This 200m2 luxury modern villa, set in 1/3 acre private plot, is very well equipped and furnished to a high standard. To the rear of the property is a large open plan living/dining/kitchen area with 2 sets of double patio doors overlooking a large patio, with covered eating area and the swimming pool. The lounge is furnished with two leather sofas and a leather pouffe and a selection of occasional tables. A 32" television is provided, with a spanish and an english digibox and a dvd/cd player. A glass dining table seats 8 in the dining area and alternative covered outdoor dining is available on the rear patio. A highchair is available for your use at no extra charge.

The kitchen is well equipped with an electric oven, a 4 ring halogen hob, an indoor barbeque, a microwave, a toaster and kettle, an american fridge/freezer and a dishwasher. There is a washing machine, tumble dryer, iron and ironing board available in the separate utility room.

Bedroom 1 has an en-suite shower room, with a walk in shower and is furnished with a king-sized bed, bedside tables, a chest of drawers and a wardrobe,

Bedroom 2 also has an en-suite shower room with a walk in shower room and is also furnished with a king sized bed, wardrobe, chest of drawers and a dressing table. There is space to add an additional single bed or a travel cot at no extra charge.

Bedroom 3 has an en-suite bathroom, with shower above the bath. It is furnished with twin beds, bedside cabinets, a wardrobe and a chest of drawers. An additional single bed can be added at no additional cost. A bunk-bed can be added for a supplement.

Bedroom 4/ second lounge is located right next to the family bathroom. It comprises a double sofa bed and is equipped with a 32" lcd tv, an english digi box, a dvd player and a playstation 2 console.

To the front of the property there is a porch with a sofa, two chairs and a coffee table.

The villa sits in secure, large grounds, with electric gates and a video entry system, in which you will find grassed areas, a large patio with a covered eating area and a barbeque, several uncovered eating areas, an 8m x 4m tiled swimming pool wih roman steps, an outdoor shower and a 4 seater hot-tub. The garden is fully enclosed and private and both sunny and shady spots can be found at all times of the day. Please note that the pool is not fenced off, so young children need to be supervised at all times.

Mosquito nets are fitted at all windows.

The villa is located on a tarmac road, so there is no problem with rental car insurance premiums, which you will experience with properties located on rough tracks.

All bed linen and towels are included in the price, however we request that guests bring their own beach towels.

Wireless broadband is available at no additional cost and hire of other office equipment can be arranged.



 

The villa is located in quiet residential area, half way between the town centre and the beach. There is a small convenience store, a chemist, a natural spa baths, two local bars and a garden centre with cafeteria and a bus stop within 5 minutes walk of the villa. The nearest large supermarket is approximately 1 mile away.


 

Golf

The nearest golf course to the villa, Novo Sancti Petri, a 36 hole, par 72, championship course designed by Seve Ballesteros, which has stunning sea views, is only 5 minutes drive away. Melia Golf (18 hole, par 72) and Campano Golf (18 hole, par 72) are within a 10 minute drive from the villa.
Within 30 minutes drive you can also play at Sherry Golf Jerez (18 hole, par 72), Vista Hermosa Puerto Santa Maria (9 hole), Villa Nueva Golf Puerto Real (18 hole, par 72) and Golf el Puerto (18 hole, par 72) and less than an hour’s drive away you will find at least a further 12 golf courses. You will be spoilt for choice!

Water Sports

This area offers ideal conditions for all water-sports windsurfing, kite-surfing, sailing and scuba-diving are very popular and together with canoeing, water-skiing, surfing and snorkelling, a full range of water-sports is on offer.

Other Activities and Sports

Other sports and activities are varied and plentiful try your hand at archery, quad-biking, horse-riding, tennis, mountain-biking, paint-balling, shooting or climbing. You will struggle to think of an activity which is not available in this area.

 

A games console (ps2) and a selection of games are available for your use and a selection of board games, DVDs and books are also provided. Enjoy our 4 seater hot tub with incorporated music system and lighting. A basketball net, badminton net, dart board and a few outdoor toys are also provided for your use. The villa has a free secure wifi broadband connection and office equipment such as scanner and printer can be provided.

The villa comprises 4 bedrooms in total; 3 double, 1 twin and 1 cots, 3 of the bedrooms with en-suite facilities. The property also has 3 single sofa beds located in the bedrooms. This gives room for up to 11 people. Bed linen and towels are provided for your use.

The villa has 4 bathrooms for your party's use. Central heating keeps you snug and warm.

The villa has television video, dvd, satellite/cable. The music system will play cassettes, cds, radio.

There is room for 8 in the living room and 8 in the dining room. The open fire can be used to create a comfortable atmosphere. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, a clothes drier, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

Smoking is allowed in this villa.

The villa is in a quiet area but you may hear occasional noise. It has a private swimming pool, a garden, a patio area, a barbeque. If you are driving there is private parking with the outside areas of the house having external lighting.
