All sympathetically converted, retaining much of its character and charm to create three comfortable and spacious gites with many original features. The gites are two, three and four bedroomed, with the construction of a new bedroom cleverly incorporated to give additional flexibility. Each gite has been thoughtfully planned to accomodate disabled guests. Each has its own garden area with barbeque, table and chairs plus a patio overlooking the courtyard. Exposed stone walls and impressive oak beams are a feature of each property. The pool is fully terraced to take advantage of the sun, equipped with sun loungers and fenced to fully comply with French safety standards. All set within grounds of 3 acres, the park contains a wide variety of shrubs and mature trees, several over 300 years old. Full parking is available on site. 

Part of the original cottage, dating back to 1838, this comfortable gite is approached by its own garden path. A large room, well furnished with dining area seating up to six persons and an amply fitted kitchen lead into a lounge that is both spacious and comfortably furnished. Hardwood stairs lead to a landing off which are to be found a double bedroom with king-size bed, a twin bedded room and a modern fully tiled shower room and toilet. When let as a three bedded gite, there is to be found on the ground floor an en-suite double bedded room. The gite boasts chestnut floor boarding to the first floor and is fully tiled to the ground floor. Full gas central heating makes this property particularly suitable for year-round rentals.  

This vast region of France is one of many contrasts, enjoying a verdant landscape, yet second only to the Mediterranean coast in hours of sunshine. Comprising four departments- Deux Sevres, Charente Maritime, Charente and Vienne, it is steeped in history with mediaeval (especially Romanesque) churches and sculpture much in evidence. The region stretches from the Atlantic coast ( La Rochelle, Royan) through the Marais Poitevin (Venise Verte) and its network of waterways, to the Charente river meandering peacefully through picturesque towns and villages, flanked by vineyards around Cognac, on its way to the sea. Sauze Vaussais closely borders the Vienne and Charente it is asmall village within easy reach of the N10. Markets are held each Thursday and Saturday. There are banks, Post Office, shops , two pharmacies, hotel, bars and restaurants. Tennis, mini golf and public pool are within ten minutes walk of the gite.

The gite comprises 3 bedrooms in total; 2 double, 1 twin and 1 cots, 1 of the bedrooms with en-suite facilities. . This gives room for up to 6 people. Bed linen and towels are provided for your use.

The gite has 2 bathrooms and 2 WCs for your party's use. Central heating keeps you snug and warm.

The gite has television dvd. The music system will play cds, radio. Recreational activities available with the gite include table tennis.

There is room for 6 in the living room and 6 in the dining room. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a washing machine, a clothes drier, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

The property has a ground floor level bedroom with en-suite "wet room" style shower room complete with shower stool if required. Doors in this room are wider than standard to facilitate wheelchair access. The grounds are level with wheelchair access to all facilities including the terraced pool area. 

The gite is in a very quiet area. It has access to a shared swimming pool, a east facing garden, a west facing patio area, interesting views, a barbeque. If you are driving there is private parking with the outside areas of the house having external lighting.

The gite is right beside swimming, walking, cycling.

Close to the gite you will find tennis, historic sites, a theatre/cinema, a restaurant.

Within easy reach of the gite you will find fishing, horse riding, golf, a zoo, a themepark, a food shop.
