Our villa is on the prestigeous Hampton Lakes Community where you have free use of all the on site amenities including Swimming Pool, Basketball, Volleyball and Tennis Courts, also 2 childrens play areas. The villa is situated very close to all of these facilites, it comprises of 2 living areas:

THE DINING room with a large table and 8 chairs, 2 sofas and occasional tables. The FAMILY room has a sofa and sofa bed, coffee table, 42 HD PLasma Cable TV, DVD and CD player. There is a telephone with free national and international calls (USA, Canada & Europe, land lines only) along with wireless internet access, this room leads to the pool area via patio doors.

The KITCHEN is off the family room and is well equipped with American fridge with ice maker, cooker, microwave, dishwasher, toaster and ample crockery for more that 10 people. There is a breakfast table with 4 chairs and a breakfast bar.

The UTILITY room has a washing machine, tumble drier, vacuum cleaner, iron and board, mop & bucket etc.

THE BEDROOMS are spacious and all decorated to a high standard. The master has a king size bed, ensuite bathroom, walk in wardrobes (this room overlooks the pool) and a TV. The second bedroom has a queen size bed and built in wardrobes. The 3rd & 4th bedrooms have two twin beds with built in wardrobes. All bedrooms have side tables and radio alarms. TV/PS2.

THE POOL and surrounding area is floodlit at night with a large deck and a 28 screened heated pool, there are sun loungers and patio furniture. Also a pool blanket.

THE GAMES ROOM is brand new this September (06) and has a pool table, foosball table, electronic basketball and electronic darts. There is also a BBQ.

All linen and towels are included (Pool towels also). 

We have a management company on hand should you require any assistance and there are instructions on all appliances at the villa. We have many restaurants providing a delivery service and have these menus at the villa also. There is a Pubix supermarket across the road and a large Walmart about 5 mins from us on HWY.27 (open 24hrs) 

There are about 73 golf couses in Orlando many of which are very close by, (Champions Gate less than 10 mins) and rates vary from $15 - $100 including buggy. There are many golf outlets with great year round bargains.
The shopping malls are numerous, the Premium Mall on the I-4 is only about 15mins., Florida Mall 25mins. Beltz Outlets and MIllenium Mall around 20mins. 

The renowned Highlands Reserve Golf course is across the road from Hampton Lakes, Champions Gate is 5 mins drive, with many more courses within 20 minutes drive.

The villa comprises 4 bedrooms in total; 2 double, 2 twin and 4 cots, 1 of the bedrooms with en-suite facilities. The property also has 1 double sofa bed located in the Family Room. This gives room for up to 10 people. Bed linen and towels are provided for your use.

The villa has 2 bathrooms and 2 WCs for your party's use. Air-conditioning keeps the villa cool. Central heating keeps you snug and warm.

The villa has television dvd, satellite/cable. The music system will play cds, radio. If you need to keep in contact there is a telephone for incoming and outgoing calls. Recreational activities available with the villa include a snooker/pool table.

There is room for 8 in the living room and 10 in the dining room. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, a clothes drier, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

This is a non-smoking villa

An additional charge of £5 per day which is to cover any extra cleaning and wear & tear.

All doors are wheelchair friendly, and villa is all on one level. 

The villa is in a very quiet area. It has a private south facing swimming pool, access to a shared south facing swimming pool, a north facing garden, a south facing patio area, a barbeque, a tennis court. If you are driving there is private parking and a garage with the outside areas of the house having external lighting.

The villa is right beside swimming, walking, tennis.

Close to the villa you will find golf, a theatre/cinema, shopping areas, a themepark, a restaurant, a food shop.

Within easy reach of the villa you will find a beach.
