detailed information guide to whats about, places to visit and so forth and within the villa we have supplied a mobile phone which is pre-programmed with our villa managers number just incase you require his assistance, general advice or for emergency purposes. we are sorry if you feel any of the above matters fell short of your expectations in any way but we have endeavored to best describe our property in an honest manner. The villa was even better than expected, very spacious and bright. The sun shines on most parts of the villa throughout the day and the pool and air-conditioning in every room certainly helped cool us down! We were pleased to be barely overlooked at all and in our own private location made for a very peaceful break. As we arrived at the beginning of the season we had a couple of days of rain, however with the pool table, plasma tv and amazing views of the town we were kept amused and didn't really notice. The Villa is only a short downhill walk into the main town where you will find the most beautiful restaurants along the harbour, the service is excellent and the people very friendly. Having been to Turkey over fifteen times i would say this is the best experience of the country i have had. Thank you for providing the wonderful villa!

We would definately recommend this villa. Its very spacious (we were a party of eight adults and had loads of room), its very modern, extremely well furnished and met \ exceeded all our expectations. The views from the property over Kalkan bay are simply stunning.
The owners could not be more helpful and the local manager was on hand to help with any problems once wed arrived.
The pool was large and was cleaned regualrly which made it a wonderful thing to have and come back to after a long hot day in the sun.
We usualy like to try different destinations each year so dont often consider going back. Weve made an exception in this case though!

Firstly, thanks David and Caroline, what a beautiful home you have and thanks also for the friendly conversations we had via email before we went it made all the difference. You answered so many of our queries.
Now for our review.
The villa is in a fantastic position to benefit from one of the most beautiful views we have seen and this could be seen from just about anywhere in the villa. The rooms were very spacious and tastefully decorated and the furnishings were to a very high standard.
From the minute we stepped off the plane we felt looked after and this was all down to the villa manager-Albay. He has an excellent knowledge of the area and speaks brilliant english so is available to help with anthing. He owns the Breeze Bar in town where the food and hospitality cant be beaten.
This was our first holiday in Kalkan staying in the villa Breeze but I know it wont be the last.

Wow what a Villa!
I stayed at the villa just after the property had been furnished in the early part of January 2008, I have been a friend of the property owners for many years.
David & Caroline purchased the property in the middle part of 2007, and took a number of month's to achieve the desired standard with regards to the general look and feel of the villa as well as it's creature comforts, I had taken an interest durring this process and had seen many pictures both internal and external showing all it's features and mod con's so to speak, I thought it was all very impressive, but I have stayed at a number of villas in the past with my family and thought they were all very much alike in reality.
