This brand new villa sits in a superb location, overlooking a lovely swimming pool with the sea straight behind. Situated within a private villa area (Arcadia Village) with security gates, this villa offers everything you could want in your Cyprus holiday.
One double and 2 twin rooms, with 2 bathrooms and extra WC. Sofa bed in the living room. The spacious open plan living area features nice airy furnishings and a cosy fireplace corner. Large comfy sofas add a nice relaxing space for lazy evenings, and there is a dining area with an extendable table and seating for 6.
The communal pool is directly in front of the villa - and the sun drops into the sea just behind - creating the perfect holiday setting both day and evening. 

The outdoor areas of the villa, surrounded by low wall, are around 70m2, with additional space on the roof terrace.
The views from the front patio are fantastic - with no building between the villa and the sea 50 meters below. There is a shaded are in case of winy days at the back of the villa, with a nice patio and small garden. Great place to enjoy a quiet afternoon. The communal pool is only 5-6 meters from the front of the villa, and there is also a shallow kids pool, as well as sun loungers, changing rooms, showers and WC. 

 

Sun loungers, deck chairs, lunch table with chairs provided for the outside areas. Beach towels also provided.

The villa comprises 3 bedrooms in total; 1 double, 2 twin and 1 cots, 1 of the bedrooms with en-suite facilities. The property also has 1 double sofa bed located in the Living room. This gives room for up to 8 people. Bed linen and towels are provided for your use.

The villa has 2 bathrooms and 3 WCs for your party's use. Air-conditioning keeps the villa cool.

The villa has television satellite/cable. The music system will play cds, radio.

There is room for 8 in the living room and 8 in the dining room. The open fire can be used to create a comfortable atmosphere. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, a clothes drier, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

Smoking is allowed in this villa.

The villa is a bungalow style house, with all rooms located on one floor. There is easy access between bedrooms, bathrooms and living space, as well as on to the outdoor patios. Only a couple of steps, which are from the parking. 

The villa is in a quiet area but you may hear occasional noise. It has access to a shared swimming pool, a east facing garden, a west facing patio area, a west facing balcony, sea views, panoramic views. If you are driving there is private parking with the outside areas of the house having external lighting.

The villa is right beside a beach, swimming, walking.

Close to the villa you will find sailing, water skiing, boat hire, wind surfing, fishing, tennis, scuba diving, historic sites, a theatre/cinema, shopping areas, a restaurant, a food shop.

Within easy reach of the villa you will find cycling, horse riding, golf, a zoo.

Kiosks, bars, restaurants within easy walk. Supermarket 7-8 minute drive, in Chlorakas and Paphos.
