The Villa is in a peaceful location located on a conservation community boasting more conservation land than almost any other community with ample parking and yet has the advantage of being located near to the junction of the I-4 and Hwy. 27, which is close to the 192 with all its restaurants and facilities. Within 3 minutes drive from the villa there is a supermarket, pharmacy, bakery, pizza store, hairdressers, take-away food outlets and golf courses.

The entrance to Disney is only a 10-minute drive away from where you can get to MGM, Animal Kingdom, Magic Kingdom and Epcot. If Sun bathing or just having fun splashing around in some of the stunning water parks is your thing then Typhoon Lagoon and Blizzard Beach can be reached easily from the main Disney entrance. Seaworld is only around 15 minutes away and Universal Studios and Islnds of Adveture are under 20 minutes away. The villa is within 75 miles of the Gulf Coast and its beautiful beaches and 65 miles of Kennedy Space Center and Cocoa Beach on the Atlantic Coast.

Within a few minutes drive, there are several championship quality Golf courses including Champions Gate which is a PGA quality course and where there is a world academy of Golf, Reunion with it's three PGA courses as well as restaurants, shops and a water park, Highlands Reserve and Suthern Dunes but to name a few. The Gulf and Atlantic coasts are only an hour away and have many fabulous courses. Since Florida has over 1500 high quality courses, there are a phenominal amout to choose from to suit all tastes.

This stunning villa has it all. Brand new for 2006, our villa is a gorgeous 4 bedroom 3.5 bathroom pool home with 2 master king suites and 2 fantastic twin rooms. We have a beautiful pool with Spa as well as a full games room making this the only home you should consider. Our home is located on the beautiful conservation community of Sandy Ridge just 10 mins from Disney, set close to many Golf courses most notably Reunion & Champions Gate the villa is an ideal base for your Dream Disney vacation. The location is exceptionally peaceful and there is plenty of conservation land which means you can take fantastic moonlit walks or just take the kids to the local playground while you read a book or relax under a palm tree

As you walk into our home you cannot fail to be impressed with the bright and airy feel. You’ll notice immediately that this home is different to most others in the general area with the luxurious furniture really standing out. There is plenty of comfortable seating including a sleeper sofa in this area with a large entertainment unit which includes a large screen cable TV with Cinema sound, DVD player and playstation II console and games. We have also supplied a selection of DVDs & boards games as well as books for everybody to enjoy. More movies and games can be rented from the local rental store at Champions Gate.

The open plan family room leads to the dining area which has a large glass dining table with chairs. This is the setting for a perfect family meal and the wall and table decorations could give you the feeling that you are sat in a top quality Restaurant. There is also a breakfast bar with stools for less formal eating or just for the kids to sit up on. The dining area looks onto the pool and rear of the property which allows the adults to have a great meal whilst the kids enjoy the water.

The kitchen area is absolutely wonderful and is fitted out with everything you will need to cook up a snack or full family dinner. There is an oven and hot plates as well as a Microwave, toaster, kettle and coffee maker. We provide all of the crockery, cutlery and cooking utensils as well as much more Don’t worry about the dishes either as we also have a dishwasher .

The fully equipped laundry area adjacent to the kitchen has a washer, dryer, iron and ironing board as well as plenty of space to store your laundry.

You will also find in this area a selection of infant equipment such as crib, high chair and stroller for your free use with our compliments

The 2 Master Bedrooms have been designed by a qualified interior designer and are just pure class. Both have ensuites with King size beds and cable TVs and both look out over the pool and deck area. The bathrooms have large spa baths and separate walk in showers and include equipment such as hair dryers.

We also have 2 twin rooms furnished to an exceptional standard. One is a Disney themed room which would be enjoyed by kids and adults of all ages whilst the other is wonderfully decorated with a light and relaxing atmosphere. Both of these bedrooms also have ceiling fans and air conditioning and heating. Both bedrooms share the main bathroom. Each bedroom has a cable TV

We provide all linen and towels, so just bring your clothes, yourselves and be prepared for the vacation of a lifetime.

Our home has an absolutely beautifully shaped pool with a Jacuzzi spa. What a way to relax. Why not sit out on the extended deck and enjoy a BBQ grilled on the complimentary BBQ that we provide. You can relax out in the sun and just soak up the rays on our sun loungers or chairs, or sit under the covered lanai under the ceiling fan to stay cool. The pool and deck are fully screened with a fine mesh screen which keeps the insects and wildlife out but still provides exposure to the sun. Our pool is professionally maintained weekly to ensure that the chemical balance is correct and the pool is safe and clean to swim in and the deck cleaned also. We have a removable safety fence to give you added peace of mind if you have young children in your party. We have even provided a selection of pool toys, so all the kids need to do after a long flight or drive is get into their swimwear and dive right in.

The pool and Jacuzzi can be heated at a small additional cost if it is a little cold for your liking but this is generally only required from October to March. We have also provided a pool blanket which helps to ensure that your early morning and late night dips in the pool are warm and comfortable.

And finally the games room. If we haven’t convinced you yet how about this. We have a full games room with full size pool table, table tennis table and air hockey. There are bar stools and a table to sit at and relax and just unwind. This will keep everyone busy for those rare times that you do stay at home

Entrance to Sandy ridge is opposite the amazing Reunion golf resort. This Gorgeous villa is impressively furnished on the ground floor with one of the highest specification furniture packages available which includes two master king suites. There is a fully equipped games room with pool table, air hockey and table tennis and also a Playstation 2 and games, and home cinema system. More games and DVDs can be hired from the local store located less than 5 minutes away. The extended patio deck has sun loungers and a table and chairs for relaxation in the sun and leads to the private screened pool and Jacuzzi.

The villa comprises 4 bedrooms in total; 2 double, 2 twin and 1 cots, 2 of the bedrooms with en-suite facilities. . This gives room for up to 10 people. Bed linen and towels are provided for your use.

The villa has 3 bathrooms and 1 WCs for your party's use. Air-conditioning keeps the villa cool. Central heating keeps you snug and warm.

The villa has television and home cinema with video, dvd, satellite/cable. The music system will play cds, radio. If you need to keep in contact there is a telephone for incoming and outgoing calls. Recreational activities available with the villa include a snooker/pool table, table tennis.

There is room for 10 in the living room and 10 in the dining room. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, a clothes drier, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

It is set in a lovely well kept and quiet area and on our arrival the villa was very clean and welcoming. Its furnishings are very homely and it is equipped with everything you could possibly need. The pool was a lovely way to cool off and the pool man kept it very well maintained. The villa was well air conditioned and all bedrooms were light & airy with plenty of wardrobe space and clothes hangers. Spare pillows were also avaliable. Instructions for key collection and to the villa were perfect and the information manual inside was invaluable. Manuals for all appliances were present & simple to use. The Villa owner was very helpful with advice regarding both the villa and the surrounding area. If I return, i will definately use this property again for my stay. It was perfect in every way!"
