Newly completed 4 bedroomed luxury villa situated near the world famous wine village of Fitou which overlooks the Mediterranean and the lagoons. All bedrooms are airconditioned. The property can sleep up to 8 people, with two bathrooms, spacious living area, terrace, private pool, decking area and garden. There is a further small balcony on the 1st floor overlooking the Mediterranean. 

Fitou is a world famous wine village and there are numerous wine caves situated in the village and surrounding areas.
Swim in the pool or take a trip to one of the nearby Mediterranean beaches where a variety of water sports are available including sailing, scuba diving and waterskiing. Windsurfing on the nearby lagoons is extremely popular in this area. The nearest beach is at Leucate which is 10 min drive. Tennis courts are available in the village.
 

The area is renowned for its long sandy beaches (stretching from Beziers to the north to Collioure a delightful fishing port and artistic centre near the Spanish border), vineyards and medieval castles. Carcassone, Narbonne, Perpignan and the coastal towns of Collioure and Port Vende are all well worth a visit.  

There is a heated private pool. All the bedrooms are airconditioned. The bedroom facilities consist of 1 king sized bed, 1 doubel sofabed1 in the upstairs bedrooms (+ single fold up bed and cot). The rooms can also be used as a family room or divided into 2 rooms as necessary. Two further bedrooms on ground floor, 1 double bed + 2 single beds. Restaurants and some small local shops can be found in Fitou village. (10 mins walk away). The supermarket is 5 mins walk away. A car is essential for this property.

The villa comprises 4 bedrooms in total; 3 double, 1 twin and 1 cots. The property also has 1 double sofa bed located in the Bedroom 4 - upstairs. This gives room for up to 8 people. Bed linen and towels are provided for your use.

The villa has 2 bathrooms and 2 WCs for your party's use. Air-conditioning keeps the villa cool. Central heating keeps you snug and warm.

The villa has television video, dvd, satellite/cable. The music system will play cds, radio.

There is room for 8 in the living room and 8 in the dining room. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, a clothes drier, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

The villa is in a quiet area but you may hear occasional noise. It has a private south facing swimming pool, a south facing garden, a south facing patio area, a east facing balcony, sea views, panoramic views, interesting views, a barbeque. If you are driving there is private parking and a garage with the outside areas of the house having external lighting.

Close to the villa you will find a beach, sailing, water skiing, boat hire, wind surfing, walking, tennis, scuba diving, a zoo, shopping areas, a restaurant, a food shop.
