This spacious, non smoking, executive home is ideal to share with family and friends. We cater for parties large or small.

*The Lounge: Peacefull and away from the hustle and bustle of the house. Great to sit and read or use your laptop with the free wireless connection. We also provide free local and international calling from the telephone, mobiles excluded. There is also an answer machine to record missed calls from loved ones whilst you were out enjoying your vacation.
*Dining room: Adjoins the lounge and is lovely for the formal dinners you may wish to cook. Great for chating about the days advents or just sitting and having supper with friends.
*Kitchen: Huge.. Nice big, made to order breakfast bar that over looks the pool area. Great for dreaming the day away, or at least untill you have finnished your first coffee!!
Fully equipped with full size oven and hob, double door ice making fridge freezer, microwave, coffee maker, dishwasher ( because who wants to wash up on vacation), cutlery, plates and pots and pans and many more. Alarmed sliding doors will take you out to the pool area.
*Family room: Cosy...Big corner suite for sitting with the family and enjoying a movie of just one of your regular favourites. There are movies and music cd's supplied for your enjoyment. Satelitte tv with live pause and digital recording. So no need to miss that important programme whilst you are away form the T.v.
*Games room: What fun... Full size pool table, Air hockey, table football and Ps2 ( bring your games). Also an arcade tv console with over a 1000 games on it to keep kids of all ages amused. This is a great room if you decide not to go to the parks or just to have a lazy day..
The utility room which homes a washer and a dryer is also downstairs along with a half bathroom next to the games room.
 

The last room to occupy the ground floor is of course the master bedroom. Decorated to a high standard of luxury and comfort. With a huge Cal. king size bed underneath a romantic canopey. It’s own satelliteTV/Dvd and en-suite bathroom, with ‘his and hers’ vanity units, separate shower cubical, toilet, large bath ( room for two) and walk-in closet leading off of the bedroom, some might say you never have to leave this tranquil room for anything, apart from food and the odd glass of wine maybe!
Upstairs you will find the second master bedroom. Another Big Cal king bed, with it's unusual headboard. Ensuite bathroom, own satellite T.V. and walk in closet. Also decorated to what we hope will bring you many a dream to come true. Luxury and comfort has not been spared to help the adults to unwind after a long day at the parks.

2 further relaxing oversized queen beds are available along with three bedrooms each with twin beds, sharing the remaining full bathrooms.
All bedrooms are equiped with ceiling fans to make them as comfortable as possible.
There is a queen size pull-out sofa bed in the lounge for extra sleep space should you need it.

The pool area. Under water lights for a great effect when the evening moves in and you are not ready to retire yet. Soak in the spa to relieve all the tired muscles from enjoying the fun of the parks. Pool towels and pool furniture with loungers awaits the sun worshiper and a charcoal BBQ for that easy afternoon/evening meal.

All gas, electricity, linen, towels and taxes are included in the price. We even supply, should you need them, vacuum cleaner, 3 hairdryers, iron and ironing board. Stroller, high-chair, stair-gate and cot, car seat. and 2 bicycles.

We have two air conditioning units in this home so you will be as comfortable as possible.

Lake Berkley is one of the hottest and choicest communities in Kissimmee. This resort is gated and guarded 24 hours a day

It also has its own private clubhouse where you can access the internet, use the gym, free to guests staying at LB. There is a play area for the children, as well as the community swimming pool.You are also welcome to use the happimag pool bar in the evenings.
You will find it has its own private lake, with an observation deck, a man- made beach, peaceful nature trails, for those who wish to walk off all the lovely food that is available at nearby restaurants. You can also enjoy the tennis,volleyball courts, Basketball, biking, wildlife and fitness centre. The lake is stocked with fish, so if you're a keen fisher make sure you bring your rod or hire one from our clubhouse.Near by you will find horse riding, miniature golf, Old Kissimmee, plenty of shops, malls and of course restaurants.

24 hr Walmart and Medieval Times are within walking distance and the villa is ideally placed for all the major attractions and restaurants.
Orlando International Airport is about 30 minutes drive away and Sanford is only 60 minutes. Should you wish to visit Busch Gardens in Tampa it’s only about 75 minutes away and if the ocean is calling you then you only need to drive for 90 minutes to reach the Gulf coast.
The exciting Kennedy Space Centre, if you’re lucky you might see ‘take off’, is only one hour away.
You also have the lovely Cocoa beach which is situated on the Atlantic coast and can also be reached in an hour.

The Orlando Conference Centre is only 25 minutes away. Why stay in one room when you could have plenty of space to relax after a long day. Share with other people you know who are attending or bring the whole family to mix business with pleasure.

Cot, Playpen/crib/changer, stair gate, 2 x strollers,high chair, car seat free of charge. We supply a basic arrival package which is free of charge. Milk, tea, coffee, juice, biscuits, bread etc. If you would prefer other items or something special it can be arranged, you pay the Management Company when you arrive.

The villa comprises 7 bedrooms in total; 4 double, 3 twin and 2 cots, 2 of the bedrooms with en-suite facilities. The property also has 1 double sofa bed located in the Lounge area, king size. This gives room for up to 16 people. Bed linen and towels are provided for your use.

The villa has 5 bathrooms and 5 WCs for your party's use. Air-conditioning keeps the villa cool.

The villa has television dvd, satellite/cable. The music system will play cds, radio. If you need to keep in contact there is a telephone for incoming and outgoing calls. Recreational activities available with the villa include a snooker/pool table.

There is room for 9 in the living room and 8 in the dining room. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, a clothes drier, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

There is a large ground floor bedroom and bathroom with seperate shower. The main areas are tiled. There is a second ground floor toilet and sink. A small step into the house and pool area. Enough space to move around with a wheelchair if need be. 

The villa is in a quiet area but you may hear occasional noise. It has a private west facing swimming pool, access to a shared west facing swimming pool, a west facing garden, a west facing patio area, a barbeque, a tennis court. If you are driving there is private parking with the outside areas of the house having external lighting.

The villa is right beside swimming, fishing, walking, cycling, mountain biking, tennis, a sports center.

Close to the villa you will find water skiing, boat hire, flying, horse riding, golf, historic sites, a theatre/cinema, shopping areas, a themepark, a restaurant, a food shop.

Within easy reach of the villa you will find a beach, a zoo.

All parks are with in 15mins Volley, tennis & basketball courts are on site Nearby shops

The villa is filled with everything you will need for day to day living with more home comforts than I have at home! Walmarts was just a 3 min car ride away, with all the attractions being within 20 mins. How lovely to be able to chill out after a tiring day at the parks without being confined to just one room!
