This property is centrally located literraly minutes away from Cannes, Golfe Juan/Vallauris, Sophia-Antipolis, Mougins, Antibes and the A8. It is just south of the Arboretum (park/forest) of the Centre Helio Marin. The property is very private and quiet, away from the road at the end of a cul-de-sac. There is covered outside parking for up to 3 cars.
A car is necessary eventhough the old village of Vallauris with resaurant, shops, the Picasso museum and the pottery makers is only 500m away, but it's hilly !
This villa puts you at the heart of the french riviera, beaches, restaurants, shopping while enjoying a peaceful and quiet environment. 

A 200m2 villa will all tiled floor with old ceramics, easy to maintain and always cool. Every room or bedroom has a direct access to a terrace or a balcony. There are 3 bedrooms each with ensuite bathroom, a kitchen, a living room with a private mezzanine space, a dining room and many terraces!

The master bedroom has a king (160cm) bed with a private wc, shower, bath.
The "kids" bedroom has 2 single beds and a mezzanine 140cm bed, up to 4 kids can share it, it has its own bathroom with bath/shower and wc.
The 3rd bedroom has twin-single bed, its own bathroom with a shower and access to the main terrace.
The living room has a 16:9 TV with a DVD/VCR, a fireplace, direct access to the main terrace and a large balcony with breathtaking view over the Cap d'Antibes. It has a mezzanine with a sofa-bed.
The dining room can sit 8 to 10 people comfortably.
The kitchen has direct access to the main terrace and has a large american-style fridge, microwave, oven, dishwasher. A small table is available for breakfast
 

A very large south facing tiled terrace is the center of life in the villa, it offers an amazing view on the mediterranean and the Cap d'Antibes. A covered summer kitchen which stays always cool has a wood pizza oven/barbecue. The pool is very private with no on-lookers, a covered pool house for some shadow and a toilet and shower close-by.
Very old pine and olive trees cast a lot of shadow on the 2000 m2 restanques (stair-case like) garden 

The villa comprises 3 bedrooms in total; 1 double, 2 twin, 3 of the bedrooms with en-suite facilities. . This gives room for up to 7 people. Bed linen and towels are provided for your use.

The villa has 3 bathrooms and 4 WCs for your party's use. Central heating keeps you snug and warm.

The villa has television video, satellite/cable. The music system will play cassettes, cds, radio. If you need to keep in contact there is a telephone for incoming calls only.

There is room for 8 in the living room and 10 in the dining room. The open fire can be used to create a comfortable atmosphere. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

Smoking is allowed in this villa.

The villa is in a very quiet area. It has a private south facing swimming pool, a south facing garden, a south facing patio area, a south facing balcony, sea views, panoramic views, interesting views, a barbeque. If you are driving there is a garage with the outside areas of the house having external lighting.

The villa is right beside swimming, walking.

Close to the villa you will find a beach, sailing, water skiing, boat hire, wind surfing, fishing, horse riding, golf, tennis, a sports center, historic sites, a museum, a theatre/cinema, shopping areas, a themepark, a restaurant.

Within easy reach of the villa you will find climbing, mountain biking.
