Very pleased with the villa. Very well equipped, tastefully modernized and loively pool. In good Central Florida area. Had no need to call upon the management team but Duane visited us just to check everything was ok. Would return if next in Orlando!

Excellent villa - wildlife was brilliant. Management company A +++++. Late check out was an absolute bonus. Villa was beautiful and very, very clean. Would recommend to anyone. We have stayed in villas in Florida since 2003 and this is one of the cleanest we have stayed in.

We have just returned today from the villa. We had an enjoyable 2 weeks with some minor mishaps along the way that were not related to the property. The first day of arrival the villa was not prepared/cleaned for us and after a long flight we found ourselves going to the local supermarket for cleaning materials, not a good start. However the management company were excellent and apologised for the mix up with the dates, had the villa sorted asap the following day and also picked up the tab for a family meal, cant say fairer than that!!!!!!!!!
The pool was much larger than the standard 30 ft, south facing, not overlooked and the view of the lake was excellent with lots of wildlife visiting. This really was the best feature of the villa so we were surprised the owners had not included more photos for potential guests. The location was ok with disney being about 12 miles and easy to get to just turn left from the villa and stay on osceola parkway until the disney gates appear. The community was a mix of residential and vacationers and on the whole very quiet apart from 2 saturday nights when there seemed to be a party at a neighboring property and as it was outside the sound travelled. It was only a minor disturbance and you cant really complain about locals enjoying a Saturday night at their own homes. The villa was adequately furnished with all necessities to hand but could have benefitted from the likes of cable tv. We endured the heat wave for 2 weeks but have to say that the air conditioning was excellent at the villa and was preset to be on the go 24 hours. In summary and as regular Florida vacationers we are aware that there are newer/ better villas available but this villa offered excellent value for money with a great management company and pleasant owner.

The villa is fab. This was a last minute booking and we were thoroughly impressed with the accomodation and the communication from the owners of the villa during the booking process.
The villa is not to far away from Sanford and was fairly straightforward to find.
Upon arrival at the villa, the key was easily sought and we were impressed with the location.
Inside the villa it was almost like being at home, all the amenities and more were there and well laid out. The rooms were spacious and there was ample room for our young son to run around whilst in a safe environment.
The pool doors in both rooms were fitted with child alarms for added security.
The pool was lovely, there were even pool toys available in the villa for our use which was great. It was big enough for all of us to swim and enjoy.
The back dro p from the villa was stunning. Behind was a lake which housed a variety of birds and wildlife and proved to be of entertainment for us all.
In relation to the location of the villa, supermarkets and places to eat were only a short distance away (5 mins) and in terms of Disney, it was a straight road taking about 20mins if that. Universal and all the major shopping malls were also well situated.
We were also extremely impressed with the number of towels including beach towels (would save space in your suitcase!!) along with the ponchos. it was nice to find basics left by previous guests such as washning up liquid, bin bags and dishwasher tablets.
Overall we had a great time, would definitley go back and are already trying plan our next visit to Florida!!!!

The house was in a quite neighbourhood with views overlooking the lake.
The pool was great to come back to after a day at the parks.
It wasnt fair from any of the theme parks and walmart supermarket was just up the road
There was everything we needed for a great holiday, and would love to return.

The property is in a fabulous location, close enough to all the attractions and ammeneties we wanted and yet in a quiet residential area offering a peaceful retreat - the views from the pool area overlooking the lake are great and the bird life is fantastic.
The villa is adequately furnished and equipped with all the things you would need for a family holiday. The bedrooms are all clean and spacious and we were all very comfortable. One additional thing the villa could benefit from would be internet access.
Our holiday was extended by 2 weeks due the volcanic explosion in Iceland. Tony, Debbie and Duane could not have been more helpful to our situation and all ensured that our enforced extended stay was as stress free as possible.
We will definately be wanting to rent this villa again and will be recommending it to friends.

Great swimming pool and lake view. We enjoyed being in a largely residential area and the location is excellent for theme park access being equidistant from Disney and Universal parks (both about 10 miles). Villa would be ideal for a single family or couple like ourselves. Ate several times at "The Loop" shopping mall which is about 3 miles and has a good range of restaurants.

Villa as excellent value, a real home from home.
We were greeted by Tropical Storm Faye which meant we spent 5 days indoors watching dvds and eating sweets but you cant have everything.
Found the temperature in the house very cold during the tropical storm due to it being permanently set - it was warner outside!
I cant comment on the lettings company as we had no contact with them at all.
Found the bugs rather disturbing as they seemed to come into the house regardless of whether the doors or windows were opened. A visit from the "bug man" sorted that out though.
Agree about previous guests comments about the bed being hard but we sort of got used to it.

Extremely pleasant well laid out house in a very
quiet neighbourhood. Views from the patio across
the lake gave a tranquil setting. We were not overlooked by anybody.
Theme parks and shopping were easy to get to.
Visitors would certainly need a car.
Would definitely recommend this property.
Propery management company was extremely
friendly and efficient.

We enjoyed your home entirely. The pool was great, the temperature of the water was so relaxing. We had more than enough space since there were only 4 of us, all adults. The location was good. We were able to find our way everywhere and the stores were close. We definitely would recommend your home to our friends and might return one day.

Excellent location, really close to Orlando International Airport and close to all the attractions, by far the best way to enjoy the magic of Florida. Quiet friendly resedential neighbourhood.
The management company were excellent, the couple dropped by on the 2nd day to check everything was ok and then left us to our own devices, this really was just what we wanted.
Great holiday would highly recommend to everyone.

In great coindition and had everything you could want, the area is also quiet and its close by most thing, good shopping and only short drive from most attractions, the pool and alarm for the pool were great with young children.
overall very good, two small points the A/C was a little cool and you cant change it as behind locked box, and the cable TV not working, neither were a big problem as everything else was great ..

This villa is located in a superb location with close proximity to the main parks and I was surprised how easy it was to reach them within such a short space of time (20 mins). The size of the villa suited us perfectly with a huge lounge area and has recently been decorated.
We found the villa very clean and extremely well suited for our family of four, the view out across the small lake at the rear of the property provides an extremely tranquil environment after busy days at the park and the pool (heated) was perfect for the kids.
Our thanks go to Duane and Debbie from the management company who made us feel more than welcome, we had no problems or issues to report and would highly recommend this Villa just from its location alone.
This was our first Florida holiday which I'm happy to say was enhanced even more by such a well presented villa.

We had a wonderful holiday and staying at this villa was great. It was clean and inviting, it had a lovely big kitchen and having a washer and dryer was great - no washing when I got home. We were a car drive from a good supermarket, a friendly chinese take away and a couple of good family restaurants. The pool was the highlight for my kids, I think they would have stayed in there and not bothered with Disney if they had their way !!
But I would recommend that you get detailed directions, as if you have not been to Florida before the road system can be very confusing !! We did get lost from the airport and a 1/2 hour journey took over 1 hour.!!
Overall I would certainly recommened this Villa and as the Americans say it was AWESOME !!

Upon arrival we were pleased to find that the house was exactly as described in the summary and in the pictures. It soon became our home away from home. Debbie and Duane were extremely helpful, very friendly and made us feel most welcome. We especially enjoyed the added bonus of the view and all of the waterfowl on the lake. Property was situated in a mainly residential area, with good links for most attractions, eating establishments etc. Close to local shopping facilities (3 mins drive).
Backing onto a lake the situation of the property was really pleasant, the property was clean, attractive and well maintained.
The property is a home from home with all the amenities you need incl. hair dryers etc.
We had a very pleasant stay.

We were more than satisifed with this villa and in such a peaceful and convenient location. Only minutes from Walmart and restaurants. Duane was kind and helpful when he came to check the pool, which was always clean and warm. We really couldn't have asked for better from a villa. Thank you!

This was a return visit as I was there last November, but this time with different friends.
I knew what to expect but my friends were most impressed. Duane and Debbie were very helpful as we visited St Petes Beach for a few days and they kept a check on the Villa while we were away.
A new bed is now in the master bedroom and loads of new towels for the use of as well.
Everbody had a great time and as Arnold says

This villa is in an ideal position for access to parks, shops and main roads.It has a lovely outlook in a quite neighbour hood, we had an excellent time here relaxing by the pool, my friend is trying to book it for her Florida holiday next year because I have been able to recommend it to her

The property is in good location for all main attractions in Florida. Approximately half an hours drive to Disney, Universal and Kennedy.
The villa was well eqiuped and had recently been been redecorated.
We had arranged an earlier time to check in but this had not been relayed to Duane & Debbie who look after the property and were at the villa setting up when we arrived. We decided to go shopping and they completed their checks and setting up by the time we returned.
The only down side for us were the age of the bed (we rolled to the middle) and the worn towels.
I would recommend this villa to friends and family it is definately value for money.

Staying in this villa helped to make this a most enjoyable holiday. The property catered for all our needs to a very high standard. It's position was favourable, near to shops, restaurants and most importantly theme parks. We would definitetly recommend this villa to family and friends alike. Nothing was a problem when contacting Duane and Debbie, they were always very helpful and accommodating. The photographs of the villa on the web do it no justice at all. The villa was much nicer than we expected it to be.

Great location found it very easy to access all the places we wanted to visit. Convienent for shops and garages. Property was well maintained and tastefully furnished and equiped. Minor problem with the pool after thunder storm was sorted out promptly and Duane and Debbie from the maintaince company were on site within 15 minutes and they couldnt have been more helpfull.This villa comes highly recommended for anyone wanting to have the best base to travel from and to relax in.

Hello and Happy New Year:
My famiy and I enjoyed your home very much. We have been to vacation homes for more than 12 years and your house is the most clean we have ever been too. The location is what I was looking for and we loved the lake with the ducks. The house is really comfortable and pretty. We loved the rooms, kitchen, living room,etc., everything. The manual was very informative too.
I just have one suggestion and its regarding the A/C. The air conditioning's switches are locked up and it was impossible for us to adjust it to our comfort. I called your company and they said it was adjusted to 75 degrees, although the manual said it was at 78 degrees. You see we come from a tropical climate and at 75 plus degrees it is a little bit hot for us. The company was hesitating and at first did not tried to help us. So we had to deal with the uncomfortable situation. Two days later somebody form the company came and we were not there at the time so they adjust it to 71 degrees which was more comfortable. But 2 or 3 days later the weather was at 35 degrees at night and it was almost unbereable to be in the house. We chose not to call the company since they were not that responsive at first and we decided to sleep with 2 comforters/wool blankets each. Other than that everything was perfect. You should consider not locking up the ac system because every family/person is different and what is comfortable to me may not be to others and so on. I will definitely rent your house in the future and reccomend it to friends and family. I will also send a review to the company. Do you have their address or link for it. I tried their link at the e-mail they sent me and have not luck there.

We had the most enjoyable holiday at this villa. The directions from the airport were very easy to follow.We found the villa very clean & tidy & the pool was excellent;thanks to Duane & Debbie for this. The villa is very convenient for the shops / supermarkets & for going to the Parks, Shopping Malls or to International Drive.We would be more than happy to use this villa again on our next visit.

The villa was clean and everything was ready to use when we arrived. The villa is idealy situated for Universal Parks and the Disney Parks, straight along Osceola Parkway takes you right into Disney.The Villa was also well situated for golf and shopping. As we were there in november the pool heating is a must.
When sitting at the pool the scenery is lovely looking out over a lake with all kinds of wildlife.
We used to get a visit from the ducks every morning

This is a basic amenities property within easy reach of the airport, shopping and the attractions.
The property was clean and well maintained and the local property service company was excellent.

When we first planned to visit Florida we thought we would have to stay in a hotel as we thought we could not afford to rent a villa for just one family. This property was excellent value for money and worked out cheaper than a hotel. It is spacious, the pool was great (might invest in the pool heating next time), the facilities in the villa were fantastic. Our only regret was that we were out at the theme parks most days and didn't get more of a chance to relax around the pool. The management company came round regularly to clean the pool and the guy who came was really friendly and helpful.
The location was great for going to Disneyworld. You turn onto the Osceola Parkway at the end of the road and follow it straight into the heart of the Disney area to access any of the theme parks there. There were plenty of shops, pharmacies, petrol stations and restaurants nearby.
We had a great time, thought the villa was a fantastic base to explore Disney and the beach areas and the Kennedy Space Centre on the coast and superb value for money. Highly recommend, it especially if you have three or four kids this place would be an ideal size for a large family.
