This luxury villa with its own private screened heated pool and spa is located on the Southern Dunes Golf and Country Club. This is a gated community with a 4.5-star PGA championship course less than 20 minutes from Disney. The villa is fully equipped to a high standard with superb views over the 18th hole of the Golf Course. There is private parking and a double garage for vehicles.
A 24 hour Wal-Mart is nearby together with a chemist and a range of other shops, banks, restaurants and fast food outlets. There are a number of good family restaurants within 5 minutes drive.
Golf, fishing, tennis, a gym, a community pool and a small children's play area are all on site.
In addition to being just a short drive from Disney and the other theme parks, the villa is conveniently located for many other amenities including International Drive, Shopping Malls (Factory Outlet and Sears, J.C. Penney etc), Cypress Gardens and a Multi-screen Cinema, all within 15 minutes.  

The villa has two storeys - A king and 2 twin bedrooms with a bathroom on the upper floor and a king plus a double bedroom on the ground floor. The master bedroom has a king size bed, TV, Video and DVD player, alarm clock/radio and walk in closet with a bath, separate shower, toilet and sink ensuite. The other downstairs bedroom has a double bed, TV, DVD/Video and alarm clock radio with large closets and a toilet, shower cubicle and sink for its use. The upstairs bedrooms all have TVs, clock radios and large closets. The upstairs king has a dvd/video player and one of the twins has a dvd player plus some extra seating for kids. The family room has three sofas around a large TV/Video/DVD and Playstation 2 (2 controllers) -(games can be rented from Blockbuster nearby). One of the sofas is also a foldout double bed. We added some kid-sized bean bags and chairs that are easy to add to wherever they are needed. There is also a desktop computer with free high speed internet access and free email account, printer/copier/scanner and a radio/CD system plus an iPOD player/charger built into the desk lamp!. You can also play iPOD video through the sitting room tv by bringing your ipod to R/W/Y connector cable and plugging it into the video recorder (instructions are in the handbook at our home). FREE US. CANADA phone calls are included in your rental fee. There is a digital cable TV in the sitting room (300 channels) plus 5 standard cable tvs (one in each bedroom) - 80 channels. A large honour library of books for all ages is by the computer and a selection of DVDs are stored by the TV. A cot, high chair and all appliances (coffee machine, microwave, cooker, toaster, mini oven, blender hob kettle, fridge freezer, waste disposal and dishwasher etc.) are standard. We frecently added a table football/push hockey table and safety dartboard in the garage after requests from some of our guests. There is a separate dining area with table and chairs plus a second table and chairs plus two bar stools at the breakfast bar in the kitchen nook. There is also a washing machine and dryer in the utility room as well as an ironing board and iron. The private heated pool is enclosed by a mesh screen and has a spa/jacuzzi attached (both are heated separately). Outside there are 4 sun loungers, 2 tables and 6 chairs. There is also a gas fired barbecue included in your rental fee although we would appreciate it if you cleaned it at the end of your stay for the next guest!. There are great views of the golf course from the pool area and a decent amount of shade for the hot summers. A number of British guests have asked which way the pool faces - it faces approx South East so we get full sun from early morning to late afternoon but BE WARNED! the sun is very hot and in the summer heat it is more important to have shade than sun!
The 24 hour Wal-Mart at the community entrance offers a huge range of food and other goods and is only a 2 minute drive or 10 minute walk away. There is a new Publix about 2 miles away which offers a wider range of food.

Southern Dunes is an ideal base for your stay as it offers golf, two tennis courts, a fishing lake and for the children a full size communal pool and a small playground. The club is just a five minute walk away and includes a lounge for drinks and an excellent yet reasonable restaurant which serves breakfast and lunch 7 days a week.
There are over 20 golf courses within a 15 minute drive catering for all levels of golfer.The villa is on the 18th hole and it is only 419 yards to the clubhouse for lunch and golf. The practice facility includes chipping and pitching greens, bunkers, a tricky (!) putting green and a full grass range. Buckets of Topflite range balls are available from the pro shop. The course is very good with changes in elevation and tricky greens offering a different challenge each time you play. Twilight and 36 hole rates are available. 

The villa is fully air conditioned (essential for those hot Florida days and nights) and is ideal for a large family or group looking for a combination of the peace and quiet of a secluded location with access to the hustle and bustle of the theme parks and International Drive. A 24 hour Walmart is 600 yards away together with a chemist and a range of other shops and fast food outlets. A new Publix has opened in 2007 about 2 miles (5 mins) away. Fishing (live bait and rods available at Walmart), tennis, golf, gym and a kids play ground are all available on site as well as community pools We have 6 TVs (one 300 channel digital, the rest standard cable with 80 channels), FREE US and CANADA phone calls, free high speed internet access and an iPOD player. We have one king and one queen bedroom on the ground floor - the king with an ensuite, the queen with a dedicated bathroom adjacent. Two bedrooms upstairs have twin beds and share a bathroom with a king bedroom.

The villa comprises 5 bedrooms in total; 3 double, 2 twin and 1 cots, 1 of the bedrooms with en-suite facilities. The property also has 1 double sofa bed located in the Living Room. This gives room for up to 13 people. Bed linen and towels are provided for your use.

The villa has 3 bathrooms and 3 WCs for your party's use. Air-conditioning keeps the villa cool. Central heating keeps you snug and warm.

The villa has television video, dvd, satellite/cable. The music system will play cassettes, cds, radio. A computer with Internet connection is also available for your use. If you need to keep in contact there is a telephone for incoming and outgoing calls and a fax machine.

There is room for 13 in the living room and 13 in the dining room. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, a clothes drier, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

The villa is in a very quiet area. It has a private east facing swimming pool, access to a shared east facing swimming pool, a west facing garden, a east facing patio area, panoramic views, interesting views, a barbeque, a tennis court. If you are driving there is private parking and a garage with the outside areas of the house having external lighting.

The villa is right beside swimming, fishing, cycling, golf, tennis, a sports center, a restaurant, a food shop.

Close to the villa you will find a theatre/cinema, shopping areas, a themepark.

Within easy reach of the villa you will find a zoo.

Disney Parks (15 minutes) Cypress Gardens (15 minutes) Beaches (60 minutes)

Jon (owner) says: "This is Jon (owner) writing to updat e people looking at reviews... As promised we painted the house inside and out last year (2008) and installed tile in the majority of the ground floor. We also added high speed wireless and wired internet and upgraded the cable TV channels. We have just returned from a 2 week stay (July 09) and for the first time (in 4 years) we didnt spend 3-4 days improving our home as it looked pretty good! (apart from replacing some broken crockery and adding a couple of cheese graters!). In the future we plan to replace the carpet in some of the bedrooms and tile the other 2 bathrooms as well as replace the sofa set in the sitting room and make the garage more of a games area based upon our analysis of booking enquiries. When this will happen will ultimately depend on demand - I will add a comment here when this has been done...thx to all our guests for their kind words and feedback... Jon"
