Southern Dunes is situated on highway 27, close to interstate 4 and highway 192. We are close to shops, restaurants and of course the theme parks. The beautiful gulf coast beaches are only 90 minutes away along interstate 4.

Southern Dunes is a PGA Golf course and boasts a wonderful clubhouse and bar. The estate benefits from the following additional facilities

The brand new property is a 3 bedroom 2 bathroom single story luxury villa decorated and furnished to the very highest standards. It has its own private south-west facing swimming pool and is built on a premium lot which backs onto a lake. The poolside is equipped with furniture and loungers for your enjoyment. The lounge dining area and kitchen are open plan with vaulted ceilings to give a very light and airy feel. The villa is fully air conditioned throughout.

LOUNGE
The lounge has a sofa which converts into another double bed. It is beautifully furnished and has a CD/radio and a cable TV entertainment centre with PlayStation 2 and DVD for your enjoyment. There is a telephone with free local calls.

DINING AREA
The dining are has a large dining table and six chairs. The patio door opens up onto the pool area. This is a very comfortable place to sit and eat your meals.

KITCHEN
The kitchen is fully equipped with all the cooking utensils you could possibly need. There is a cooker, fridge freezer with ice maker, microwave, dishwasher, waste disposal and much more. There is a generous pantry for food storage.

MASTER
The master suite has a queen size bed, cable TV, en-suite bathroom and walk-in wardrobe. This is a lovely room at the back of the house, with a sliding doorway leading out to the pool and the lake view.

DOUBLE BEDROOM
Here we have a double bed, large wardrobe and plenty of storage space.

TWIN BEDROOM
The twin room is beautifully furnished with twin beds and again a large wardrobe plus plenty of storage space.

SECOND BATHROOM
There is a well equipped second bathroom with shower for the additional two bedrooms.

POOL AREA
Our pool is southwest facing so gets the sun all day, it is screened and overlooks a beautiful conservation lake and therefore is very private. Pool heating is available at an optional extra charge of $150 (£85) per week. This is recommended from October through March.

GARAGE WITH POOL TABLE AND LAUNDRY ROOM
The garage contains a pool table in case you need a break from the sun and the pool! There is also a washer and dryer for your convenience together with iron and ironing board.

TOWELS AND LINENS
All linens, blankets and towels are provided freshly laundered.

The villa comprises 3 bedrooms in total; 2 double, 1 twin, 1 of the bedrooms with en-suite facilities. The property also has 1 double sofa bed located in the Living room. This gives room for up to 8 people. Bed linen and towels are provided for your use.

The villa has 2 bathrooms and 2 WCs for your party's use. Air-conditioning keeps the villa cool. Central heating keeps you snug and warm.

The villa has television dvd, satellite/cable. The music system will play cds, radio. If you need to keep in contact there is a telephone for incoming and outgoing calls. Recreational activities available with the villa include a snooker/pool table.

There is room for 6 in the living room and 6 in the dining room. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, a clothes drier, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

The villa is in a quiet area but you may hear occasional noise. It has a private west facing swimming pool, access to a shared west facing swimming pool, a west facing patio area, interesting views, a tennis court. If you are driving there is private parking and a garage with the outside areas of the house having external lighting.

The villa is right beside swimming, fishing, walking, cycling, golf, tennis, a sports center, a restaurant, a food shop.

Close to the villa you will find shopping areas, a themepark.

Within easy reach of the villa you will find boat hire, flying, a theatre/cinema.

Close to Disney, Universal Studios and all the Central Florida attractions
