We live in beautiful West Sussex, England but dream of living the Floridian lifestyle. We visit our Floridian villa at every opportunity - unfortunately it is not often enough!

Our first experiences of Florida date back almost 20 years! The way of life we discovered during our first vacations all those years ago was the start of a love affair which has lasted ever since. We stayed in hotels in the early days but once having sampled the luxury and freedom a vacation home provides, hotels became a thing of the past. For us, they could not compete with the cool air-conditioned and spacious home from home accommodation a villa provided. When coupled with a private swimming pool, inviting us in for yet another swim in its sparkling water after a long day in the sun, there was simply no comparison.

The decision was therefore made to buy Sarnia which enables us, and our guests, to enjoy all that Florida has to offer.

We are very proud of our Floridian home and invite you to enjoy the luxurious comfort it provides.

By the way, in case you're wondering about the name Sarnia, our surname originates from Guernsey in the Channel Islands and Sarnia is the Roman name for Guernsey!
 

Situated on a quarter acre lot, with floor space of over 2000 square feet, our luxury, four bedroom, three bathroom, air conditioned villa is comfortably furnished for a maximum of 10 people. It is tastefully decorated throughout in traditional Floridian style with an abundance of decorative greenery.

Beyond the large, fully tiled entrance area you find yourself in the spacious main living area which has a high vaulted cathedral ceiling with a large paddle fan and ample seating Access to the lanai and pool is via large triple sliding doors. High speed broadband internet access, cable television, DVD, VCR and a hi-fi system have been installed.

The modern fully fitted open plan kitchen has high ceilings and plants cascading from the high wall recesses. The kitchen contains an American style fridge freezer, full sized oven and hob with extractor fan, microwave oven, toaster, dishwasher and waste disposal unit. Adjoining the kitchen is a breakfast nook containing a table and four chairs overlooking the swimming pool. The property also has a formal dining area overlooking the attractive front garden.

Between the integral double garage and the kitchen is a utility room containing sink, automatic washing machine and tumble dryer, iron, ironing board, vacuum cleaner, broom, dustpan and brush and floor mop..The home is well equipped with ample bed linen, towels (you only need bring your beach towels - white towels are provided for use around the pool), flannels, crockery, cutlery and cooking utensils..

The Master Bedroom has been furnished with a queen size bed whilst bedroom two contains a double bed, the other two bedrooms (one having a Disney theme) contain twin beds.

In one of the two living areas there is a double bed settee enabling the villa to comfortably sleep 10 guests. There is also a formal dining area and, adjoining the fully fitted kitchen, a breakfast area.

The master bedroom has a queen sized bed and attractive light wooden furniture. This bedroom has cable television with DVD, its own ceiling paddle fan and the added benefit of access to the pool/lanai area. A hairdryer is also supplied.

Leading directly from the master bedroom is the large en suite bathroom. This fully tiled room features a double shower cubicle, large corner bath (also large enough for two!), 'his' and 'hers' basins with plenty of storage underneath and vanity mirrors and Hollywood style spotlights above. The WC is located in a separate room off the bathroom for added privacy. A large walk in wardrobe is also accessed from the en-suite.

The second bedroom has been furnished with a double bed and light wooden furniture. It has cable television, its own ceiling paddle fan, hairdryer and radio alarm. The second bathroom is conveniently situated next door and contains bath with shower, basin with storage underneath, vanity mirror and Hollywood style spotlights above and WC. This bathroom is shared with the first of the twin bedded rooms, which is decorated in a Disney theme – ideal for children.

The fourth bedroom, also a twin bedded room, has an adjacent bathroom containing bath with shower, basin with storage underneath, vanity mirror and Hollywood style spotlights above and WC. This area of the villa is separated from the main living area by a lobby with sliding door giving the occupants of this bedroom and bathroom complete privacy from the rest of the property. Access to the pool and lanai area is reached from the lobby area.

All bedrooms have ample storage facilities with plenty of spare linen. All towels and flannels are provided but please remember to bring your beach towels for use at the beach and in the theme parks. White towels are provided for around the pool.

Three televisions have been installed, one in the Lounge (with DVD and VCR)), one in the Master Bedroom (with DVD) and the third in the second double bedroom. All have been set up to receive independent Cable Television – different channels can be viewed simultaneously. DVDs and videos may be hired from local stores.

The private oversized private pool (30’ x 15’) and deck area is at the rear of the property which faces South West and therefore benefits from the sun throughout the day. The pool has easy to negotiate steps, underwater lighting, integral seating, a double fountain feature and is not overlooked. Electric pool heating is available if required or if you feel it necessary (e.g. during the winter months). The large covered lanai and deck area is equipped with luxury deep padded "Palm Casual" pool furniture (poolside tables, chairs, sun loungers and footstools). The paddle fan/light feature situated in the lanai means you can escape the sun during the hottest part of the day but also relax in the evening. Underwater lighting adds a relaxing ambience to evening bathing - what better way to unwind after a long day exploring the theme parks! The pool deck area is totally screened in fine mesh to let the sun in and keep the insects out and is surrounded by tropical planting.

Access to the pool is possible from the main living area; the master bedroom and the second twin bedded room.

A charcoal barbecue is also available (charcoal is readily avialable from local stores) and as a safety feature we provide non-breakable crockery and glasses for use when dining al fresco.

The air conditioning is set to 25 degrees Centigrade (76 degrees Fahrenheit). By keeping the external doors and windows shut, the interior of the house will remain at an even, cool temperature. The ceiling paddle fans will also help keep the house feeling cool.

For your total peace of mind the property has a fire alarm, fire extinguisher, fire blanket, security system, emergency lighting, smoke detectors and first aid kit.

Sarnia is a non-smoking home. For those guests wishing to smoke we ask that you do so outside. 

Doral Woods is a beautiful and exclusive small development of less than 250 homes surrounded by green belt zones and pine forests situated just south of Kissimmee on Poinciana Boulevard. It is 15 minutes from Downtown Kissimmee, yet only 20 minutes from the main gates of Disney. Only an hour or so away from the miles and miles of beautiful beaches at St. Petersburg on the Gulf coast or Daytona on the Atlantic coast, Doral Woods is the perfect base for your Floridian vacation.

The complex itself contains a floodlit tennis court, a sparkling community pool and a peaceful setting to add to your recreation, relaxation and peace of mind.

A car will be required and approximate driving distances from Sarnia to local attractions and amenities:

* The main Gates of Disney World are a 20-minute drive away, as is SeaWorld.
* Universal Studios (including Islands of Adventure) are 30 minutes away.
* Busch Gardens near Tampa are about one hour's easy driving away.
* Just 5 minutes to Horse World Riding Stables where you can ride western style on 750 acres of beautiful sandy trails. The trails are natural and undisturbed with a lot of wildlife roaming through out.
* About 15 minutes to Southport where you can take an airboat ride on Lake Tohopekaliga (or Toho for short!) and see Floridian wildlife including the alligators!
* Fishing is also available at Lake Toho, part of the Kissimmee Chain of Lakes, which produces more bass over ten pounds than any other lake in the world (fishing licence required).
* The Poinciana Nature study centre is 5 minutes away and offers numerous trails winding through natural swampland offering beautiful views out on to a lake.
* The Disney Wilderness Preserve with its hiking trails, tractor rides and opportunities for learning about and spotting wildlife can be found at Poinciana just 10 minutes away.
* Golfers will be delighted that Kissimmee Public, Kissimmee Oaks and Sol Vita golf are close by
* less than 10 minutes to two Walmarts (open 24 hours).
* Highway 192, with its many varied restaurants and shops (including the renowned Flea Market) is 10 minutes away.
* International Drive with its numerous shops, restaurants, designer outlet malls is 25 minutes drive away. The huge Beltz shopping malls are situated at the far end of International Drive, about 35 minutes drive.
* 15 minutes drive will take you to the nearest major shopping mall Lake Buena Vista Factory Stores on State Road 535 at the top of Poinciana Boulevard.
* 7- 10 minutes to Poinciana, where you will find Winn Dixie and Publix supermarkets (open 24 hours), restaurants, fast food outlets, video hire store, liquor store, post office, bank, medical centre and gas station. Pharmacies can be found in the large supermarkets.
* less than 5 minutes to a Seven 11 garage and convenience store.
* There are many churches in the area all within a short driving distance.
* 25 minutes from Orlando International airport.
* 60 minutes from Sanford and Tampa airport.
 

The villa comprises 4 bedrooms in total; 2 double, 2 twin and 1 cots, 1 of the bedrooms with en-suite facilities. . This gives room for up to 10 people. Bed linen and towels are provided for your use.

The villa has 3 bathrooms and 3 WCs for your party's use. Air-conditioning keeps the villa cool. Central heating keeps you snug and warm.

The villa has television video, dvd, satellite/cable. The music system will play cassettes, cds, radio. If you need to keep in contact there is a telephone for incoming and outgoing calls.

There is room for 8 in the living room and 8 in the dining room. To prepare food you will find a cooker, an oven, a microwave, a fridge, a freezer, a kettle, a toaster. You will also find a dish washer, a washing machine, a clothes drier, an iron and ironing board. The owner has also provided cutlery, crockery, glassware, cooking utensils.

The villa is in a quiet area but you may hear occasional noise. It has a private south facing swimming pool, access to a shared south facing swimming pool, a south facing garden, a south facing patio area, a barbeque, a tennis court. If you are driving there is private parking and a garage with the outside areas of the house having external lighting.

The villa is right beside swimming, cycling, tennis.

Close to the villa you will find sailing, boat hire, fishing, flying, walking, mountain biking, horse riding, golf, historic sites, a theatre/cinema, shopping areas, a themepark, a restaurant, a food shop.

Within easy reach of the villa you will find a sports center, scuba diving, a museum, a zoo.

Cocoa and St Pete's beach are approx 1 hour's drive away.
