The gites are two, three and four bedroomed, with the construction of a new bedroom cleverly incorporated to give additional flexibility. Each gite has been thoughtfully planned to accomodate disabled guests. Each has its own garden area with barbeque, table and chairs plus a patio overlooking the courtyard. Exposed stone walls and impressive oak beams are a feature of each property. The pool is fully terraced to take advantage of the sun, equipped with sun loungers and fenced to fully comply with French safety standards. All set within grounds of 3 acres, the park contains a wide variety of shrubs and mature trees, several over 300 years old. Full parking is available on site. 

Approached via its own, wide garden path, one enters this impressive gite through tall glazed french doors opening into a magnificent atrium which rises to full height from an ornately patterned tiled floor to original magnificent oak roof timbers and agalleried landing. Accommodating eight persons, the spacious open plan living area comprises kitchen, dining area and comfortable lounge. The kitchen is generously equipped with dishwasher, washing machine, fridge freezer, microwave and gas cooker. The lounge and dining areas are well furnished with carefully selected local items to give an authentic flavour, and there is a CD and, if required, a TV and DVD player. Also on the ground fl;oor is apretty twin bedded room and a bathroom of "wet room" design comprising washbasi wc and shower, fully tiled and with non slip floor tiles and heated towel rail. Upstairs by way of an attractive "turning" staircase are three further bedrooms and a bathroom, with attractive chestnut floors. There are two double bedrooms and one twin bedded, all furnished in local dark oak furniture, providing ample storage, and with views across fields to the ancient village of Vaussais and its 11th Century church. The bathroom comprises a marble topped vanity basin, shower and wc and has a heated towel rail. An attractive galleried landing overlooks the atrium and courtyard garden. All rooms are fitted with electric heaters and a cot and high chair may be available. Outside the garden area has its own bbq, table and chairs and a fpatio area alongside the courtyard where you will enjoy a glass of wine.  

This vast region of France is one of many contrasts, enjoying a verdant landscape, yet second only to the Mediterranean coast in hours of sunshine. Comprising four departments- Deux Sevres, Charente Maritime, Charente and Vienne, it is steeped in history with mediaeval (especially Romanesque) churches and sculpture much in evidence. The region stretches from the Atlantic coast ( La Rochelle, Royan) through the Marais Poitevin (Venise Verte) and its network of waterways, to the Charente river meandering peacefully through picturesque towns and villages, flanked by vineyards around Cognac, on its way to the sea. Sauze Vaussais closely borders the Vienne and Charente it is asmall village within easy reach of the N10. Markets are held each Thursday and Saturday. There are banks, Post Office, shops , two pharmacies, hotel, bars and restaurants. Tennis, mini golf and public pool are within ten minutes walk of the gite.

The gite comprises 4 bedrooms in total; 2 double, 2 twin and 1 cots, 1 of the bedrooms with en-suite facilities. . This gives room for up to 8 people. Bed linen and towels are provided for your use.

The gite has 2 bathrooms and 2 WCs for your party's use.

The gite has television dvd. The music system will play cds, radio. Recreational activities available with the gite include table tennis.

There is room for 8 in the living room and 8 in the dining room. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, a clothes drier, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

The property has a wide-door ground floor bedroom. The gite's second shower room is also ground floor, of "wet room" style, with a wide door and shower stool if required. There is level access to all site facilities including the terraced swimming pool. 

The gite is in a very quiet area. It has access to a shared swimming pool, a east facing garden, a west facing patio area, interesting views, a barbeque. If you are driving there is private parking with the outside areas of the house having external lighting.

The gite is right beside swimming, walking, cycling.

Close to the gite you will find tennis, historic sites, a theatre/cinema, a restaurant.

Within easy reach of the gite you will find fishing, horse riding, golf, a zoo, a themepark, a food shop.
