An architect-designed conversion, recently completed to a high standard, these former farm buildings comprise tjhree generously proportioned gites, with swimming pool, in a rural parkland setting. Standing in the grounds of a 167 year old Charentaise farmhouse the pretty stone building bordering the courtyard, was formerly a cottage with adjoining stables and hayloft. All sympathetically converted, retaining much of its character and charm to create three spacious, comfortable gites with many original features. The gites are two, three and four bed-roomed, with the construction of a new bedroom cleverly incorporated to give additional flexibility. Each gite has been thoughtfully planned to accommodate disabled guests. Each has its own garden area wityh barbeque, tables and chairs, plus a patio overlooking the courtyard. Exposed stone walls and impressive oak beams are a feature of each property. The pool is fully terraced to take full advantage of the sun, equipped with sun-loungers and fully fenced to comply with all French safety standards. All set within grounds of three acres, the park contains a wide variety of shrubs and trees, several over three hundred years old. Full parking is available on site.  

This characterful gite, approached by a wide path from the car park, has a feeling of spaciousness as you enter through large french doors into an atreum which rises from a tiled floor with decorative frieze to exposed original roof timbers and a galleried landing. The open-plan lounge has a distinctly open/airy feel, along with a kitchen and dining area seating eight people with comfort. The kitchen is fully equipped with fridge/freezer, microwave, washing machine and gas cooker. Two of the bedrooms are on the ground floor, one is an en-suite double, (wet room design, perfect for disabled use) the other is twin bedded. Upstairs, two further bedrooms - one double and one twin - can be found at either side of the galleried landing which contains comfortable seating overlooking the atrium and open-plan living area, as wll as open views across the courtyard. The particularly spacious double bedroom boasts an impressive french king-sized bed with upholstered foot and headboard, and matching furniture. The twin bedroom has dark oak furniture typical of the region, with prettily coordinated furnishings. The shared bathroom is on the first floor and comprises shower, vanity basin and wc, fully tiled and complete with heated towel rail. The first floor is fully boarded with chestnut flooring and all rooms have fitted electric heaters. Cot, high chair and tv are available. Outside there is a garden with barbeque, table and chairs for al fresco meals, and a patio alongside the courtyard where you may relax with a glass of wine.  

This vast region of france is one of many contrasts, enjoying a verdant landscape, yet second only to the Mediterranean coast in hours of sunshine. Comprising four departments - Deux Sevres, Charente Maritime, Charente and Vienne, it is steeped in history with mediaeval ( especially Romanesque ) churches and sculpture much in evidence. The region stretches from the Atlantic coast ( La Rochelle, Royan, Rochefort ), through the Marais Poitevin ( Venise Verte ) and its network of waterways, to thje Charente river meandering peacefully through picturesque towns and villages, flanked by vineyards around Cognac on its way to the sea. Sauze Vaussais closely bordering the departments of Vienne and Charente, is a village within easy reach of the N10. Markets are held each Thursday and Saturday. There are banks, post office, shops, two pharmacies,m two boulangeries, a florist, hotel, bars and restaurants. Tennis, mini-golf and public pool are within ten minutes walk of the gite. Close at hand are the towns of Civray and Ruffec, both on the River Charente, with ideal picnic facilities.

The gite comprises 4 bedrooms in total; 3 double, 1 twin and 3 cots, 2 of the bedrooms with en-suite facilities. . This gives room for up to 8 people. Bed linen and towels are provided for your use.

The gite has 2 bathrooms and 2 WCs for your party's use.

The gite has television dvd. The music system will play cds, radio. Recreational activities available with the gite include table tennis.

There is room for 8 in the living room and 8 in the dining room. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a washing machine, a clothes drier, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

There is a ground floor bedroom with en-suite "wet room" style shower room complete with shower stool if required. Doors in this room are wider than standard to facilitate wheelchair access. There is level access to all site facilities including the terraced swimming pool. 

The location of the gite means you will hear some noise, though not excessive. It has access to a shared west facing swimming pool, a east facing garden, a west facing patio area, interesting views, a barbeque. If you are driving there is private parking with the outside areas of the house having external lighting.

The gite is right beside swimming, walking, cycling, a restaurant.

Close to the gite you will find boat hire, tennis, historic sites, a theatre/cinema, shopping areas, a food shop.

Within easy reach of the gite you will find fishing, flying, horse riding, golf, a sports center, a museum, a zoo, a themepark.
