The villa consists of 4 bedrooms (1 en-suite) plus 2 additional bathrooms, 2 spacious lounges , 1 formal and 1 family room a formal dining area plus a breakfast area, a fully equipped large kitchen , a laundry room, a double garage with remote controlled doors, and a wonderful large partly covered patio with private screened swimming pool ( heating can be arranged at an additional cost for winter months, not necessary in the summer.


The villa is fully air conditioned , and has free Cable TV ( 3 TvS), a DVD player with a number of DVDs, an XBOX Games System (with a large selection of games) , music system, also a large selection of local guide books.

For baby we supply a cot, high chair, buggy and changing mat all free of charge, so you dont have to drag these items around with you.

Phone calls are free to local area, if you wish to dial internationally, you may use a calling or credit card.
Keep your car cool in our large double garage which can be opened by remote control from the car before you enter the drive way. !


 

The lounge and formal dining room have high vaulted ceilings which create a pleasant spacious feeling to the area. The three seater sofa doubles as a sofa bed which can accommodate 2 additional people if all 4 bedrooms are in use.
Patio doors lead out onto the sun deck.

The family room with patio door access to the pool has cool clean tiled floors, so no messy wet footprints on the carpet, there are also ceiling fans which can be used in addition to the air conditioning.

The Screened Pool Area featured a larger than average Pool (Heated option in winter) , with plenty of sunloungers and chairs and table to relax in the sun. We also have a large covered lanai if you want to relax outside in a shaded area.

The modern kitchen features an oven, hob, microwave, fridge/freezer, dishwasher, etc. A separate laundry room comprises a large American style Washing Machine and separate Tumble Dryer ( means you dont need to bring half as many clothes, instead save the space in your suitcase for all the cheap purchases in the fab Florida shopping malls ) , Vacuum Cleaner and Iron and Ironing board.
Use of electricity and air conditioning is all included in the weekly rate.

The master bedroom is en-suite and has just been redecorated with new top quality bedding , new lamps, pictures etc. and features a 25" television with Cable TV , Telephone , Alarm Clock , ceiling fans , a Queen sized Double Bed. The bathroom has a large walk in shower, separate large oval bath , toilet and his and hers, washbasins and a large walk in closet . This bedroom has large windows overlooking the pool deck .

The second bedroom has a double bed , TV and adjacent shower room with access directly to the pool area.

The third and fourth bedrooms both feature two single beds ideal for the children. These 2 bedrooms share a bathroom.

All towels and a change of bed Linen are provided.

There is a friendly local management company on call 24 hours should you require any assistance. Our home managers live a 2 minute walk away should you have any problems.

There is a 24 Hour Wal-Mart Super Centre ,a Winn Dixie supermarket and dollar geneeral at the entrance to Southern Dunes and various take-aways and restaurants all within walking distance.

There is also a huge shopping mall with 150+ stores ( Eagle Ridge Mall ), just 10 minutes by car along US 27, and also houses 12 cinemas, and 20 lanes of ten-pin bowling. There are also about 8 other shopping malls, all within 20 minutes of the villa. For something a bit different the newly re opened Cypress Gardens Adventure park suitable for all ages is well worth a visit and is only about 10/15 minutes away straight down the US 27.

 

The villa is situated in Southern Dunes PGA Golf Course.
Southern Dunes is a gated Community meaning only residents and guests are allowed onto the grounds, making it extremely safe and secure.

Golfers will love having a 18 hole championship standard golf course right on-site and many other wonderful golf courses within 10 minutes drive.
Southern Dunes is an upscale daily fee facility .
The very attractive clubhouse provides a lounge, bar and restaurant. it also has a fully stocked pro shop. By staying in the villa , you can gain free access to the community pools, tennis courts, gym, fishing, playgrounds etc.

 

This South facing villa is situated close to but not overlooking ( so no golfers looking in on you ! ) tee's 12, 13, 14, 15, 16 and 17 and is close to the 2nd clubhouse and a community pool. The villa is on a large corner plot in a cul de sac and is angled in such a way to receive sun for most of the day. The outlook at the rear of the villa is open plan, but there is quite alot of space and grass areas between the villa's to give a feeling of privacy. The Gulf Breeze plan of this villa is more spacious than many of the other villas in the area. The pool is also the largest size available for these villa's.

The villa comprises 4 bedrooms in total; 2 double, 2 twin and 1 cots, 2 of the bedrooms with en-suite facilities. The property also has 1 double sofa bed located in the In one of the Living rooms. This gives room for up to 10 people. Bed linen and towels are provided for your use.

The villa has 3 bathrooms and 3 WCs for your party's use. Air-conditioning keeps the villa cool. Central heating keeps you snug and warm.

The villa has television video, dvd, satellite/cable. The music system will play cds, radio. If you need to keep in contact there is a telephone for incoming and outgoing calls.

There is room for 8 in the living room and 8 in the dining room. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, a clothes drier, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

Ellen says: "The property was like a home from home. There were 8 of us and there was plenty of room. Everything that we needed was on hand, including a few extras to make our stay easier. The XBox kept the older children amused and the pool was invaluable, especially in the hot weather. Beds and furniture were comfortable and the younger children loved the finishing touches in the kids room - lots and lots of cuddly toys! The villa was situated away from the main Disney attractions which was a bonus. The drive into Orlando was under 30 minutes and extemely easy. It was so nice to be in a quiet neighbourhood.
