Our villa is an ideal base to enjoy the many suprises that fascinating Dalyan has to offer all ages and energy levels.The surrounding area is a designated nature conservation area, has ancient rock tombs, a 6km long undeveloped beach with turtlesand an ancient city from the time of troy.There are mud baths,diving,fishing,boat trips,flying,walking and other trips available locally if you can drag yourself from the pool,jacuzzi or kosk turkish seating area. Palm tree villa is our dream holiday home with all the amenities and luxuries we feel are essential for a fabulous care-free holiday and we are sure our guests will love Dalyan and the Villa as much as we do! 

We have 4 bedrooms,3 with queen size beds and 1 with twin beds. All rooms have fitted wardrobes, dressing tables with hairdriers and bedside tables with table lamps. They all have their own large en-suite facilities comprising of two wetrooms and two bathrooms with baths/shower-ower ,toilet, mirror and luxury fittings. The kitchen is handmade with black marble worktops, modern appliances (cooker,hob,large fridge/freezer with ice maker, microwave, dishwasher, toaster and all cutlery and pans etc) In the utility room there is a washing machine and ironing board with a washing line to the side of the villa.The lounge is located on the first floor and is furnished with two three seater sofas and one two seater and has a tv/dvd/cd 5.1 integrated entertainment system. There is traditional turkish rugs, a feature fireplace and a Sini (turkish serving table) The lounge leads onto a large balcony with rocking chairs and panoramic views of the mountains and rock tombs. The ground floor has the kitchen, a feature fireplace ,a handmade table for 8 persons and two 2 seater sofas. There is also a sound system and traditional furniture/rugs.All of the floors in the villa and terrace around the pool is marble with tiling in the bathrooms.  

We have 2 children so the villa is child friendly,has a treehouse,large walled gardens and has baths for younger children. There are 2 bedrooms on the ground floor for the less able,a shop on the doorstep,with fantastic restaurants 300 yds away and the town centre 600yds away. Smoking is not permitted.We can orginise cots if required. Outside the villa there is a large 12.5m x 4m private pool with adjoining jacuzzi,a marble terrace,a stone built turkish barbecue,an outside shower and exensive lawned gardens with fruit trees and flowering shrubs and trees.We also have an outdoor bar with an adjoining turkish kosk cushioned seating area and a treehouse for our younger guests. There is a storks nest nearby and of course fabulous views . The fabulous beach (voted no 6 in the worlds"must visit beaches"survey in the observer) is acessible by boat via the maze of channels in the reed beds or by the local dolmus mini bus. Both ways are very scenic ,inexpensive and take 15 mins by bus and 35 mins by boat. Dalyan is a small rural town,has a market on a saturday,countless small shops selling almost everything ,fabulous restaurants (some with views of the floodlit lycean rock tombs),butchers shops (for the barbeque) and 2 larger supermarkets. Dalyan has a "small village" feel an the locals genuinely appreciate visitors and do-not harass you to use their restaurants etc! We feel Dalyan is the most safe and relaxed place we have visited with fabulous people,food and places to visit!  

The villa comprises 4 bedrooms in total; 3 double, 1 twin and 1 cots, 4 of the bedrooms with en-suite facilities. The property also has 1 double sofa bed located in the Lounge. This gives room for up to 10 people. Bed linen and towels are provided for your use.

The villa has 4 bathrooms and 4 WCs for your party's use. Air-conditioning keeps the villa cool.

The villa has television and home cinema with dvd. The music system will play cassettes, cds, radio.

There is room for 10 in the living room and 8 in the dining room. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, a clothes drier, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

The villa is in a very quiet area. It has a private swimming pool, a garden, a summer house, a patio area, a balcony, panoramic views, interesting views, a barbeque. If you are driving there is private parking with the outside areas of the house having external lighting.

The villa is right beside swimming, boat hire, fishing, walking.

Close to the villa you will find a beach, climbing, flying, cycling, mountain biking, horse riding.

Within easy reach of the villa you will find sailing, water skiing, wind surfing, golf, scuba diving.

Rachel says: "Comfortably decorated and well maintained,spacious villa,with beautiful pool and gardens.Great location to Dalyan centre,river,and well serviced by Oruc.The only downside was that we only saw the cleaners on our arrival day,on our departure day,and one other day.It is my oppinion that sheets and towels need to be changed maybe twice during a two week stay.There was also a lack of basic cooking items.Although there was plenty of saucepans,there was no wooden spoons,only one ovenproof dish,and no whisk.(A small criticism really) "
