One storey villa situated in the prestigious Lake Berkley Resort gated community. South facing pool and spa for all day sun. This is a basic must in Florida. Why go to the sun in order to sit in the shade for most of the day. South facing means maximum sun. The Spa is great to relax in after a long day at the parks.There is a shaded area also availabe by pool.

All our beds are real beds. We do not have sofas that convert into beds and include these in our sleeping accomadation because we know no one wants to sleep in the sitting room!! 

Lake Berkley is built around a large woodland-fringed spring-fed lake, which has a sandy beach, wooded island, a dock, a boardwalk nature trail, childrens play area, tennis court, basketball court and volleyball court. This is a real sanctuary for local birds and animals and offers you peace and tranquillity after a busy day. On our last trip we saw a hawk take a fish from the water and a bald eagle.

Lake Berkley is fully gated and manned 24 hours a day for that little extra piece of mind.

The resort offers floodlit tennis courts and a playground area plus a Club House with fitness room/gym, and a large pool with heated spa. All you could need for those days when you want to relax in the sun and enjoy the ambience and facilities of your luxury home and resort. 

This executive villa is a 2,000 sq. ft. luxury, single storey, (stairs and children don't mix well), spacious, five bedroom / three bathroom property built in 2000. It is situated in a peaceful area surrounded by mature trees and shrubs and benefits from a south facing, heated pool with spa. (extra charge for pool heating).

In our villa the focus has been on providing that little extra space and comfort. All the main living areas are tiled to allow for easy cleaning. Who wants to spend their holiday hovering!!

The villa is fully air-conditioned and has upgraded furnishings to make your stay even more special and comfortable.

The MASTER BEDROOM has a Superking size bed with bedside cabinets, dressing table,TV ,Video and walk in closet.
The ensuite bathroom is large and finished to the highest standard with a walk in shower plus bath.

The second MASTER has a King size bed with bedside cabinets and built in closet, TV plus ensuite bathroom.

The third DOUBLE bedroom has a King size bed with bedside cabinets and built in closet and TV . There is a bathroom just outside to bedroom door.

A further TWO TWIN BEDROOMS have twin beds and a built in closet and share the family bathroom with the additional benefit of direct access from the bathroom to the pool deck. One of these rooms have a Disney theme.

The FAMILY ROOM has a view of the pool and the lake with direct access to the pool deck. Comfortably furnished with two large leather recliner sofas, a coffee table, television and video it also benefits from a dining nook for the more informal meals.

The KITCHEN has a dishwasher, cooker, large fridge freezer, microwave, toaster, kettle, cooking pans and utensils, with crockery, cutlery, and glasses for up to 12 place settings (please use plastic ones for poolside refreshments). Everything you could need to prepare your own culinary delights or use the extensive range of nearby home delivery meal options.

The property also features a more spacious and formal DINING AREA with a full size dining table and chairs. Ideal for entertaining or for the adults to enjoy a more relaxed option away from the pool and the Family room.

A laundry area away from the living areas with washing machine / tumble dryer, iron and ironing board.

HEATED POOL and spa area with comfortable sun loungers (two of which are reclining) and table and screening to keep the sun in and the insects out.

Please note that smoking is not allowed inside the Villa but we do allow smoking around the pool area. 

There is no extra charge for the use of strollers, highchairs or cots. (Many homes do charge for these)

The villa comprises 5 bedrooms in total; 3 double, 2 twin and 2 cots, 2 of the bedrooms with en-suite facilities. . This gives room for up to 10 people. Bed linen and towels are provided for your use.

The villa has 3 bathrooms and 3 WCs for your party's use. Air-conditioning keeps the villa cool. Central heating keeps you snug and warm.

The villa has television video, dvd, satellite/cable. If you need to keep in contact there is a telephone for incoming and outgoing calls. Recreational activities available with the villa include a home gym, a snooker/pool table, table tennis.

There is room for 10 in the living room and 10 in the dining room. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, a clothes drier, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

The villa is in a very quiet area. It has a private south facing swimming pool, access to a shared south facing swimming pool, a garden, a south facing patio area, a barbeque, a tennis court. If you are driving there is private parking and a garage with the outside areas of the house having external lighting.

The villa is right beside a beach, swimming, fishing, walking, cycling, tennis.

Close to the villa you will find water skiing, boat hire, flying, horse riding, golf, historic sites, a museum, a zoo, a theatre/cinema, shopping areas, a themepark, a restaurant, a food shop.

Within easy reach of the villa you will find sailing, scuba diving.

Many designer outlets nearby. Gym on site. flights in old planes available in Kissimmee

LISA says: "Wow, where do we start?! We were astounded by how fantastic the villa, the facilities and the location were. Sometimes an owners description can be misleading but not this time. Everything was as described - well I should say better than that even!!! The advice and instructions given were superb from both the owners and the onsite manager. The security staff were all very polite, friendly and welcoming. We had a relaxing, noise free holiday location with all the Theme parks, shopping and restaurants close at hand. Walmart was amazing!!!!!! The only downside was having to fly home. "
