This luxury villa has it all, with its four bedrooms, three bathrooms, beautiful furnishings and stunning views over the first green of the prestigious Southern Dunes Golf and Country Club. With easy access to all of the area's attractions and within striking distance of both coasts with their golden beaches, this is the ideal place to base your dream Florida holiday.

The villa is fully air conditioned for your comfort. The furnishings are superb from the comfortable sofas, dining and breakfast tables, through to the paintings, plants and other finishing touches. All windows have blinds and all rooms have a mixture of lighting fixtures. 

Lounge and Formal Dining Room
The high, vaulted ceilings of the lounge, coupled with the colours of the soft furnishings, create a pleasant, spacious feeling to this room. There are 3 seater and 2 seater sofas, along with coffee table, side tables, table lamps and music system to listen to cassettes, CDs or the radio. The 3 seater sofa doubles as a sofa bed if you manage to fill the 4 bedrooms. The dining table and chairs allow you to sit and eat a meal in stylish comfort.

Kitchen
Through the archway that separates the lounge and dining room from the rest of the villa, you will find a fully fitted kitchen with all the appliances you could need to prepare any meal. Also in the kitchen is the telephone - you will find a list of useful numbers in the welcome folder - all local calls are free. Adjacent to the kitchen is an area with a table, 4 chairs and a breakfast bar, where you can enjoy breakfast or a mid-morning coffee.

Family Room
The family room, with its patio door access to the pool area, has both 3 seater and 2 seater sofas where you can sit and relax, watch cable TV or even a DVD. The soft furnishings are complimented by coffee and occasional tables, with stylish table lamps.

Pool and Extended Patio
The pool area with beautiful views really has to be seen to be believed. The area is fully caged and equipped with sun loungers, tables and chairs for you to relax, eat or drink in the sunshine. There is a large covered area to provide shelter, with direct access to the third bathroom.

Master Bedroom
The master bedroom with its queen sized bed feels very spacious. There is cable TV, bedside lighting, radio/alarm clock and a window that overlooks the pool. Leading from the bedroom is a fantastic en-suite facility with toilet, wash basin and vanity area, separate shower and a deep corner bath. Adjoining the bathroom is the massive walk-in wardrobe with more than enough rails, hangers and shelving for the most fashion conscious travellers. 

Additional Bedrooms
The second bedroom also contains a queen sized bed with a large built in wardrobe providing plenty of storage space. There is also an en-suite bathroom with a bath/shower.

The remaining two bedrooms are twin bedded, with built-in wardrobes. They share the third bathroom that provides toilet, wash basin and bath/shower.

Additional Amenities
The large double garage is available for your use. It also houses the laundry facilities with a washer, dryer and shelving.



Southern Dunes and On Site Amenities
Southern Dunes Golf and Country Club is a highly rated PGA championship links course. It is ranked within the top 100 course in America and rated as 4.5 stars. The course opened in 1993 and was designed by top course designer Steve Smyers. It is both unique and challenging.
The very attractive club house provides a lounge area, bar and restaurant. The fully stocked pro-shop is well worth a visit even if you do not play golf. By staying in the villa you gain free access to numerous community pools, tennis courts, basket ball courts, gym, fishing facilities and playgrounds.



Local Amenities
Within just 2 minutes of the villa you will find a 24 hour Wal-Mart, various other supermarkets, banks, petrol station, Blockbuster and a whole variety of restaurants from Burger King and Taco Bell to Chinese and Pizza Hut to name but a few. 

The rear of the villa, with private caged pool and extended patio area, overlooks the first green of the award winning Southern Dunes golf course offering breathtaking views across and down the first fairway as well as the green. The second tee is then located just across from the front of the villa offering more spectacular views.

The villa comprises 4 bedrooms in total; 2 double, 2 twin, 2 of the bedrooms with en-suite facilities. . This gives room for up to 10 people. Bed linen and towels are provided for your use.

The villa has 3 bathrooms and 3 WCs for your party's use. Air-conditioning keeps the villa cool. Central heating keeps you snug and warm.

The villa has television dvd, satellite/cable. The music system will play cassettes, cds, radio. If you need to keep in contact there is a telephone for incoming and outgoing calls.

There is room for 10 in the living room and 10 in the dining room. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, a clothes drier, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.
